The timing of this video worked out way too perfectly. By random chance (I filmed this video last week), I booked a free ticket last night using credit card points, to visit family in Canada and flew out this morning…I’m posting this between a layover from a Denver Colorado airport lounge where Priority Pass/Chase Sapphire Reserve got me complimentary access, a free truffle burger, fries, dessert, and nitro iced coffee. GrahamStephan thank you again for your informative video and the websites you provided. Quick question, I noticed that most of this cards that offer points have a annual fees. Having too many of these cards can add up in fees. How bad is it to close credit cards on your credit score?

+Alejandro Valencia It's not terrible. I have so many cards that closing a few makes no difference. I just wouldn't close out your oldest cards, otherwise you should be fine.

Amex Platinum and CSR almost have same benefits. with 2 priority passes can you give one to someone else? same with global entry? exception of the centurion lounge.

FYI you cannot downgrade your Amex Platinum to a $0 annual fee card. The lowest you’d be able to downgrade would be to the Green card which has a $95 annual fee.

One thing you might look into is opening cards in the name of each of your LLCs. This will will allow you to get the bonus multiple times as each LLC gets a card. You still have to co-sign but the small ding is even less on your personal FICO.

Graham, I couldn't agree more on this technique. I just bought my first multi-family two months ago, so I decided to sign up for the Capital One Venture card. After two months, I already have enough for a free trip to Iceland in January. I always pay the card off in full before the balance is due to ensure I'm not paying their crazy interest rates. Keep up the great work putting information out there!

Hey GrahamStephan, I've been on youtube for probably 7-8 years now and you are the ONLY guy that I ever subscribed to! I watch every single video that you upload, but the problem is that I live in Quebec, Canada and most of the stuff that you say can't be applied here... For example, to buy a duplex that won't pay much from your revenue because you only have 1 source of revenue which is the person that rent from you, you need a 5% down payment, a triplex would need 10 or 15% down payment which can easily go up to 50 000$ which I do not have the funds because I'm 18. Also, I spoke to someone at the bank and he told me that the revenue that you make from renting it can't count as a source of revenue because you can't guarantee it. Now you are talking about those credit cards, I've listened to you since the beginning and I've built my credit card since I was 17 the way you said it, but those credit cards are not available here in Canada. Can you please sometimes refer to Canadians in your video? I wish to use your tips but most of the times, it can't be applied here. I will of course search for the same thing that can be applied here, but most of the time, it can't work ... :(

I'm sorry some of my stuff won't translate over to Canada, there are some credit cards that Canadians can apply for (search churning Canada on google), but you'll need to do a little research to see what you can find. As for real estate, some of the principles would be the same but would require some tweaking for your area, specifically with regard to cash flow and taxes. Check out a channel Matt McKeever, he's a small KZbinr who touches on Canadian real estate!

FYI, if you're active duty military.. a lot of these annual fees could be waived. They also extend this to spouses as well!

I completely agree with all of this. I opened a Chase Saphire card because I knew I had a surgery coming up and would spend over 4k in 3 months. I had the cash but I used my card to get the points then paid it right off. Now I have 50k+ points. My only problem is I think I might be spending more money because it feels like I can afford more, knowing this money isn't actually coming straight out of my bank account. I never spend more than I have or pay interest, but I still am probably spending more then I would without it.... Maybe

Keep track of that. I basically just put what's needed to get the points and then never use it after that. I use my amex gold for anything else because of the point structure, but that's it. Plus I hate spending money so anything for me is painful, but definitely be weary if you see yourself starting to spend more.

Graham, it is because people hold balances on their credit cards that they even offer rewards for credit cards. Meaning if everyone paid off their credit card every month then their would NOT be reward incentives. What you are doing is counter to your interests when you tell people to pay off their credit cards.

***READ*** LOL Graham! This is so true. I had to pay school $2,000 so i figured I would open up a Sapphire Preferred card which gives 50,000 points within the first 3 months if you spend $4,000. I get reimbursed from work for the money. I am also going to AC with friends for my birthday in October so i booked that and got the cash. Chase also gives you an extra 25% points if you book flights directly through them. I got about 70,000 points and spent virtually no money. LOVE IT

That block of wood you got with the Amex platinum has a groove on the other side of it to hold your phone. It’s a pretty cool as it turns your phone into a desk ornament.

You can't downgrade the amex platinum or gold to a free card. Those charge cards can only be product changed to/from the Amex Green/Gold/Platinum and they all have an annual fee. Worst thing is the cheapest one, the Green card, is pretty much useless. Platinum is worth keeping if you can frequent the centurion lounge

+Azenix Sometimes credit card companies crack down on visa gift cards, some don't. Just be careful if you go that route.

Azenix Amex in particular changed its police regarding gift cards a couple of months ago that prevented the use of gift cards to count towards the sign up offers.

GREAT video! Well said sir! I NEVER USE MY DEBIT CARD. I use my credit cards for ALL my purchases. They do entice us with great sign up offers but I agree that we should USE the credit card companies and not let them use us. I've been able to earn over $350 (and still counting) cash back with my Discover It secured credit card. I pay my bill off in full every single week. Even though I've earned over $350 in cash back, I have not paid 1 cent in interest.

