Nah, he should hit the store while they're open, buy the spares, then stash the fuses in the bottom of the disconnect. That's what I do for all of my fused disconnects. The spares are in the box, ready for when they're needed.

Get experience winning, then you will have confidence that you can lose here and there and it won’t make or break you. Need Help understanding the math in the last few min of video. Ben said his NOI will be $28,600 a year. How...? His interest charge on the loan is $18,000 a year. The loan is 600,000 (say 30yrs...he didn’t specify). That would mean his loan is $20,000 a year plus the Interest charge of 18,000. = $38,000 of bank loan expenses for the year. $46,600 - $38,000 = NOI $8600 for his first year. Am I missing something 🤷♂️. would appreciate the feedback from others. Thank you.

One thing Ben is glossing over a bit is his estimated NOI. Tenants may balk at paying the triple net and move, or they may slowly fall behind with their rent and move. Just because the rents are "below market" doesn't mean qualified tenants are standing in line to move in. There is usually a period that a space sits vacant between tenants. Qualified tenants usually want some free rent for the finish out expenses and the time it takes to get open.

When I buy retail centers like this for cash I sell them at auction and take a spread and move on. I hold my stnl turn arounds unless I get a crazy offer from a buyer paying cash with no financing. Most retail centers are 35% down right now and not 20 or 25% down. Some investors with extreme wealth and long term relationships with a particular bank can get that but it's not the norm. An old retail center like that the reason current owners likely did not upgrade is the lower rents do not have enough current NOI to justify such large expenditures. If that knob and tube catches fire the insurance company on landlord insurance policy likely denies the claim. Sometimes when buildings get 50 to 70 years old the land is worth more than the building and best to tear the building down and build new.

I want to enjoy life and create long lasting memories that live on through future generations of family. I stay on the buy side working with HNW to UHNW buyers purchasing STNL NNN stabilized credit tenant and long term leases. I still do shopping centers but can be thousands of pages to review so more selective on those with clients. BP now has changed over time into something more for beginners mostly so I do not go on there as much as business is non-stop. I guess the question for all business owners is how much do you want to push the envelope? Tens of millions, hundreds of millions, billion net worth? Each level can take so much life force out. Looks like you are living your dream so that is awesome.

I've been growing plants and mushrooms in all sorts of frugal ways, and now finally getting to a point where I can lock down numbers and afford to operate without subsidized land. I've been really enjoying building excel spread sheets full of calculators of my production, calculators of fertilizer mixes, recipes, electrical, everything, it's really fun, and seeing this wise man yell at the camera with so much confidence is some how the most entertaining and inspiring thing I've seen in a long while. Trying to work my way out of a rut lately as I have to move my entire operation because the land is being sold, but I'm ready to start paying the at market prices and to work the system towards the success I'm ever eager to understand how works.

On the pavement, just know you can get an overlay done and they can dig out the 2-3 ft near the curb and it will require less than 2 inches. it can save ya ab out 20-30% on full replacement.

Question why do you calculate only the ROI with the yearly interest paid after the net income. You dont add the capital paid to the equation? In multi family ROI calculations we always see cash flow after reducing the yearly mortgage payments on the net operating income. Is it more of a fiscal or accounting way of calculating the ROI.

When they installed the new roof they should have done away with the termination on the wall. Instead, they should have installed plywood on the interior wall of the parapet, 2x on top of the parapet, and wrapped the membrane up and over the wall, fully encapsulating the wall. No point in having a brand new roof if water’s still going to get into the system…

There could be a potential pullback at the very minimum so I’ll wait. Currently practicing portfolio diversification with the markets and it's cool. I'm up $250k ROI so far for this quarter.

@ 12:14..as he is going over the numbers, I'm realizing that by converting the tenants lease agreements to Triple Net vs Gross Net, the future NOI and FCF will probably increase 5-10% because those expenses will NOW be absorbed by the retail tenants. That conversion to Triple NET, increases the property value from 750K to 1M easily. Just think think how much MORE the property value will increase if and when Ben raises the rents..1.25M -1.3M?
