Home builds remind me of where I was just a few years ago, no savings, no IRA, nothing.Thought owning a home was out of reach. Nice but listening to the numbers underway I'm surprised at how expensive it got in the end. I think I've seen 2500sqft houses in texas turnkey with lot for 300k$, double that it's still only 600k so is it possible that someone would have built it all for you no hassle for the 800k plus lot? I'm not a fan of building houses out of wood ike you do in USA, is there a foam concrete building block material that you might make your next house out of? I figure it gives you both sides of the wall, framing and insulation in a much more sturdy material that you can mount stuff on and it doesn't burn. A wall that you can't punch through like you can with 'drywall'. And there is no faking with stucco. I'm not talking about crude cinder blocks but neatly square foam concrete blocks with structural parts and an insulation part. I've seen a chinese such product but hard to find similar. It might be a nice distinguishing feature.

Present your plans and budget to bank. They will typically want up to 20% cash up front (some smaller banks will do less) and then you close on construction loan. During construction loan you make monthly interest only payments until project has occupancy. Then construction loan converts to mortgage at whatever rates are rolling then. So rates 12 months from now or whenever you finish

Why the choice for wood rather than bricks and mortar that will last for a lifetime with all that amount of money? I mean the exterior of the building could be a strong bricks and motar but the interior could be cheaper insulation. I just don't get it USA, while the rest of the world build with bricks and mortar to last more than half a decade.
