This is a conversation I've had for the past 14 years as a mechanical field tech and controls technician. Good job. One of the hardest things to do is figuring out the most useful data to display on the UI it seems simple enough but when your running around knocking jobs out and no one senior above you thinks about these things...It just isnt done.

I have trained about 45 BMS service techs this year on advanced BMS maintenance (24 hours live with me plus homework). And, I can tell you one thing, they are busy, and as you say, they want to do better, they just do not have time. - Lots of service small project work. - Actioning 3rd party analytic events. - Long list of things to fix. - Poorly commissioned new projects that run like shit. - Paperwork. - Preventative maintenance. Etc. We need BMS companies to change how they sell/offer service. We still quote and schedule service activities the same way we did 20 years ago. So yeah, I hear you.

I agree we have given a lot away to the analytics companies, but putting myself in a building owners shoes if someone told me I could have a system that analysed the performance of the building controls and looked for opportunities to optimize, would you give that job to the incumbent controls provider or get an independent 3rd party to analyse the system? I think the better approach is to encourage building owners to proactively engage analytics from early on, and work with them from the start. As you said analytics needs BMS, and team work makes the dream work. The chances of getting work orders approved for system enhancements approved that a 3rd party has also recommended are significantly higher.

Sure, there are a lot of ways to look at this. There are situations where technology is the only scalible solution. But, if you have a large protfolio of buildings, say, 30, that analytics subscription service is going to add up pretty quick (and it's forever). At the moment, owners go else where becuase they are not getting a great service from their incumbent BMS contractor. But, it doesn't need to be like that. That service tech is already going to site, just do good stuff while you are there. We shouldn't need a third party to police the BMS company (although I have earned a fair bit of money doing exactly that - LOL)

In todays world, if your chiller is cycling on and off you've got the wrong one/system. Id say in most instances, the info will be coming from the chiller tech saying his chiller has high start/stop ratio. If not, you need a new chiller tech or better maintenance system. Why does the chiller need to go off to reset setpoint? You can just adjust setpoint over HLI or low level whilst its running, you have just added another start/stop and most chillers will actually change the setpoint according to its specified rate of change. And id also like to see you allow return water of 14+C, which is also 14C supply water, and not get temp complaints by the time certain chillers have gotten back up to speed. Then, depending on chiller size/ style and turn down will really depend on if the chiller can run at low loads. Increasing setpoint to 10C will do nothing if the chiller min capacity is 500kwr and you have 300kwr of load in the field. Another issue is cheap air cooled fixed speed chillers, not much you can do with fixed capacity stages, its about finding a happy medium of starts/hours to comfort. Ive seen far to many times chillers cycling off due to poor change over sequences, especially in primary/secondary loop systems.

Yeah, but nah.....maybe ok for a commercial application, but something like a hospital where humidity control is paramount, stable 24 hour CHW temps are required Agree that low load is where most chiller plants often struggle to perform with resultant poor COP
