Your Engineer needs more of you rate of return experience and rent prices so he can be realistic in what is required to met codes and be livable versus like new. I was lucky as a early engineer I had a mentor and had to cost justify each capital Expenditure. The dream versus the reality. Ben have you noticed many of the Carlise White TPO roofs failing. They were touted as been the greatest thing, old rubber , tire and ballasted rocks come off, insulation would go down and the TPO SEALED BY HEAT 800 degrees to make a solid seam, Later they started failing. Just wonder if you had any on roofs of building you bought. And problems ?

The floors are concrete and have 8ft long iron beams every 4ft and cat walks and the floors didnt touch the walls looked like the inside of a cruise ship or some crazy science lab it looked like the outside entrance of the madalay bay with the parking garage underneath they were floating floors with stair wells every couple hundred feet to help the walls structure
