New agent under 8 months here 👋🏼. Love all the videos. I noticed that one of my biggest mistakes in my first 3-4 months was feeling overwhelmed with what to do first. So I dived into all the marketing aspects and just skipped over the basics and now I’m having to learn the basics so I understand my foundation before I can build on it. With all that being said, what is the best way to learn my market and statistics. Where and who do I start to learn that the best way. And how to retain it all lol 😂. Also I’ll be setting up appointment lunch dates with lenders, title, ect.... Great advice!

OMFG! This is priceless to a new agent like myself. For starters, the framework aspects are crucial. For example, I had printed up a compiled list of homeowners in my zip code (it was a free trial that of course expired last night) I thought I was slick b/c I set it to include those who owned their house 5 years minimum. Well, after listening to these whippersnappers, I wish I'd've made the list for 15 year owner minimum so I could confidently call to talk about all their equity they've compiled!! Live and learn. If this is free info I cant imagine the heat these brothers would be throwing at a paid class. Damn! I owe you guys a debt of gratitude. Thanks for opening our eyes and giving us confidence and real tips. Seriously, THANK YOU FELLAS.

It is great to see my coach with his big brother in the same podcast! My take for new agents is to approach a seasoned agent and ask him or her what is it that they hate to do and that you will do it for them to learn, be it making follow up calls, writing contracts, etc. Shadow that agent, listen, study and learn.

Tom you brother has a good point and recommendation for new agents. Working as a shadow for one year or less to an expert realtor is the path that any new agent should take as part of the learning process to build their RE career they need, to build successful RE career. However I have asked my broker my team and I still have not had that opportunity from no one. I have changed two brokerages so far. Any advise? I love real estate and would not give up trying harder everyday.

As a new agent, our minds are always bouncing around with wondering about negotiations, fines and all these things. What is the best way to choose the neighborhood you want to focus on? Do you recommend focusing on one neighborhood or choose one based on the market? This may be an amateur question but feeling a bit indecisive about which neighborhood to start
@PatrickFerryCoach3 жыл бұрын
Very common question, it's important to look at the #'s, how many homes, how many sales, average sale price, total sales volume in 2020 & 2019 and then how much total GCI available on average over the last 2 years? Now does it make sense? Could you hustle and get a % market share? Could you do 4 events per year so you don't have to spend so much money on direct mail? Do you have relationships in the community? hope that gets the juices flowing!

Hey Tom, you are great. Thanks for all your fabulous advise. I just want to ask you something. I am almost 4 years in Real estate now working as an agent. I truly know that I am not very good at sales, in the past I have been running a pool of investment with my HNI contacts. My question here is, can I be a manager running my real estate company without being a broker. I feel the market has very few structured real estate. I want to position my real estate as a great value adding company, both to clients as well as the brokers working with us. Do you think my lack of sales skills can be replaced by managerial skills and hiring of better sales team and professional could help me in any ways? Once again thanks for such wonderful tips on helping us become better. Best/Shabbir

You know my parents are trying to buy a home and the agent does exactly that ... not enough The agent wants me to give him the addresses, send him the MLS numbers, drive the neighborhood, oh and if I my parents like the home I need to try to set the appointment with them and tell them my parents have an agent. Plus he has a “translator” for my parents who basically pushes my parents to get a home 80k out their budget..... Long story short now I want to be a realtor because this shouldn’t be happening to people. I lease apartments and I would go above and beyond just to try to get that customer.they’re just being lazy and not wanting to do their job Just wanted to give my insight as a person who sees the buyer (my parents) and the agent

The thing that makes me frustrated is that these people ie Tom Ferry do not tell you while you are getting rejected, getting blocked and avoided from your sphere, making thousands of call reaching Voicemails. They never tell you how your suppose to survive and pay your bills during this process. Not everyone has a trust fund and can experiment with real estate sales.
