This home is really well thought out. They used every inch of space for something, I can't believe how much storage they have, it unbelievable for this size apartment. Kirsten does a very nice job of showing each space she does. I like the fact that when she's filming, she doesn't want people to just talk about how something looks, or is done, she wants them to actually do it so the viewer can see. I never thought he'd get the extensions for the table out, but voila, he did. That's also great attention to filming something. Well done.

Very clever and well designed space. Great storage space , makes 400 square foot apartment look much larger. The 13’ ceiling helps . The point where I realized that I couldn’t live in a place like this apartment was the view from the windows, there wasn’t any greenery and very little sky if any. That is what made it feel like a cell block to me. This is a personal necessity for my wellbeing. Thanks for showing another well designed and livable space.

I love the swinging shower door option. KZbin has been suggesting a lot of the van and bus mobile homes. I think this would be a great way to have a larger shower without compromising on the size of your sink.

This architect/designer/joiners own appartment. Is the most well thought out. Aesthetically beautiful, incredibly multifunctional. With special consideration to acoustic privacy. Surfaces change, inside (inner restful cocooned bedrooms space...and outer surfaces different. He is just so talented. I would choose him to design anything. Congratulations.

Former New Yorker here. While I like the finishes in the kitchen and the lighting in the bathroom, most of this was botched in my opinion. Worst of all is the dual sink, which is a stupid waste of space! A smaller sink would have allowed enough space to keep a regular shower! Also, I'm not a fan of murphy beds, and that sofa is way too big and unnecessary. I lived for 9 years in Midtown Manhattan in a 900 square foot 1BR and having more than 1 guest at a time was extremely rare--I think I had a group of friends over exactly once in those 9 years. A much smarter layout would be a love seat or 2 comfy chairs plus a regular queen bed that you wouldn't have to adjust. But what really blows my mind is spending all that time, money and effort renovating and NOT HAVING IN-UNIT LAUNDRY! That apartment easily had the space for a ventless stackable or combo washer dryer, which is the ultimate apartment luxury in NY (or LA or any other big city for that matter). Also, I would have sacrificed some of the upper level storage for artwork and/or books along the upper walls, which would have given the space a more personal and elegant look.

Christopher Stone yeah I agree! Also the kitchen sealing is very very dark which makes it a dark space. Should make that lighter as well. I would have kept the sleeping space on the loft and the murphy bed for guests. They could have also put in a bigger cooker instead of the 2 sinks.

I don’t know what it is, but there seems something cheap about how things were done here. The bed doesn’t sit flush with the cupboards. That table is a cool idea, but though it might sit 8 people, they definitely don’t have 8 chairs. I’m surprised I’m not a fan. I normally love these kind of conversions.

I can't get over how many people here are critiquing the bathroom. It was my favorite feature. That light fixture in there was just sublime, and the double height is such an extravagant indulgence for a 400sf studio that I bet most people gasp when they walk in the first time. I don't know that this apt. was my favorite of this architect's - let's face it, this was one heckuva hideous clunker to start with - but I've always liked Mr. Garneau's work. His diligence in refining the small details just makes my heart sing, & this was well done.

I come to this video, being a native New Yorker and being blessed or lucky or old enough .. I live in a huge house that is now occupied by just be and my husband. But, even when there were four kids, there was no lack of space . I absolutely find it amazing that the built ins, the cognizance of using every inch well used , can create this wonderful space. Can I imagine living in this? No. It is about lifestyle, Most of the time a little fridge might work but I want a space to entertain and cook and live the life I have already had and entertain, and do huge thanksgiving dinners and move from room to room to room all day long so for me this would be just "not enough" but for someone who is in this stage of life and has the money to make this come true.. it is just perfect.

Hi Kirsten, I really enjoy your videos and the very interesting projects you show us. Our architecture office is working on a very interesting project at the moment and I was wondering if you would be interested in coming to visit it? The project is still not completed, but hopefully the clients will be in by the end of the year. It's a historic house built along the medieval fortifications of Luxembourg City, with hanging gardens. The renovation process was done with natural materials such as clay and lime render both inside and out. But what's special is that our client is an artist who needed an atelier built for his printmaking machinery, so we extended under the garden into the wall and rock face and created a light and bright orangerie for him to be able to work from home. We were able to almost double the size of the house is a conservation area that would otherwise not allow any extensions. As for the hanging gardens, the client is also in the process of turning it into a food garden with an impressive collection of fruit trees, bushes etc.

