Insurance Agent here. Did you look into builder's risk insurance while under construction? You can't live in the place while it's under construction but it's typically less expensive than insurance for vacant structures. Partner that with a premises liability policy and you would have coverage on the structure, materials, and liability if someone was to get hurt. May be different here in the states though.

@@REALITYRENOVISION As an insurance underwriter who was insuring vacant buildings, insurers don't ask for permits. If I remember correctly you sleep on this property right? and you are there almost everyday to renovate, then the insurer is happy there is occupancy, sure there is an higher exposure because of the renovation but still it's acceptable. With all the investment for thief protection and all that is more than great. Look with a broker for intact insurance and insure yourself as a Vacant future home. Also surprised that it's for 90 days, normally it's 180 days. Anyway hopefully it can help, sorry that I can't do more.

Just as SOfilmable said, a normal residential policy should do as a home intended to be moved into as a primary residence. no need for builders risk insurance. as an example if a client calls me and asked to insure this home, I have no questions that ask if it is livable, or has permits, or anything. sadly the company I work for is straight declining under construction homes for ALL clients, new or current. So I cant help. we literally ask, whos gonna be the owner, the address, the intended use, some stuff about past claims, and we confirm the info we already have on it. age, square ft. normally 8-9 questions total.

Hey Jeff, your videos have given me the push to expedite processes that otherwise would have been a discover, process and conquer venture. Being in Canada it’s nice to be able to go to my home store and procure items you have had success with other than hoping for the best. They made us insure our church for the rebuild cost as well. We kept institutional and added commercial and 3R ( even though we only are making it 1 residence )

A zoning change in California would take at least 6-9 months, would be treated as “discretionary”, would likely require community planning board approval, would need to run through Historic if built pre-1971, a decision would likely be repealable to city council, may need coastal commission approval, would have to deal with CEQA, and would cost WAAY more than $1k. In any case, Jeff, sorry for your troubles and many thanks for helping save me so much money on my home projects!!

I just finished a 1899 steel mill house with his advice and videos, it came out good im a month into living there i did the plumbing a rewire the full electric service meter and panel i finished the basement added a bath did the floors and did all the drywall and paint and trim, mans is a life savior all the way

I don't know how you guys up in Canada are but a local guy here in Alabama, USA several years ago took an old church and turned it into a house. He got over the occupancy part by living in an RV onsite and he didn't have the security part to worry about. Might look into that and see if that is allowed and helps.

i did builders policy, worked great, they said only good for 1 year but they extended without issue.

Actually passed on a property for this reason, it was mixed commercial/residential for the reason of the previous owner having run a shop. But nobody would cover it as anything but commercial, despite it being just a house with a large garage. I know someone who later bought it out with cash and rezoned it, I didn't have that at the time. It's pretty crazy how difficult this can be.

Hi Jeff, Love the content and your general demeanor on life. Have you ever thought about doing a tool review sub-channel or weekly segment? It would be great to get honest reviews on tools for those of use that are handy but aren't in the industry full time and need to know which tools are best for the jobs from a name we trust.

Where I live in SoCal, Earthquake and Fire Insurance is a must. Can't do much about mother nature but to deal with it

We are in the middle of a self-contracted build, and construction insurance is also CRAZY expensive. For 90 days, it is ~$1800, and that basically just covers fire...so frustrating.

Hi Jeff, I can't speak to the product offerings in Canada.... But round these parts you can ask for an Actual Cash Value policy. This insures the building for it's value at the time of purchase, and not the full Replacement Cost. Might be a less expensive alternative if available.

HEY JEFF, I am extremely knowledgeable on the Canadian insurance market. I am licensed in most provinces. If you have any questions or want an unbiased honest opinion feel free to ask! Happy to help, love you videos. I cant tell you who I work for as that would be a conflict of interest. but I think I could give you some advice as to how to insure this place in a way that isn't super expensive. hopefully.

Hey Jeff... former insurance professional (Claims & Broker). Always consult your broker before breaking ground. When in doubt, in Canada, on recommended coverages, consult the Insurance Bureau of Canada. If you've paid cash you don't have to insure the property. If it's mortgaged, your bank will insist on it.