I have one secured card and got my chase freedom about 5 months ago. I'm 18 at the moment and don't have too much history with my credit. Any other suggestions on more ways to build up my credit or just hold these for a couple years then start applying for more cards, loans, etc? Thanks man, keep up your grind!

+TheReal Sniperr Hold them and then I'd apply for an Amex Gold, it's a great starting card. From there, wait 6-12 months and you should have enough history to begin applying for others!

American Express closed my card because I did not use the card. Use your cards but be smart. Pay MORE than the minimum amount! I tried that minimum amount deal and the interest was crazy. You always have some money to make more than the minimum payment! Keep a notebook on each card. Study them to understand benefits.Most of us don't even understand benefits from cards. Please don't go for the large amount cards if you are just starting out. Please! I'm talking about the $10, 000+ cards.

+Sarah344 Yeah never pay the minimum, best to pay off the card in full. Weird about them closing the card, usually they want you not to use it and just pay the fee. Almost all of my cards are $10k+ and I don't use them, never any problems for years.

Closing a CC affects your credit in the sense it's still going to be on your report (lowering your average age of accounts), and since it's inactive you won't have the credit line available. This isn't a big deal if you already have an established history and a low utilization.

It depends on how many cards you have and how long they’ve been open. It you have like 5 cards and have had them for 10 years it won’t change anything it you have 1 card with 3 months of history it will kill your score

Also with the Gold Amex you can cancel your AAA service because you get 3 free Auto Assist services per year. I had a flat and called the Amex auto assist # and they swapped my spare for free.

Hey grant, 750 credit score at 19 years old. Only a year and 2 months of credit history with 2 cards so far. Should I apply for another card for a bonus and benefits? Or hold off and get some more history in?

Read the fine print when bank churning /credit churning. I went to HSBC to try and get the 225 and had the minumum ballance of 5k, made direct deposits but you also need to have "An HSBC U.S. residential mortgage loan." whoops. Yeah so you can get scammed trying to scam them

Forgot to mention the AMEX gold card is $195 and about the Platinum, there is no freen downgrade option

You can only downgrade the platinum to a gold or green charge card.

If you are military many of these cards will actually waive their annual fee.

Card companies make more money on 28% interest than on the 1.5% they give as a reward. Statistically you are more likely to lose the game and lose money. Of course you can change your personal odds. But someone will lose.

When is the best time to pay the bill to avoid getting charged interest but still reap the benefits of have them report some usage? As soon as you make the purchase? A week later? When the bill comes?

So if i save up to pay my approximately $2500 tuition next semester and pay for it with amex gold, am I misunderstanding the situation or is that $600+ of free money waiting to be claimed? It seems too easy. I’m going to school anyway so why not snag two free plane tickets?

+jdotvlad26 Unfortunately. Some do but charge you 2-3% for doing so which wipes out any advantage of doing this.

As much I love as your videos, I have to disagree with this, Churning credit cards is something I wouldn't advise to do, credit card companies are becoming more aware that more people are doing this and they are limiting the sign up bonus and how many cards you can have if they offer multiple cards. Examples, you can no longer have both The Chase Sapphire Reserve AND the Chase Sapphire Preferred, it's either or (If you already have both, you can keep both, but for new users, no) Also, if you manage to get both, they will only let you have one sign up bonus not both. So don't churn credit cards

+Jaciel Espinosa-Severo Even with the new chase rule allowing just one sapphire card, still is a great deal to get the reserve and cash in on the points. While companies are cracking down, it's still very much feasible to do this a few times per year and rack in points with various cards as long as you're reasonable about it.

I apologize if I am wrong here. So if you get around $1k-$1500 per card and pay $200-$500 a year for the card isn't it no longer free? Plus you can't just close and re-open the same account and keep getting the rewards. Nor is it good for your credit score to have 15+ cards. (Obviously, I am going to extremes). I really don't see how this ends up being free. After the first year, you are paying a yearly membership fee of $200-$550 for the life of those cards as shown on those credit card offers in the video. After 10 years you will have paid $5,500 just to have that American Express card you showed. In the end, it's not free...

+Blake Ingram You're missing the point. Let's take the chase sapphire reserve. $2300 in value for $450 spent. That's $1850 in value. If you cancel after a year, that's $1850 profit. If you keep your card open, you get a second $300 travel credit and pay $450, a loss of $150 - but you also get priority pass, a $99 value, so it only costs you $50. For most of these cards, it's only worthwhile to keep the card one year and Bank points. The Amex platinum is one of those example. But you need to count the profit, not what you spend upfront to make that profit. Spending $450 to make $2300 is a worthwhile investment if you take advantage of the travel and perks.

Hi Graham, If you downgrade or close the card, which one will effect your credit score more? One more thing, after I use 2k within 3months. Will they still have the program which give airfare again or it's only one of a cardlifetime

+Justin C Closing the card will effect it more but barely anything. Downgrading the card will have no impact. The bonus is only once per card.