Actually city life is great especially when you are young, beautiful, and ambitious. If you enjoy going out into the city and being where the scene is....it is a lot of fun. I love this space but the critical failure for me is the upper storage. He's tall and struggles opening and closing the upper storage on the bed wall. WHY NOT: do a library style ladder, rolling along a nearly hidden track so you dont (a) have to move the ladder from A to B and (b) it is easy to place the ladder where you want (rather than finding these blind holes). The other convenience issue (like a 15% bonus) is the walk in closet. That is brilliant! But obstructing your ability to go from clothes or completely blocking the passage is silly. Meaning each of the doors should be able to swing open to a full 90°, then be aligned with a track that lets the door slip into the cabinet. This then reducing the door's encroachment into the bathroom hallway / walk-in closet and makes for a very natural interaction of: "I need to go to the bathroom so you have to leave the walk-in until I am done." And just as a point of reference, some people are 155cm tall. Not exactly ideal when they cannot easily ascend ladders.

I installed couple of these Murphy Beds. It is Hafele Wall Bed,well made and easy to use. Only one thin I would change is gap spacing. It is not consistent because it has some room for play . Every time you close or open bed gaps shift a little bit. That is how most of Murphy beds made. What I had done on install I put extra plastic washers on both sides of pivot attachment which made my gaps around 1/8 on both sides. It only works if bed is perfectly leveled.

I’m always fascinated by custom-built furniture & storage and this has some amazing solutions which I really like! The only thing I think was overlooked is how the power cable of the table doesn’t have a dedicated power outlet. As a result, it has to be connected in the kitchen which is an inelegant solution and requires the doors to be open. But leaving aside the really great execution there’s something else altogether that’s puzzling me: this is a really expensive project. All the custom cabinets, the TV that’s automatically sliding out, the fact that they don’t cook often and presumably eat out instead - it just seems weird to invest such a huge budget on such a tiny apartment.

Watching it to the end, I feel like the bathroom falls really short. The tall ceiling and the pendant lamps *look* amazing - but for one thing, isn’t the tall ceiling coupled with completely tiled walls creating something of an echo chamber? Even in the video, the acoustics definitely sound different (worse). To me, acoustics like this sound distanced and cold. And of course, it might not be ideal if you’re on the toilet. For another thing, they have come up with all these expensive storage solutions. Couldn’t they have extended the loft floor over the bathroom for additional storage? Don’t know how expensive it would be to add a strong enough floor there but seeing all those other expensive options, I think this should have been possible. It just seems like such a waste to use every centimeter of space and then leave all those vertical space in the bathroom completely unused.

This space and design is utter perfection down to every 1/4 inch. They've thought of every purpose ie neighbors doorbell sound . Everything is functional all at the same time beautiful zen design no clutter because everything has been thought out every inch of the apartment used. One of the best designs I've seen. Gorgeous. Love to know the cost of the apt and then the renovation

I adore everything about this. Compact and clever but also realistically liveable. The bathroom is stunning. The only thing I’d change would be the cooktop - I’d want four burners because with that dining table, I’m definitely cooking…

Love it. Everything looks so organized except the shower room. I think water from the shower head will splash on the half of the mirror. To keep it look clean and tidy, I need to wipe it after every single shower. I’m too lazy for that. Lol

The apartment has the vibe of an isolation prison cell. Nonetheless great engineering and design, but the use of colours, nucks or other things would create a more cosy and less sterile feeling.

Robert de Groot I personally feel very trapped by colour, it’s very distracting and all I can focus on. So, for me white is very cosy and energising. I love this space. Nothing makes me more miserable than being subjected to someone else’s colour choices. The grey kitchen feels really sad. Just my two cents 🤗

I agree. It's not that I don't appreciate the practicality and efficiency of the place; but that seems to be all that this appartment has to offer.. No warmth or lived in feeling. Very depressing.. I actually liked the view of the bricks and windows of the other appartment buildings..

@@joycegeertsma7115 yes they could have used some color, the only color really was the kitchen and I hate the color, for me it's too dark and depressing. And I too love the bricks of the bldg across the street! If this place had some exposed bricks I would've loved some like around where the windows are or the wall where the tv and movie screen is that would be amazing 👌 Just my thoughts, it would also bring color.

STUNNING: Space that is brilliantly laid out. My only thing is I would have lowered the kitchen ceiling alittle to be able to build a standing bedroom area above. They had the space. Love all the storage.
