Hackney, Camberwell, Elephant and Castle used to be the 'Todays Barking' These areas now such as Camberwell & Hackney are unaffordable to buy! If you read some of the articles they all mentioned about Barking as an upcoming area to invest. Might no seem like a good place to live now but down the track could be a very intelligent investment.

The part about Hackney is very true. I personally don’t know about the other areas however my father bought a huge house in hackney many years ago, back before when it was a complete crap hole. Now that same house is well worth over two million. Granted it took many years before it became valuable but yes this is completely true. Now we have another house in Newham. There is construction everywhere and they are constantly updating everything in my area. After living there for 8 years, it is slowly becoming better. Hopefully in 10 years or so the house will also become more valuable.

One thing that attracts me to London is that it is a classic car heaven city. I'm very much a classic car man & London is the best place for it. If I could the outer fringes of London would be for me as the capitals classic car hotspots would still be within easy reach. No other UK town or city can offer that.

A lot cheaper than Barking & Dagenham is Thurrock. Check out the prices in comparison, and just up the road. Purfleet-(on Thames) and Grays are getting a lot of investment. It can't be long before these prices go up dramatically.

I bought my flat in Uxbridge 1,5 years ago. I paid 215k for a 45m2 studio on High Street and I love it! I only regret I didn't buy two years earlier as at that time I was living the fear that 'I will never afford to buy in London' which was clearly not true. On the other hand now I know I could buy a house in Manchester for half of this price 🙈 BTW I'm an EU citizen living only 5 years in UK so I really find it a joke when Londoners in their forties are saying they can't afford to buy here.

I used to live in Kings Cross, it was a dump, drunks everywhere (most from up north), prostitutes especially after 5 pm, curb crawlers, druggies and drug dealers plus rough sleepers... I had to move away when I got mugged and beaten coming home from work one night... how things have now changed...I do miss the old place sometimes however

Ollie | The same risk is true of ALL poorer areas of London. Deprivation fuels crime and dysfunctional families promote gang lifestyle. If you buy in a cheaper area of London, THAT is what’s on the menu. I lived in London for 35yrs. Absolute hellhole of a place: overpriced, overrated and full of rudeness. I moved into the Home Counties and I’ve NEVER looked back. Anyone buying in London is a mug.

Most of the places you mensioned are not low in price because of there infrastructure but you can hardly find people buying houses in those places coz they are the highest in crime and the decaying people living there made it a real shithole , you can barely notice you are in london

I doubt you could afford to live in Croydon, Redbridge or Newham, they are boroughs with 10's of 1000's of streets from million plus properties to bedsits. There's more crime in Westminster than those outer zone places, I've lived in London for 48 years, unlike you I suspect.

@@marialuisamckendry6476 hackney is particularly bad, so is Waltham Forrest, I have no bias, ive lived all over london the last 10 years and I agree even in Fulham and Chelsea there are criminals and drug dealers all over, but east end (particularly Bow, Hackney and waltham forrest) is particularly bad for bystander violence compared to west.
