Highly recommend strong gate hinges, tough gate latches & gate locks for every single gate into your yard. It’s worked for us like a charm. Planting thorny bushes in areas trespassers favorite access points. And, calling police for any trespassers big or small, complete with security footage from all of your many security cameras on each side of the house from multiple angles. Ring has security lights with cameras, highly recommended. Also, solar lights in sunny areas with no electricity access, battery-operated security lights in dark corners are great deterrents, & wildlife cameras for side & back heavily treed areas. Important to protect your property from a-holes with no boundaries who think your property is their funhouse.

Yes in South America it's acceptable for a pretty much everybody to have a gun. It used to be that way in America but thanks to whiny liberals it isn't that way anymore. Story #1 - I can absolutely believe that sort of behaviour. I live in a townhouse complex and had neighbours who told their kids to kick their soccer ball at the back of my hosue (they were particularly adept at hitting mu screen door), pound on the walls in the early morning hours on weekends, and specifically told them they didn't have to listen to us when we told them to stop. We had the last laugh, after they cut down the privacy hedge between our two units, claiming that they were going to build a fence (spoiler: they never did). They got evicted. Don't screw with a shared stuff on a property that you are RENTING.

The fact they could rip a Coyote in half yet are so perfectly in control that they can herd trespassers back to the owner to be escorted off the premises and that the dog merely pinned that guy rather than biting him make them very good doggos. Breanne story: Sounds like entitled "free range" parenting to me. Truthfully, had the kids not left my trampoline/yard when I told them to, I'd have had the police involved. Capybara story: I'd be holding these idiots with my 12-gauge until the police arrived, then I'd press every charge possible. "Nature preserve" story: At the very least I would have made note of his car make/model/color and license plate and reported the idiot to the police. Pool story: Personally, I'd very pointedly add some "NO TRESPASSING" signs around your property. I'd make sure the new cameras have microphones and speakers on them so you can tell them to leave or you'll be calling the police. Nice way your husband had of telling them to stay the hell out of your pool without actually accusing them of using your pool. Well done. Lake houses story: Definitely NTA! OP, if you have nothing to do with the family anymore, then THEY have no right to use YOUR property. I'm a bit sorry for the younger brother, but MIL needs to learn a few lessons. IMO, the only thing you could have done differently would have been to let her walk all over you. Change the locks/codes and get some cameras installed and point blank tell them they CANNOT use your property without your explicit written permission, provided you ever intend for them to use it again.

First story: The thing to do with a family like that is to just start calling the cops to come trespass the kids. Second Story: The way to handle the trespassers is to put up a sign that says "Pre-booked Appointments only. $500 per 10 minutes of time with the Capybaras" Then have a phone number they can call, and have it go straight to a voicemail that says that at this time there are no open appointments and to please respect this and not trespass on the property. This way when someone comes into the property you can also have them charged with theft of service and charge them the $500 for 10 minutes, which would be a HUGE for the 24 hour guy when you consider that he was probably there for at least an hour. Also, get a security camera. Last story: OP is in the right. Even the MIL said it that OP now has nothing to do with the family, so why would OP allow them to use the lake house then? And if the situation was reversed we all know that MIL would do just as OP did, as would any of the other people at that party.

Story 1: here’s how you stop this chick: if I tell your snot brats to get away from my house one more time, I’ll make sure to contact your employer’s hr department about how one of their employees is causing disturbances on private property. Will her employer do anything?? Who knows. But the threat would make her think twice.

Also, the people that claim to be sovereign citizens don't understand the difference between driving and traveling. So if you're the one operating a motor vehicle, you're classed as driving. However, if you're a passenger in a vehicle, you're classed as traveling.

At first I was actually a bit concerned that the 18 year old said she had no interest in moving out or going to school; heck if I was a parent you bet I would be on that person's tail to make a decision about her life if she was living in my house. But as the homeowner, she needs to tell both "adults" to find somewhere else to live and make the place her own or sell it to prepare for her own future, not just the stepmom.

Story 4: At least the entitled people had the decency to clean up after themselves when they did their parties. But it was extremely rude to create a liability risk for the homeowners. I put these people under the totally clueless category rather than being Karens, at least they can be reasoned with.

Going to make a silly comment that's vaguely related to story 2... I always get capybara and chupacabra mixed up. It makes for interesting conversations sometimes... xD And on story 5: Could they have handled it differently? Yes. More importantly though, *SHOULD* they have handled it differently? Nope.

Story 5 depends on who did what. If OP's "incredibly friendly with" brother-in-law organized the party and knew they were being left out on purpose then 100% NTA, throw them out on their ass. On the other hand if the OP's "never really liked them" parent-in-laws did the organizing and lied/ misled the brother-in-law about why OP wasn't going to be there, then the parents are huge TA and OP who ruined theirs friends celebration of their engagement mostly to spite the parents is also medium YTA. Given that the second seems more likely, I would have gotten the neighbour's statements on recording and had the parents officially trespassed from the property the day after or so. Leave OP's brother-in-law who is a friend out of the crossfire.

You can't jump on other people's trampolines or use their outdoor equipment without permission. You can't swim in creeks, lakes or pools on other people's property without permission. You can't hunt or hike on other people's property without permission. Why is this so hard for some people to understand? There are legal liability issues.

I'm a little conflicted about the second-to-last story. I mean, yes, obviously the neighbors shouldn't have been using the pool without permission, but if they'd already been doing it for years without OP ever noticing, cleaning up after themselves, causing no damage or other issues - I dunno; at that point, I'd say the main issue would be the permission thing. It sounds like these are otherwise fairly nice, reasonable folks, who have functionally proven that they can be trusted to not cause a nuisance - if I were OP, I would've gone over, read them a moderate version of the Riot Act, and then said something like 'from now on, ask first'. But maybe that's just me.
