When I was there the main thing was lack of training and too much work load. The too much work load part came from the fact people kept leaving. As a fresh grad at the time this was very difficult to deal with

I agree lol I'm an ESD consultant now but before this I was a BMS Service Engineer for a couple years we never really were told these things so naturally never thought about them. Only when I transitioned to ESD consulting I had to learn these these things

Hi Bryce, what happens with the compliant OA rate when the FCUs or VAV boxes fed from the central AHU goes to heating and the SA rate drops? The OA rate will also drop Lower than design while the occupancy is still at design in heating mode.

The faster temperature setpoint adjustment is KEY in limiting the static presseure and temperature resets from fighting each other.

I think I also can do chiller bypass(in case low flow) +pump speed set to maintain minimum flow, and there is field bypass for overpressure, say 250kpa. How do you think Bryce?

Aren't these motorised dampers specified the fail safe in a way that favors fire mode operation? And secondly as per AS1668.1 all wiring to smoke exhaust systems should be fire rated and be controlled by the FFCP so this should be an issue.

Hi Bryce, you are such a great BMS engineer thinking out of the box every time and for every control loop we have. I am a BMS engineer too working around for 10 years. I have started watching your videos just recently and it is opening my eyes, ears, and brain every day. Thank you very much for doing that! For this particular video, I wanna say that most of the time I have seen that RA Fan flow capacity is less than SF overall (suppose full capacity of SF is 10k, then the full capacity of RF is around 8-9K). So in this case even if we maintain the same or slight difference in their speeds, we will always have some ventilation. And for sure we will never have any `no fresh air condition`. I don`t know if they provide the same capacity for supply and return fans in Australia. Also, we can have space/RA Co2 tracking for proper ventilation & energy savings. Anyway, I love watching your videos and learning more every day and I would love to work with you some day so I can learn even more from you!

Really enjoying your videos. I'm heatpump / HVAC industry, but there is huge value in what you're saying. Looking back 3 years ago at your chiller control videos, lots of issues that echo things we've seen on sites regarding low load, chiller bypass etc..

I agree with you, I think, the problems we face is that there's a skills shortage in the area's such as integration and cyber security and our industry isn't fast enough to recognise this let alone react to it.

In todays world, if your chiller is cycling on and off you've got the wrong one/system. Id say in most instances, the info will be coming from the chiller tech saying his chiller has high start/stop ratio. If not, you need a new chiller tech or better maintenance system. Why does the chiller need to go off to reset setpoint? You can just adjust setpoint over HLI or low level whilst its running, you have just added another start/stop and most chillers will actually change the setpoint according to its specified rate of change. And id also like to see you allow return water of 14+C, which is also 14C supply water, and not get temp complaints by the time certain chillers have gotten back up to speed. Then, depending on chiller size/ style and turn down will really depend on if the chiller can run at low loads. Increasing setpoint to 10C will do nothing if the chiller min capacity is 500kwr and you have 300kwr of load in the field. Another issue is cheap air cooled fixed speed chillers, not much you can do with fixed capacity stages, its about finding a happy medium of starts/hours to comfort. Ive seen far to many times chillers cycling off due to poor change over sequences, especially in primary/secondary loop systems.

Where do we start. I'm trying to get the electrical contractors to provide all LV services I see no reason that a highly skilled BMS team are building distribution boards and pulling in power cables. But I cannot even get rid of TOA switches on control panels. The BMS contractor just puts them and getting them to provide GUI instead is like pulling teeth. Packaged plant is awful, why suddenly have BMS engineers become unable to control an AHU, and getting an AHU specialist to site during commissioning is almost impossible. The MEP contractors save money on packaged plant and then expect the BMS team to resolve issues and get the package plant to work. I like you am so frustrated, all we can do is keep writing specs that call for technology and eventually we will move forward but it's hard.

The innovation level in BMS is close to zero, Trend in the UK is just an old tired company full of middle-aged white men. It's never been an innovator and their products generally suck. Most $20 Raspberry Pi's can outperform controllers they sell for over 10x the cost...

I agree with you Bryce. Consultants and engineers are being sold on packaged, pre-programmed units that are to be integrated. This will reduce many to just installers. The installers will likely be just electricians or HVAC techs. Cloud companies are also selling their products to energy management specialists that do not care to understand BMS down to control level and are mesmerized by widgets and the term AI, as in AI will write the setpoint and our graph will show savings so you can pay us. I have been to plenty of meetings and unfortunately this is my experience.

Cloud tech is riding the AI, ML, IoT marketing wave. But, not for much longer, people are realising the ROI is not there for the long term. Short term maybe. We need to fix the BMS! That is what we need to do.

Great post Bryce! Yes BAS companies heads berried in the sand... Do you ever think profit is the problem? IE., its a very profit decision making industry and if there is no profit in the evolution it is of no interest to the BAS manufacture...? I am waiting for something to rattle the industry which I hope would come about by something better, as evolved as modern social media technologies, open sourced, and free...

The best thing about the BMS/BAS industry, is that there are 100s of opportunities to be a hero. We haven't evolved much in 20 years. You are right. Wait until big tech (Elon Musk, Microsoft, AWS, etc) realises the value in controlling power in buildings and coordinating with the electricity grid, and discharging parked car batteries. Someone, will come along and disrupt the whole industry.

