Well Insurance Company dropped me and I got another insurance and I have gotten my insurance and the insurance inspector came out and look at my house and he said I was cancel again I said for what ,he said I need a new roof and I had to Pay $8,300 for a new roof before I can get insurance with them it’s crazy my house is only 12 years old. Listen, the bottom line for Florida is that you will not be able to live there unless you can self-insure. That means you will either have to be an. Ultra wealthy person or. Large investment firm. It doesn’t seem to me that anyone really cares much about the little person in this unfortunate situation, so the days of retirees living cheaply in Florida are over.

I left Florida after Hurricane Andrew and have not been through a storm now in 32 years. If you want to play you got to pay. I'm in beautiful Sedona, Az and my insurance is $2K a year. If you live on a swamp in a historically documented storm area you get what you've chosen.

My cousin lives in St. Petersburg, Florida in a non-flood zone a couple of miles away from the beaches. His house is constructed of cinderblock stucco, and he had extra straps put on the roof rafters way beyond the current code. He made sure that his new roof a couple of years ago Was properly nailed down. As soon as his mortgage was paid off, he dropped all insurances except for fire. His insurance and living costs are relatively cheap as he said he can take his car and drive to the beach. Spend a beautiful day on the beach, then get in his car and enjoy his nice home. His area did not sustain any damage from Helena or Milton. my old home shore acres had 4 feet of water this time. I’m so glad I moved to Northern Georgia. I know that everybody wants to pay just $500 for property insurance and would not hesitate to demand a new $25,000 roof after our hailstorm. Do you really expect the insurance companies to pay for that? What are you all gonna do when FEMA gets even more defunded , just remember all that junk that was picked up in front of your house by the city was paid for by FEMA. Within a couple of years, only the rich will be able to afford to live on the coast.

My prediction is there will be separate policies for roofs as there is for flood. The roofing industry has been taking advantage of insurance companies and homeowners for years. Lots of new roofs are on homes financed by insurance companies where new roofs were not needed. You can’t expect to pay $3000 for insurance and then get a new $20,000 roof after a “hail storm” or “wind uplift” on roofs that are only 5 to 10 years old. Conversely insurance companies shouldn’t force homeowners to replace their perfectly good 15 year old roofs in order to insure them.

If you don't want to spend massive sums on insurance in Florida, you have two choices. 1. Own your home outright with no mortgage and "self insure" for the times when the roof is blown off or it floods because Florida swampland does not drain or both. OR 2. Move to a different state.

This right here. If you're insured, you're in a pool that subsidizes the poor decisions of multiple others. There's $500 - $750K houses going up in a floodplain about 3 miles from me where I've seen water stand 10 feet deep for over a month during seasonal rains. Just pile up enough dirt to build a pad.....never mind it may not be accessible and the foundation will fall apart due to soil saturation. Yet my risk is co-mingled with theirs and my premiums subsidize their multiple perpetual claims.

Not in Florida. Roof's are replaced on average every 3 to 5 years by insurance companies and if they don't pay, suits are filed. Maintenance policies are expensive these days.

Mine is paid off and I told the insurance company to take a hike when it came up for renewal. Their requirements are insane and they are trying to find anything to make you pay more. ALSO, what they do cover at their extortion rates is lower than the home value and have a lot of exclusions. ON top of that, the taxes are stupid high. I am selling soon. I will move around and rent or live with relatives before buying again.

