Are you taking clients to homes before you see a pre-approval from lender? How do you control the number of showings for clients and when?

No I rarely go out before a pre-approval. For controlling the showings, I use property evaluation forms to make sure we are keeping their wants & needs intact so that way, I'm only showing them the properties that will most fit them.
