Both of you are meant😂 for each other. Seeing that you both sailers. Have you considered a giant cork for your home? That way when the solar flare (micro nova) hits and a giant tidal wave sweeps over the island. You and yours would be the only survivors. Not to mention, it’s adjustable on land to go with the clay moving hillside. All hillsides move. I know, I live on one. Goofing around and thinking outside the box. Hey Matt... We are building a super modern container home in PR for the same reasons you're having issues, namely GCs, permits and code. The company we're working with will do all the permits, engineering drawings, site survey, foundation, septic, etc. They'll build the containers at their shop and transport them to the site to be lifted into place with a crane. We're planning a 2 x 40' container main home (double width) and another container as a studio apt for guests.... Takes 3-4 months and reasonable costs. And we're having the containers done without any interior finishing so that we can save money and install our own cabinets, flooring, tile, plumbing, lighting etc. They'll do the welding, insulation, walls, doors and electrical/plumbing rough in. PM if you want details on costs etc.

I thought I would miss the boat life ya'll had, and I do, but this new endeavor you two are into is still entertaining and watching how you two compliment each others personalities reminds me of how my wife of 43 years and I work together. I wish you two the love and longevity my wife and I have enjoyed. You two are off to a great start. I expect that shade is temporary and isn't going to be replaced with a permanent covering of any sort. So, what is going to protect that gate from sun and rain cycles? I would have expected something more stout than wood would have been used. Maybe something metallic or ceramic? Or are you going to replace it every 3-5 years?

You've done a beautiful job there. As to the iguana eggs, the iguana is not indigenous to Puerto Rico thus having no natural predator. They are ovo-vegetarians and have decimated the coqui and native bird populations, not to mention what they to vegetable gardens and flowers. Each female iguana can lay up to 60 eggs at a time. Please reconsider protecting the nest and reach out to State Environmental office. They will advise you on the islands policies and alternatives. Thank you!

There is absolutely no shortage of coqui on this property🤣😅 and the hawks, dogs, cats, snakes, do eat the iguanas. I've even seen insects eat the eggs.

Iguanas love chicken. The green iguana is invasive in Puerto Rico. You should talk to someone on your island to see if the eggs are a problem.

Kids, been there, done that with building in PR. Of course it was almost 50 years ago, but the reply the builder gave you about building his own house is the norm. If you can find an architect or a good contractor that will work with you, (not easy) that's a step in the right direction; but friend, on the Isla you too are going to have to plot your own course. Worry about your grading, find a septic field that will perk and a contractor that will stick with you and don't expect miracles. I love watching you guys and wish you the best.

When you put the boards up for the door jams On the stucco ...you put screws in there, you should have also used liquid nail... So it was more secure to the stucco In the blocks....And you don't have to worry about the screws pulling out later... Well maybe next time. But then I don't know if you even read my comments.... I have given you suggestions before and you have never responded.... I think maybe you only respond to your patriots

Now that you’ve put some time into masonry work, you should consider rebuilding the original structure into possibly a small gate house building. If nothing else it would be a great little guest accommodations or maybe a place for a property care taker in the future.

Mat Wood gate will always expand & shrink. Put a cable & turn buckle from top hinge corner to opposite lower corner. A couple turns each way easy adjustment

Call around there are people who exclusively do permits. But from our experience lots of builders working for FEMA contractors. We been here 4 years now. Bought 5 acres with a fixer upper in south. Fence is beautiful. Love it!

When we were building in the UK one strata around London really common was clay. My experience, i'm 78 now and (I emigrated to Thailand nearly 9 years ago) working until almost 70 as a Construction Project Manager following 30 years "on the tools" is that firm clay is stable once you get 3 feet down into it, moisture content and load-bearing remain constant and at 3 feet you are below rain effects or frost. So my advice for a 2-storey hollow-block house would be dig 2 feet wide and 3.ft 6" deep, deeper if you hit unexpected soft spots, and put in a concrete strip footing around 9" thick and come up out of the ground in concrete block anchored with rebar grouted into the concrete footing and fill the holes in the blocks around the vertical bars with concrete, As you are possibly in an earthquake zone I'd take the rebar all the way to the roof and weld it to a perimeter roof steel but local knowledge is your friend here. Door and window lintels need minimum 150mm end bearings and intermediate floor construction should have rebar welded to your wall rebar which of course continues to roof. Then everything is tied together. I'd also b ed a lighter rebar into every say 3rd horizontal course and weld that to the vertical bars and your house should be virtually indestructible.

