Awesome. So many people think you have to give up all your garage to get what you did. I lived in Diego for awhile as a handyman doing small repairs. I hated where I was living but rent as it was kept me there. I had to do something about it. So I got to thinking about an elderly couples circumstance. And when I went back out there to fix a leak and replace a faucet, I took another look in their garage. When I was done an paid, I said, "recently I just finished re-organizing my sisters garage and she had more stuff that you guys do. In fact, what I did was I emptied her entire garage, steam cleaned her filthy concrete floor and added a concrete leveler and shaped it to prevent water from pooling in the front corner, which it was doing. So now water doesn't even come in during a heavy down pour. I told them I did so much more but ended it there. Then after some tea, I politely asked what do they use their garage for? They said, go look. There was stuff 50 and 60 years old, most of it novelty stuff. And the man didn't give a rats as about any of it. But the misses admitted that she doesn't use the garage anymore for much of anything because they are of an age a good time is a snack and a nap. So I said, after looking at all of it, thinking that I pay $1350 for rent, I said, "I would like to rent your garage for $700 a month". But what I'd really like to do is to fix it up as a rental so when I do move out, you can keep the income coming in. The looked at each other and said, "what about the stuff." And I said, you have a space on the side of the garage that full of weeds. I can easily put a nice big lean too shed with windows and more shelving than you have in your garage. And once we throw out some stuff you might want to rent me half of that space too. Now the garage had a tiny lean too on the other side that was one more breath of caving in. It was filled with the rustiest tools you ever seen. They said they have a shitty gardener that they have to always tell him to clean up better. So I said, I'll remedy that as well. Then I added, I can rebuild that lean to and rent it as well. I'll even clean up the tools and keep them there. So all and all if I utilized the lean to well, I would have about 75 more square feet than I have right now. In the end, I had a very nice quiet one bedroom apartment with one personal shaded parking space and a lot of street parking. Win Win Win.

Total cost is $1900. If he rents it out , let’s say $600 a month to stay on the cheap side, after 3 months it will be profit. I say it’s a good investment.

Great video! when I do garage conversion I put vinyl flooring on to of the concrete slab. The Plywood and floor joists are a good idea in theory by your going to lose 6" on roof line.

Great idea .. my opinion you should have got a side mount garage door opener.save yourself that box. Other that that good job looks like something my Mexican family would do. And rent it for $2000 here in California.

I Use garage Door only when i take my motorcycle out. there is a door right outside the new room (inside garage) to get into main house. i use that door and come out of main door in house.

I did notice the portable AC unit next to the window for anyone concerned. I think this is for family members who can use the bathroom inside the house. Most houses have a garage door leading in, lol.

Perfect for elder teenagers, young adults or even for extra cash rent a room. This is genius. I love it. You can even put a mini fridge and a microwave to make it more independent. I give that a 8/10.

He did not install any shower or bathroom. and did not change the floor layout of garage . So no problem. Still as it is on the original floor plan. Wirh a makeshift wall. Its allowed. And workmanship is perfection

No W W, the thing people don't understand is that when structures are built that are unsafe they are unsafe for the life of the structure and not just the current occupant. It may be livable but is it survivable. If they don't have a sharp home inspector they pass on these very very unsafe conditions to the next occupant. Nobody is saying a homeowner cannot do the work but get a permit and inspection for safety.

Not sure if your aware but you can get a garage door opener that mounts on the wall to the side of your garage door. Would have let you avoid d aling with the box build out for the current opener.