I get the Bms guys to use 110/240 step up transformers to commission FCUs months ahead of the electrical team.

Absolutely agree. Battersea Power station was built in this exact manner. The panel was software loaded off site and fully tested. The BMS was miles ahead of the mech team.

Yep, I have no doubt. This is a UK thing. Why is the rest of the world still so far behind? I think it is because Laing O'Rourke invested millions into getting this off the ground. I was working for LOR when I did this project in 2009.

Bryce, When using the Set Point Reset strategy, why are we flagging based on the damper position? A VAV can be at max cooling with the damper 60% open, depending on the Static Pressure in the duct. Considering all that, shouldn’t we flag based on % Max CFM ?

If the bypass valve does not open to maintain flow the chiller flow will trip on low flow. Our knock on effect is someone has to go reset the chiller, this costs money. Like your videos. If we can find the balance between not tripping and knowing when to open my bypass based on valve demand from my 2port valves vs. pressure control which doesn't seem to react in time to prevent tripping the chiller.

If you want quality quality cost time quality equals good reputation if the customer wants a cheap installation well i don't have to tell you what to expected if my morgag isn't payed on time your going to have a verry angry woman on your door step with her children and if shes angry then that makes me upset if you have a business it should be financially secure i know a way to make employees think there getting a good deal its easy my knowledge costs

Please explain how LDs would work in this case. It gets messy, and sub contractors wouldn't have the same common goal. They would be pointing the finger at each other. Because the next job, you might be working with another consortium. Can't agree with this strategy unfortunately. 😮

The problem is the short cutting and under pricing of jobs. The responsibility of the consultant, to ensure scope is clearly defined and tender assesment performed. When jobs are scoped and priced correctly, the resourcing will be considered prior to tender finalisation

In Australia, we generally do not have LDs with BMS upgrades direct to the client. I'd just write LDs out of the contract. The client can take it or leave it. I dont imagine these people behaving as traditional subcontractors, of course they are, but it's a professional team. But, in saying this, it is a concept, I haven't done this, and I'm sure, as you say, it could get messy and may not work.

90% of my professional development has been out of pocket. Cost of books alone has been in thousands and the money spent on classes, tools, controllers as well as software via verious sources probably close to over ten thousand dollars. But it has taken me from a simple installer to a senior conterols engineer working across the US and making a good living. Return on investment has been tenfold, basically a college level education tailored to my field and payed for myself.

That is a great example. And I think the top people that excel, get the best jobs, and make the most money, have done what you have 👍 I think that if you invest say, $1,000 per year. Your salary would increase more than the money you invest. So, for example, in theory. You send $1000 once, and your salary goes up $1000 every year.

Interesting views Bryce, I personally set my own PD budget and have always mentored my teams to drive their on PD journey, if the company can support that’s great, if not so be it, still a win for the individual in the long run either way

At least you are sharing your experience and mentoring others to invest in themselves. There are 1000s of young engineers out their who dont have an experienced mentor to guide them. I see so many young engineers, especially in smaller companies that don't have anyone to look up to. And as you know, when you start out, you don't know what you don't know. You don't know what questions to ask.

The HVAC industry conundrum Employers - we are not keen in employing graduates - "we invest all this time in training and mentoring and then they just up and leave" Employers - we cannot find good able engineers - need skilled immigration Employers - these skilled immigrant engineers need training Employee - the company does not mentor and develop my role, expect me to do it myself Employee - I feel unsupported Employee - Stuff you, I am off Employee - I feel unsupported Rinse and repeat ....not sure what can be done

Interesting/haunting viewpoint. Not wanting to have "Supertechs" seems like a weird statement to admit out loud. As if the bare minimum is all that is required or wanted. Unfortunately, pure-profit-driven companies disregard the individual. Acting as if an employe should work for a company for more than 25 years...or else why bother with them. I would argue that a lot of people leave companies because of minimum training and PD. Ultimately without proper training, paid by companies who can quite clearly afford it, this will only affect the customer negatively when all is said and done.

I know this guy well, so we talk freely. Our industry is in a hole at the moment. Both the company and the employee have different needs and neither is getting what they need. And you correct, the customer is suffering.

Yeah, but nah.....maybe ok for a commercial application, but something like a hospital where humidity control is paramount, stable 24 hour CHW temps are required Agree that low load is where most chiller plants often struggle to perform with resultant poor COP

I agree we have given a lot away to the analytics companies, but putting myself in a building owners shoes if someone told me I could have a system that analysed the performance of the building controls and looked for opportunities to optimize, would you give that job to the incumbent controls provider or get an independent 3rd party to analyse the system? I think the better approach is to encourage building owners to proactively engage analytics from early on, and work with them from the start. As you said analytics needs BMS, and team work makes the dream work. The chances of getting work orders approved for system enhancements approved that a 3rd party has also recommended are significantly higher.

Sure, there are a lot of ways to look at this. There are situations where technology is the only scalible solution. But, if you have a large protfolio of buildings, say, 30, that analytics subscription service is going to add up pretty quick (and it's forever). At the moment, owners go else where becuase they are not getting a great service from their incumbent BMS contractor. But, it doesn't need to be like that. That service tech is already going to site, just do good stuff while you are there. We shouldn't need a third party to police the BMS company (although I have earned a fair bit of money doing exactly that - LOL)
