I am a working class and manage to get a new built townhouse in outskirt. Langley, Abby, Chilliwack have affordable option in the condo/townhouse range. Millenials just have to move outskirts if they want to own.

Home ownership is definitely still possible for people with a variety of different economic circumstances in the Lower Mainland...and you are right that moving further into the suburbs is one way to make your money go further. @LivingInVancouver-BC Thank you so much! With a bit of budgeting (Costco, discount shopping, internal vacations in BC), a great mindset and a bit of patience, I believe many with jobs can get homes in outskirts. A little sacrifice would be there such as traffic and commute time but it's worth it. It is about 45 min for my travel to work. The little cons is not a deal breaker. Pros outweighs it by miles. In the end of the day, you built equity and secure a home. Many corps are moving to outskirts as well. You can always make it work with a great mindset. Sadly, not many people in KZbin talk about this. It is all about vancouver doom and gloom for home ownership...

You are right...every part of the city is changing, including the suburbs. Areas like Langley, Abbotsford, Chilliwack etc have become much more convenient places to live. And, not everyone needs to commute into downtown Vancouver any more as businesses locate in those communities too.

@@LivingInVancouver-BC What's it like to live in Chilliwack? I'm only familiar with it from seeing the TV show, Eureka. Luckily we don't need to worry about daycare, but need to consider our son living with us until we die. With that as a realistic possibility, we need to consider areas with good employment options that are easy to access.

Loving the info! Surprisingly prices are comparable to Portland Oregon with the conversion rate to USD. Outside of buying a home, everything in Portland is more expensive now which makes moving to Vancouver more enticing to me and my family!

Main thing is here in Portland, homeless is taking over most of the city and it is becoming a problem and government seems to not really care for it. Second when I watched your thing about public school and having 2 kids myself and having a good education where I can feel that they are safe is important for them. Also, we have traveled up there about a dozen times now and have loved it each time we have visited. @@LivingInVancouver-BC

That's amazing, @269ricker! I've heard that Portland and Seattle are having some significant issues with the homeless situation. It's certainly an issue here in Vancouver (and Victoria) as well, but I don't think it's reached the extent that you have. But yes, you'll find that schools will be a massive difference. I've had a few clients move up here from the PNW and that was a very big motivating factor for them...the safety and the quality of the schools. Let me know if you have any questions!

Great video, very informative. Do you know anything about the job market in hospitality? Where are most of the busiest bars and restaurants?

Thanks so much @razarexx! I appreciate you checking out the video. Hospitality is a major part of our economy in Vancouver...and the city is a hotbed for foodies. It obviously depends on what kind of bars/restaurants you are looking for and what kind of experience you have. You'll find the highest concentration are centred in and around the downtown core (eg where the highest density of people is). Yaletown, South Granville, South Cambie, Main Street, Commercial Drive are all areas with high concentrations of bars/restaurants.

@@LivingInVancouver-BC Amazing, thanks so much for the reply. I have a lot of good bartending experience so I don't think I'll struggle to find a job. Would me being a bartender be a put off for landlords? They might expect me to drink lots and have parties etc? (I wouldn't!)

I'm shocked to hear the prices. I'm from the Netherlands and I think I should get a job in Vancouver before moving there haha. I'd be broke in 3 months.

I know, the cost of living in Vancouver can be shocking for anyone moving here (which is why I made the video). Nailing down your job/income is definitely key! I hope that you get to come here one day soon!

@Wesley - Much of Canada is in the same situation. Homes in the Toronto area are all above 1 million. Montreal and Calgary are now expensive... And it is not just Canada. New Zealand and Australia are in the same situation. Likely is part due to NIMBY.

We want to buy a multiunit property , what is the average cost? We are also planning on buying a new vehicle , Do you think it will be a good idea to sell our current vehicle other than shipping it to Vancouver from Toronto?

Hi @ojofars1442. What kind of multi-unit property do you mean? Like a house with three separate units, or an apartment building with 20? And what kind of budget did you have in mind? Generally, it's not really worth shipping anything...but cars could be the exception. The taxes involved in buying new alone would likely cover the shipping cost of your old one. But, if you are planning on buying a new car anyways I really don't think it would be worth the expense of shipping your old one only to get rid of it once you arrive.

Thank you for the video. It is very helpful for newcomers. I am from Ukraine. And I got CUAET visa. I want to go to Vancouver. Alone or may be with my friend. Is there any job opportunities in construction? For example plumbers or tile installers. How much do they earn per hour? I have seen many videos where Ukrainian drop out from BC and from Canada in general. Also I have seen some videos from native Canadian about housing crisis and cost of living crisis. Is it true? Canada is not the same country like couple years ago?

@vladvs No problem! And thank you for checking out my channel. There are lots of job opportunities in Vancouver...especially in construction. There is a real shortage of qualified tradespeople and so you will have no trouble finding work or starting your own business. I don't know exact dollar figures that plumbers or tile installers get paid...but I suspect there's more money and more work as a plumber (a quick google search indicated typical salaries can be from $65k - $80k). I think that a lot has changed in the world over the last couple of years and a lot of people are struggling with those changes...it's not just here in Vancouver. This is still one of the best places to live in the world...if you can afford it. That's the challenge.

Just a suggestion: Don't move to Vancouver when mortgage rates are at 5.5% and house prices and rents are near all time highs.

I appreciate the input! Prices quoted are definitely without tax or tips. $6 coffee + $0.72 (tax) + $1 (%15 tip) = $7.72 …but maybe you are considerably more generous than i am. ;)

There are definitely a lot of studio options in the city. Smaller condos have become more common….and we also have laneway houses. Laneway housss have really just been a rental option up until recently but we are seeing more of these small houses having separate title.

Yeah. They are called different things in different places...but here they are called laneway houses or something similar is a coach house (basically a smaller dwelling built at the back of a property where a garage usually would be).

Well, that's what unhinged capitalism aka Greed do to a city over time. I remember a video I saw about Vancouver's property market, here on youtube, about 15 years ago, that the property prices went skyrocketing because middle east oil billionaires bought up basically everything on the property market - an Arab guy paid over 25 millions Canadian Dollars for a luxury condo in a highrise, a condo that was estimated to no more than 10 million $. Things like that absolutely destroys the property market, because ordinary people have no chance to buy a property, and they can't afford to rent one either, because the rent prices gone skyhigh too.

Thanks for checking out the channel and sharing your thoughts. I'd be interested in seeing that video...and while we've always had international interest in our city (going back 150 years), I think we can pretty unequivocally put that theory (that our prices are a result of foreign buyers) to bed. We've seen some of the highest demand and the most dramatic increases in prices over the years since we had first a foreign buyer tax, a global pandemic (preventing anyone from moving anywhere) and now a complete foreign buyer ban. Vancouver is one of the most desirable cities in one of the most desirable countries in the world and is not only tiny (just 110 sq km), it's also completely constrained by geography (surrounded by mountains, the ocean, the ALR and the border). In my opinion, that's the equation at the root of our property values.

Brah its one of the most expensive cities in the world. Politics is obviously failing the country if things are like that. When even Indian, Chinese and Nigerian immigrants are returning home after getting their Canadian passport, you know things are bad.

Appreciate you watching and sharing your opinions. I think most parts of the world are facing some enormous challenges…if we look around, Vancouver is still safer, cleaner, with better opportunities and better healthcare and education systems than almost anywhere else. There’s no doubt we can do better and should continue to do so. But, I’m curious about the source of your information that Indian, Chinese and Nigerian immigrants are returning home?