I think your problem with the house will be the septic field. When I built here, that was the first thing they did was a perk test to see where the drain field should go. From what I saw in previous videos is really swamp land. If your black water don’t drain proper, you’ll always smell it. Hope you find a spot that drains well. Good luck

Chickens can pretty easily fly up into a tree. So that fence will not keep them in. When I used to have chickens what I did was clip a few flight feathers on *one side* of my chickens wings. That makes it so that they can't fly properly. Those will grow back, but meanwhile, they "learn" that they can't really fly. After only clipping a couple of times I never had to clip them again. Just something to think about if you see them going over the fence...

In Central and South America Iguana eggs are considered a luxury food item. Also Iguana's meat is very well suited in curries, soups, stews, gumbo, etouffee. Iguana are known as chicken of the trees. This video was really good and your hard work has paid off on your wall and doors. I guess just like the chicken hut time will tell. Looks absolutely beautiful.The cactus and planters look awesome . Like Matt said clean up the dirt and stones from roadway it will even look better. Looking forward to next video.

Consider being your own general contractor and for the things that you need a specific trade to accomplish, hire that contractor yourself. It has the greatest satisfaction. You have no deadline and quite frankly a whole host of fans who watch the process. Whatever you choose try to remember that the only thing that tends to have a speed requirement is when you hire someone to do it. So imagine the risk or how much you are entrusting to a general contractor… they have time constraints that YOU don’t have… in fact the longer the better in some sense. Please consider that approach to time.

Hey Matt, my wife and I are building our own tiny house on our acreage in SW Florida. We ran into the same problem you mentioned - no contractors are interested. So we are doing nearly everything ourselves and we pulled permits as owner-builder. We're only subbing out the stuff we absolutely can't do ourselves. In Florida, owner-builder can do everything as long as it's engineered, built to code, and passes inspection. You may want to see if PR allows owner-builder permits. I'm sure you & Kristen can do ANYTHING you set your minds to!

It's a double door, therefore 2 on the top, and 2 on the bottom to be 100% safe. Flat beveled edge baguet should have been iron, preventing prying and wood distortion, the same goes on the receiving side..

Just want to add that the wood would swell even if it's pressure treated. The treatment slows the rate of the timber rotting and does make it more stable for outside use, but it will still take and wick moisture. Leave decent gaps on those gates. Wish I could spend a couple of weeks with you guys with my tools, could leave you with so many tips and tricks to help you push these jobs right along.

Should have used Dolphinite compound between the stucco and wood frames for the gate (door). I don't see any sign of treated wood. Smith's Products from Richmond, CA also mfg superior products for boaters, etc.

The door jam should've been built first with the door attached. Then attach to the wall using shims to make it plumb. Use a wood diagonal brace to prevent sag. Your door will sag without a brace.

You did a great job on the door. I would plane a little off of the door edge. It might not swell much, but even 1/8 in of swell will cause it to stick. It is always hot and humid there, so there shouldn't be much change. But you made it to fit very well and a slight swell will cause it to stick. Or wait and see. You can always plane a little later on also. Just save some stain in case you have to plane later

Make the house simple square with monolithic concrete pad. As for the roof a pyramid ridge will take winds from all directions. DP 50 ++ window rating . Walls I would use 10 " or 12'' In blocks. fill block core with insulating perlite inside walls 6 mil. plastic then 1x3 strapping studds with 3/4 rigid foam board in between studs insulation green board sheetrock outside walls Stucco finish.