I'm from an old school I don't like going to anybody else for anything. I was thinking about buying a house years ago but after seeing everything that happened with 9/11. I said no more and it's not going to happen again. 911 cost me a lot of money and I started downsizing. The 911 collapse was huge. I could not see living close to water like a lake, stream, River, Creek etc. Living by water could always be dangerous. Even in the mountains hurricane Helene climbed up 3,200 ft above sea level in the North Carolina mountains and literally washed the place away. And that hurricane start it out in Florida and what about 600 miles up the road into the mountains with landslides and water. Florida is nice but living there is very dangerous. I may vacation there in my hidden mobile tiny home. But I'm ready to go at any moment's notice. With these fires, floods, hurricanes, tornadoes, hail, snow inns,, typhoons, droughts, extreme deadly heats and more. Anything can happen but some places are at more risk than others. When they decided to shut America down because of covid (A Flu) for about a year. Can people didn't have to pay rent for 6 months all the way to a year and a half. Literally put thousands and thousands of people out of a home. And that's when massive super inflation started taking off. Trust me I seen stuff like this years ago people are not going to pull together and fix anything. They're too busy working trying to pay bills to keep the lights on. The only way you will get a politician to listen is if you're paying them. And for most people they don't have that kind of money. Poli tic ians are truly the trash and the filth of America. The things that are happening are all by design. Read the UN agenda online you can't read it all because it's thousands of pages. But you can basically see what they're saying they can pretty much do anything! And in today's time November 2024 we all see this. And no matter who is president they won't stop this new world order. This is not just America this is a worldwide thing that's taken over about 96% of countries in the world.

You think that's bad, you should do some looking into how the flood rates have changed since 2021. The federal government changed the way that they rate flood risks and many homes close to water went from $600/yr to $6,000. That could also have a huge effect on the real estate market.

I was born here in Clearwater, FL, 1958. My mom and and dad was born here in the 20's. This was a great place to live until everyone from up north decided to move down here since the 60's. Now this place is so crowded, when a bad storm hits, there's more people in the way. It get called climate change. It's not climate change. The only thing that has changed is that everyone wants to live here and bad things happen to more people when a storm hits.

Not totally true. Blaming northerners for all the Florida issues is a cop out. They spent decades up north paying off a home & they had very good equity when they sold it. Drive around Brandon, Riverview, Wesley Chapel etc & you will see almost all new subdivisions that have homes 10' apart. I live in Dade City & there is almost 0 storm water drains in the streets. Existing homes are a lot more than 10' apart & have good size lawns (Older parts of the same cities that I mentioned above also have it). I have read many studies that have shown rainfall increases of about 1%/year for many years now.

Actually, there is an insurance industry clearing house that shares the insurance history of all homes. The claims stay with the home. Always check the clearing house (via a quote on the home) before committing to buy. This is a key reason to carefully consider whether to file a claim on your home. A long claim history can make the home sale-proof.

Years ago the Governor of Florida (cant remember which one) told all the insurance companies that they had to provide home owners insurance if they wanted to do any type of insurance in the state of Florida (ie car, health etc). This stopped home insurance companies from pulling out of Florida with home insurance. It also allowed from home insurance (all insurance) to be set at a reasonably price because of all the competition. Gov Desantes Im afraid is in the pockets of the Insurance companies (just like Obama was). Gov Desantes was the one that allowed for the difficult to sue a home insurance insurance company now. Deleting a 100+ year old law that allowed for a insurance company to have to pay for the plaintiff's lawyer fees if the plaintiff (home owner) won in court if it was proved that the insurance company did not pay out the proper amount of insurance claim value. We need to start a petition in Florida to stop this insurance corruption. Now Gov Desantes is allowing for Home insurance to go out of business and not have to pay their liabilities. Then after some time these same insurance companies start up new insurance in Florida and run the same con once again. its SHAMEFUL. DONT trust ANY politican. BOTH sides are corrupt & in the pockets of BIG Corporations NOT working for the citizens. So sorry this happend to you & your family, its SHAMEFUL and feels so fraudulent. To get out of this homeowner insurance rat race con game PAY OFF YOUR HOME ASAP. take a second side hustle etc and then self insure your home by building up a home reserve fund (just like condos do) to pay for any home unexpectedly cost such has hurricane damage etc. We home owners have to think outside the box to beat these insurance companies & politican con game.

We're out of here. It's not worth the headache anymore. There are too many moving parts that have made this state wreak of sulfur. DeSantis didn't fight for the residents of Florida. Instead, he had his hand open. We're aware that corruption is everywhere. But, it's become overpopulated here as well. Ha! We just received a letter from the city water stating that when we built our home decades ago, it might have lead pipes. It doesn't, so they labeled us as "unknown." The year prior, their annual analysis of the water testing was horrible. It's one thing after another. Good ole boy farce and sham.

