To be honest with you you're looking more like 108 give or take. Site conditions and size of the addition will determine the final cost.

A garage conversion without a footing or stem wall can end up costing more. A standalone can be just a little bit more but it will be a new ADU. Site condition will determine the final cause and also we'll be able to give you all the options possible based on the ADU laws and city current provisions
