My gramma had one of these when u was growing up! She let any family member down on thuer luck stay there until they could get back onthier feet! Then as she aged she lived in the "little house" and her daughter moved into the main house. I think that is why I'm always dreaming of finishing my garage into a little house!!

The DIY garage conversion is a great option to consider for house hackers, first time buyers, new investors and the like. If you have zero construction experience, find a friend, family member or builder in your network that does and start asking questions. All you need to duplicate this affordable strategy is the right instruction, the right tools and the right mindset... Oh yeah, and a place to store all your stuff that use to take up space in your garage :)

I'm living in a brand new 1000 sq ft adu with no storage, no closet for winter jackets, no linen closet, no cabinet space in kitchen, and I have to leave the kitchen to turn on a kitchen light. Terrible waste of space with beautiful cathedral ceiling in one long bowling alley room. Grateful I have a roof over my head but can't believe what a waste of space with no design.

I just can't wrap my mind around the plumbing like sewer and how to stop water from freezing if I run a water line from the house

@@lisaln3987 I went over the top here. We trenched a line 2 feet down. To the garage. We have insulated the water line and dug under the foundation to connect it under the house (crawlspace) unfortunately I couldn't go under the garage because of cement slab. So here is what I did. Wrapped insulation around the pipe where it came out. Then I bent a U shape about 4 inches on all 3 sides. Sprayed spray foam on the pipe then spray foamed what I made in the u-shape and mashed that down on the pipe. There is about 5 inches of foam between it and the outside. I wish I could post pictures on here for visual. I basically tried to over due everything regarding possible freeing. It turned out good. The sewer runs right under my garage so that was renting a cement cutter and a jack hammer to lay out everything how I wanted. We just added a mini split and that added $1700 to the total cost. Also I made my 16 foot garage door into a 6 foot insulated garage door with a side mount motor. I did this for 2 reasons. I want people to think it's a garage still and just in case down the road, if we want to add a French door or a sliding door then it's already the exact size for it.

They used the same equipment, piping, underground drainage system just like a regular home. If there is heating in the unit, there should be no concerns about pipes freezing.

W/D is key. I will say that when possible (a closet depth of 34" or more) use a two piece washer dryer. That way if one of the two breaks or needs parts, you can bring in just that unit. I had an extra attached combo in my shop, that is way there is a single unit in this closet.

Which ADU is at 5:40 in this video? Is there a video specifically for that ADU? Love that concept!!!!! Going to try to sell my architect in CA on that concept for my 2-car garage conversion to ADU. The issue with ADU's is if you're looking to scale depending on your market... they won't be able to offset your mortage/count as income without two years of rental history and properly filed taxes. Whereas a MFH - the other side of a duplex for example... will immediately. This in the long run could kill your DTI.

Good points to scale options but in this case we are simply adding permitted sf to the property. This strategy works best for the house hacker, new investor, investors priced out of small multi fam and first time buyers (new fed rules on 75% rents to dti for owners occ ADUs)

@@kenjifugimoto you will have to have a years worth of profitability from the unit itself to count against your DTI… shown in your taxes filed. You can’t just rent it out immediately and then offset it next month.

This price is obviously not in CA. Just the sewer line alone is $30k and that is not an exaggeration. If we could get an entire ADU done for $30k, it would be a dream but it is not possible to get close even if we do the majority of the finishing work ourselves. Would be great if anytime someone quotes a price on these videos, they also tell you the location. 😊

Thank you for the comment, it brings up a great talking point. It is very important that we become well versed in our local zoning and building codes. It is also of utmost importance that we pull the proper permits and call for all require inspections, especially the final inspection and C of O.

In southern California / LA, ADU now costs $250-300 per sqft to build. 400sqft will cost you at least $100K. 🥲 I wish I had a contractor uncle lol.