Is there a Florida state or regional entities that does a storm drainage or flood review before builders are allowed to build new subdivisions. I am in Houston and our county is in a flood control district which have some ability to upgrade drainage systems etc. it is far from perfect but does clean out , cut grasses in these ditches. Etc

I have a 50 year Owens Corning non prorated roof. It has extra prep and nails done on it, which is why they give the 50 year guarantee. I'll be damned if I replace it after 15 years. Good thing I live in northwest GA.

Roof covering warranties are highly contrived sales pitches. If you read that warranty closely you'll find dozens of weasel words giving the manufacturer an out or passing the problem to the installer who is more than likely nowhere to be found. One nail out of place? The whole roof is now out of warranty......

This is such bad information. You should stick to fishing and talk to an insurance agent that knows what is going on in the industry. Mis information is hurting tons of people. That's also not why mortgages are increasing at the rate that they are. It has to do with their escrow account. Citizens has always had the takeout clause. This has been law for at least 15 years.

Thee Govenor need to fix this crisis especially the older homes, once the home reach 30 yrs old you cant get insurance undeer $9,000 yr even if you do roof,electrical, impact windows & garage doors etc etc.

Citizens is only a bridge insurance to get you through the time between your prior insurance and another. It was never meant to be permanent.

I'm in destin, Not on the water, Never had a claim since i built the house in 1987. Think hurricane opal. Been let go by three ins. companies, Now I have citizens ins. I got the letter about the within 20% rule. I'm at 4000.00 now plus flood ins. It's not much fun paying High ins. premiums because people build on or to close to the water and there house gets destroyed.

We live in Florida and they told my sister she had to put a new roof on and she did and she still had to go through hell for them to renew her insurance. I want ahead and replaced mine because it was 10 years old and I didn’t have the money to do it, but I did it.

Not too long ago I inspected a house built in 1996 when wind mitigation requirements were much less stringent. The cost to update was $64K on a $300K hose, not including repair/replacement of collateral damage to interior wall and floor coverings.

@@jeffspencer6974 I replaced 20 windows a roof, garage door, and 3 doors for about 45k, all hurricane rated and clipped the rafters. 1300 sqt sfh tampa bay. 64K sounds pricey.

I live in small town Iowa in a 120 yr old 900 sq ft house and my insurance went from 800 to 1900 after getting a new roof after a baseball size hail storm. Sucks but nice to have new roof i guess cuz it was getting pretty old

Therein lies the problem....too many homeowners ignoring maintenance and repair, expecting the insurer to pay full cost to replace a roof that's 10 years beyond its service life. As a real estate inspector I see 4 or 5 houses just like that weekly.

What about all the people living in the mountains who may have to move because they’re unable to pay the triple rates of fire insurance? Some people just live in certain places for generations! I doubt that many live there because of the scenery! Government intervention is needed!

A shingle roof should last as long as the warranty, some shingle roofs are warranted from 20 to 50 years depending on the shingles tile used

Nailing schedule not followed by installers, even on one shingle.....warranty voided. Cap shingles, ridge vent or underlayment incompatible with manufacturer specs (to include products meeting specs but wrong brand).....warranty voided. Wrong sealant at flashing or the owner repaired a small leak with FlexSeal or Blackjack.....warranty voided. Bacterial growth (Gloeocapsa Magma) not cleaned from roof regularly.....warranty voided. The list goes on. Reliance on a shingle warranty is a false sense of security.

What a whiner. Insurance companies aren’t charities. They are for profit companies. Someone builds a house on a beach. It’s not the insurance companies problem if you built within a storm surge zone. If the house has a 5 percent chance of being destroyed next year they need to charge 6 or 7 percent of the cost to rebuild the house. That’s $24K to $28k per year. Make it 2.5 percent, then $12k to $14k per year. That doesn’t count fire, a pipe breaking, a tree falling on it or any other perils. Think they’re charging too much? Found a mutual insurance company.

My insurance Doble in to years .i do not leave on a high-risk area, but i paid for the ones that do that. That is what makes the The whole situation is unfair. If you're living on a beach home, then you should be able to pay .i shouldn't have to subsidy yours . If you are buying insurance in florida, make sure you read the fine print .
