Another great video you do a real good job. Nice smooth camera work. And everything explained perfectly . One big question did buying a house with vinyl siding concern you at all? We are coming there for our second lifestyle visit in July. Not sure about the vinyl sided houses we do like the floor plans. And of course the prices are great , looking forward to your thoughts on the vinyl not sure how it would hold up in a major storm.

Congratulations and Welcome fellow Villagers! You'll love the Patio Villas Community! We sat on lawn chairs for 4 months waiting for furniture to arrive. Some bathroom fans are two speed. If you discover that your's are not keeping up switch it over to high speed. Peel the stickers off of your water heater before the heat deteriorates them and they're almost impossible to remove. The rain sensors are so-so. It's much easier and more economical to use a Rachio system. Ours paid for itself in water savings in less than a year. We have no carpet and the echo was terrible but as you said it gets much better when furniture and other sound absorbing items are added. Cody's is always good, one of our favorite places to hang out for sure! Hope to run into you two sometime! Enjoy!

I am so happy and thrilled that you have officially became a villager! Everything seemed to go so smoothly. I visited my cousin last winter in the village of Richmond and was very impressed and will be back again this winter for a visit. We have been snowbirds for 12 years now (NE Fla) but I cannot convince my wife to make the commitment and move! I am hoping that seeing your happy faces will help change her mind. You should take a look at the video that Jerry & Linda made with Michael that they put up a few days ago. He also bought a patio villa a year ago. He made some excellent upgrades to it in order to expand his storage etc.

Congratulations on your new home and becoming Villagers!!! Our first closing experience in early August 2022 (Village of DeLuna)was a virtual closing because we were on the interstate coming from Washington State, so it was a bit different from yours. When we got here we went to Brownwood to pick up our keys and got our IDs. The next day we had our walk through with our builder and that is when they began the clock on our 7-10 day cosmetic punch list. Our second closing in March of 2023 (Village of Newell) was very much like yours as we were here. We had our pre-closing walk thru with Villages Warranty directly as our builder was out in paternity leave and then we went to closing at Brownwood. They are so professional and sure do make closing as fun as possible. FYI…This week be sure to reach out to a home inspector to schedule your one year home inspection about a month to six weeks before your home warranty expires. The good ones book up very quickly.

Loved your video on SantaCon South … saw ourselves a couple of times in the crowd at Sawgrass Question tho: Where did you hear that that construction near Richmond is more residential? I haven’t heard anything about it, but it looks like it might be commercial or retail 🤷🏼‍♂️ … at least we hope so. We can use more here in the South of the Villages. They’ve been working on it a while, and it’s pretty major … bigger holes (than that for residential), and foundations. If you know what it is, please share ☝🏻 Like you, we’re also anxiously awaiting Eastport. We live in Newell (near you) and our lanai faces Meggison. Absolutely! Lot location was a top priority for us. We can change the decor or build options later if we want but we can’t change the direction of the sun. So far we are really happy with our decision. Thanks!

I love your new home, and your interest in considering the lot and orientation & the sun. You may be the first village KZbinrs to mention that important item. At <a href="#" class="seekto" data-time="280">4:40</a> in the video you mention new homes being built in Richmond. I don’t see any new homes in Richmond on the villages web site, yet, but would love to know when those lots or spec homes will be available. The new homes and lots in Eastport seem like a long golf cart ride from the squares, country clubs, golf, regional rec centers, etc. Thanks

Thank you! Yes we have spent a lot of time in Florida and also as full time RVers for the last 4 years. The sun orientation (as it rises and sets) is something very important to consider for enjoyable outdoor living in FL. We are not sure what they are building in Richmond. At one point we heard it would be new homes then we heard it will be retail. We will keep an eye on that area and share updates as they develop. We will also video and provide updates on Eastport and all the new developments The Villages. Thanks!

Most houses that we have seen have the side by side refrigerator. I guess we lucked up on our fridge. I think they ran out of the side by sides for a while and substituted with the one we have in our kitchen.