First thing that came up searching for using bamboo as building material 🤗 Use only properly dried and mature bamboo for construction. Bamboo poles contract after drying and as it shrinks it will crack and split. Your bamboo poles should contain no more than 18% moisture to be viable for building

Congrats on getting married, so exciting! I've been really only following you since you got to Puerto Rico. My wife and I took a boat to Mexico but decided to buy land and do what your doing using some boating and construction knowledge. I love how you guys are very authentic and show your struggles. We're just renting now and looking for something on the Yucatan side. We also had our baby in Mexico; my wife got pregnant a month after we started renting a place after boat life. Watch out for baby Mattie there's something in the water lol! A note on reptile eggs. Put them back as you found them. They don't rotate their eggs like birds. The embryo (yolk) attaches to the top of the egg for proper air exchange. My wife and I are animal lovers as well and don't leave any destitute. Glad you guys are looking out for them! We hope to have a permaculture retreat some day. Thanks for making some of the mistakes for me; there's certainly a learning curve for everything. You're doing awesome.

Everything looks great with the walls & fencing & the door. I did notice that some of your tapcons going into the block wall went thru pretty easy. If you have any issues with them being loose or not drawing the wood in tight you can stick a piece of wire in the hole & drive you tapcon into place, that goes the same for the lights the screws didn’t appear to grab on to well. This makes the wire wrap around screw when driving it in adding thickness to the screw.

Sounds like you may need a 'raft' foundation to prevent your walls from cracking - if you have shrinkable clay. A reinforced concrete slab with thickenings at the perimeter and beneath any internal loadbearing walls. This means that any movement due to changes to the clay, occurs to the whole foundation equally. If the land is sloping, this may also need to incorporate reinforced concrete retaining walls to form a basement (or partial basement). Get an engineer's design for this, that specifies all the steel, concrete strength grade, etc.

Back when I used to work in party rentals there was a section of my warehouse with about 25 of the tents and we had a mist hose that we would string in the top connected to a water spicket and it would lightly mist to keep the partygoers nice and chill. Congratulations for the Baby Iguana eggs! when you said Iguana Omlette I said it too 10 times fast lol.

Untreated bamboo is short lived as you have discovered. I am more than impressed with this project. Cannot wait to see you get The House started. Thank you for saving the iguana nest. I found a similar nest in a Golf Bunker a number of years ago. They were transported to another area and did fine.

It looks Gorgeous …. Like real classy and you would imagine a nice open plan simple house and pool to chill out in at the back of those gates with a car a 4x4 and a motorbike a few dogs too just sleeping at the porch

That wall and fence look amazing! I love the darker stain on the fence better than the lighter because it contrasts the white wall and looks crisp. The lighting next to the door looks OK, but you should look for some landscape lights that stake into the ground behind some boulders and bushes that shine up onto the wall so you get nice indirect light. It will look super high end and you can just direct bury the low voltage wire under the gravel and mount the transformer behind the wall.

@@joshrichardson7077 When they are corded it doesn't really matter honestly, but when you get into battery tools you really need to invest in ONE battery ecosystem for your OWN benefit. No one wants 5 chargers and 5 different tools with 1 battery when you can have 1 charger and and 5 of the same battery on standby for when one drains. For the most part it doesn't really matter, but it drives my OCD crazy. I don't even care if it's Ryobi..... Just pick one!!!! 😂😂

I know you may not want to answer, totally okay! But im curious what yall do for work? We are 10 year big island residents. We know how expensive building materials are living island life and you guys are just killing it in how quick this is happening!!! I want to know the secret here lol! My guess is really good paying online work? But i thought id ask! You guys are killing it. Love what youre doing. Been wanting to get into sailing myself as i was a little baby sailor with my papa for most of my childhood.

Ok, really enjoy ur precision Matt. But with all the rain/humidity the wood will swell big time. I would allow 1/2" clearance on that there gate. Also w the double side weight there will be sagging esp when wet. Sorry but just from my experience Cheers, Capt Ron

Using the same coating and texture that they used on the walls would have been perfection, and last much longer.