I feel your insurance pains. We added on to our cottage and put in a wood stove. We thought we should let the insurance company know what we have done and update the policy. Since the construction was not completed they gave us 2 weeks to get construction insurance before they cancelled the policy. We did for over $1000 per month!! And then the insurance company continues to take a monthly payment as they normally do....we put a stop to that PDQ. They are crooks at best of times, and they seem to realize that as they have you by the short and curlies. We will be shopping around before signing back up as a buddy had his rates jumped nearly 50% with his provider for no reason whatsoever.

This is why I paid my house off. If you have a morgage your forced to have insurance. No morgage no insurance required. You have better odds dying from covid than you house burning down from an accident...... 5yrs in and I've save 30 grand already. Worth the risk reward for me.

There's a church 2.5 hrs from here that's going for $125, not a single thing removed from the church. Biggest downfall would be it's in the middle of nowhere so work is few and far between swinging a hammer

is this part of a wider reno insurance discussion? i.e if people are gutting their own bathroom or removing the siding from their house etc - are they supposed to have a discussion with their insurance company? are they covered if something DIY goes wrong?

Most insurance companies for a residential policy MUST be advised of any work being done. any work. The company I work for calls Reno work anything below 50k, assuming its not something like changing the pitch of the roof, anything with the foundation, or adding a new section to the home. so long as its below the 50k value and not one of those other things, there is no charge or change to the policy (other than rebuild. if you have a 300k home and add 50k in renos, you should up it to 350k. ... obviously). BUT no fee for reno. IF its construction normally coverages go to what is called named perils, and a flat cost or fee is added. there would be a bunch of exclusions added also. most are obvious. no water coverage for burst frozen pipes if you dont heat the thing... no workers comp for you or family or persons you hired... etc. you ARE covered for anything that is an insured peril. so if you were say welding someone and it caught the home on fire, everything the fire damages is covered, because fire is an insured peril. the thing you were welding tho, isnt. thats your own fault.

According to the authorities, we live on a flood plain at 6,500 feet the house is on top of a hill if we get flooded here there is going to be some guy loading a large wooden boat with every kind of animal in the world, so of course we pay for flood insurance

flood is defined as water from river stream or lake entering the dwelling via an opening, window, door, wall, roof, etc. Its honestly not super common. if you feel it is unlikely, buy sewer backup, or more of it. the "flood" water will cause your sewer to back up before it gets in the house. once it does, its a sewer back up claim. thats the one that matters. average claim for sewer back up in MOST Canadian provinces, 35-45k for an unfinished basement.

mostly related to the indigenous school genocide perpetrated by evil people masquerading as church leaders. evil people always look for positions of authority to do their work. If something like that happened to my kids I would burn down the perps house and string him up myself too. My heart weeps for all the families.

I had builder risk insurance on my recent renovation. Bought for way longer than expected to need but due to COVID supply issues we surpassed that. $1100 to add a single week. What a con job.

The price of your insurance isn't surprising- you'd be surprised how many vacant commercial buildings 'mysteriously' catch fire... The value is a little silly though- you should be able to go by 'cash value' (what you paid for it) instead of 'replacement cost.' I'm not sure if you were stuck with that crazy premium because of the agent or because of Canadian regulations but you might want to look for another insurance guy...

@@REALITYRENOVISION call the big companies first. then look to a broker. when you call ask if they insure under construction homes intended to be a primary residence to new clients, then ask about if they do it for current clients. if so, great, if not insure ANYTHING else with them, say a tenants insurance if you rent someplace, any residential insurance. then.. you are a current a client, and the rules could be ok to insure a home under construction. sneaky sneaky

Insurance is such a complete scam. I talked to half a dozen different companies and no one would back my property except Lloyd's of London just because the laundry add on, that's almost completely independent from the rest of the structure, has a cracked foundation. Even with a structural engineer that said it's completely safe beforehand!

Churches are often unfortunately Moron buildings as in they kept at adding more on, often with volunteer work and tight budgets, it's completely understandable but reno work can be a nightmare

In this case is was built after a fire in 1980. We had a building code then and the work was incredible. best buy ever!

OMG. You have got to be putting us on. You have been in construction for how long and you are claiming you didn't know about Zoning Laws and what it took and how long it takes to change them? Just a normal home owner who looks into building a house on a vacant lot in the location that looks perfect only to find it isn't Zoned Residential finds this out all too quickly.
