Anything structural that you CANNOT change later (bay windows, bump outs, windows, plumbing rough ins, room additions) are the most important things to add. Pretty much everything else can be added later for way less.

Countertops and backsplash are easy to replace later on and way cheaper outside. Tiles, cabinet and rough in plumbing and electrical are worth the upgrade with the builder.

We’ve built 3 totally custom homes in the past. We are now moving into a subdivision and dealing with the typical builder options. After 49 years with my wife and constructing 3 homes I’ve learned these 2 magic phrases. # 1 - Yes dear, # 2 - I understand. But I do like your videos just in case I’m asked a question. one thing i would add is choosing a specific lot. some lots come with an electric box right infront of the house which would truly effect the resale value of the home. another point is choosing a lot with a walkout basement as opposed to underground basement. even if you have to pay 20k extra for this, this would dramatically increase your property value as you can setup the basement to have a seprate unit and potentially rent it. apx 50-60k increase to your property

We added a 220v outlet to our kitchen island so it gives an option to move the stove to the island if wanted.

There’s a few things since I’m moving to Montana. Heated workshop/garages-attached, and putting safe room spaces throughout the house as well as a panic/safe room, a 3 seasons room and patio slabs or wood deck?

Hey Coral, you are my kind of girl. I too believe that the kitchen and the washrooms are priorities in a home. This may be a bad habit but I kind of figure out a person/ family's live style by looking at their kitchen and washroom.

Regarding the floor outlets - not everyone has a slab floor. If you have a sub floor, those things can easily be added later.

We spent a chunk of our upgrade costs on a lot on optional built-in cabinets (upper linen, mud room, laundry room, etc.). Can't really add those later and have things match. Who wouldn't like additional built-in storage?

Some helpful tips from a real estate investor. I've never built a house before I have had friends that have. Here's some of the things we have done to save them money and get them what they wanted. 1. Flooring. When you decide to pull the carpet and put in wood flooring you're still paying for the carpet so have them put the carpet in. Once they are done take pics of the carpet and sell it on facebook marking or other online adds. Investor will buy that carpet. You wouldn't get market value out of it, however you will atleast make something off of it. And added bonus is some investors will take the carpert out for you. They will use it for a rental property. 2. Baseboards. Some builders will let you upgrade the baseboard. Once again you are still paying for the old baseboard. So change out the baseboard after the house is done. You can sell the old baseboard once again on some form of social market. 3. Changing out hollow doors to solid core doors. Let the builder install the hollow door and change them out afterwards. Sell the hollow doors. These are just a few things my friend and I did when he built his house. Saved him well over 10K and he got what he wanted!! That isn't counting the money he made selling the things he took out. Same thing for light fixture...take what the builder is going to give you and sell it afterwards. If you are handy you will save a lot...if not find a handy man or girl and I'm sure they will give you a great deal to do all that work. You will still save a bunch of money and have a larger selection to pick from. Backsplash....have that done afterwards. 1. You will save money. 2. Most likely you will get a better job.

8:05 - NEVER do electrical work "later" as far as adding outlets, running wire, etc. Do everyhting that is "behind the sheetrock" up front.

Coral Hoyt hey thanks for all the videos . We have signed up a contract to build our home . The design center pdf is 55 pages long lol. There are so many levels 1 through 6 . So what levels are good for flooring, gourmet cabinet , granite or quartz counter top, backsplash wall or listello? I really like those wood plank tiles but am fraud if those design center have the natural wood colors )

when you have talked to them do they include the lot premium? This will make an impact! If you get an idea of structural options, lot premium, and base you will have a better idea of a budget for design options.

This is actually the opposite of what you’re supposed to do. All those things should be upgraded after you close to save money. Doing all those upgrades with the builder is a rip off

Totally agree! Especially the kitchen cabinets! You do want to put the money at the kitchen, but not with the builder! Their cabinets are way more expensive than it’s actual market price! Tiles are not expensive to remove and reinstall! It’s just a little loud and dirty to demo and reinstall but not hard and painful! You will have whole lot more and better options of tiles in the Remodling market than the builders! Especially if you have the builders to install level I ceramic tiles, are very easy to be removed because they are easily cracked!
