THANK YOU! Finally someone telling me something I need to know! I’ve only had my license for a month, I’ve been a little lucky and have one client, maybe another. But basically, I’m flooded with multiple ideas of how to get leads and NOONE was able to explain and provide direction for action that I need to take. Thank you! I can’t switch to ExP yet ( cause I have a pending deal and I wanna get paid) but when I’m ready, I wanna join your team. Thank you!

If you are a new agent the first thing you should do is tell all your family, friends, etc... Real estate is a relationship business, selling the home is the easiest part, building the relationship takes time, effort and care. Find an agent who will let you shadow them at open houses, etc. and I would try to find the agent who's always closing deals... A warning to new or people looking to be agents, you are NOT going to sell 20 homes a year right away, nor 10, prob not even 3 your first year. A majority of the time deals will take 6 mos or longer just to get in motion because buyers who are ready to buy likely already have an agent and sellers typically plan in advance.

I just passed the exam for my license on Juneteenth and I am about to pick my brokerage. It’s between eXP, KW, & Exit Realty. Wow, so happy I found this channel! I’ve been seriously getting discouraged because of all the negative videos about real estate. I’m a brand new agent - going on 2 weeks and I’m trying to find the best ways to lead generate. THIS gave me ideas and a plan to start🙏 thank youuuuu. I laughed so hard because I have been doing a lot of that busy work and now it feels like I wasted time in a sense. Cold calling frightens me so I’ve been trying to find ways to do everything BUT that.

If you are referring to real estate school, then no- real estate school primarily focuses on helping you pass your state’s exam. If you are wondering if you receive training from a brokerage, that really depends on the company and team. As a real estate agent you must work under a brokerage in the US. Real estate agents are basically the sales representatives of a brokerage. The brokerage typically is the one that facilitates the paperwork and the real estate agent is the one that delivers it if that makes sense. If an agency is a good agency then they will encourage further learning and help provide learning opportunities for their agents. Hope this comment helps!

As an experienced agent, here is what I would do on day one, figure out your expertise. Become an expert in the neighbourhoods, shoot the neighbourhood videos, figure out if someone calls you what you will say, gain more knowledge first. The biggest issue of new agents isn't that they don't have leads, it's because they don't have anything valuable to sale. Sales are a lot easier if you have a great offer (see 100 M offers by alex hermozi). First figure out your unbeatable offer and I gurantee you leads will flow to you. Say if someone is opening a restaurant and sales are bad, the issue usually isn't marketing, it's that their cooking is bad or their cooking isn't offering any value to the customers. If you have a good enough offer I gurantee you that you will never have to worry about not having enough leads or clients.

Could you give an example of what you would offer? I’m confused because listings have a ballpark range in prices based on negotiation and asking price….so I know you’re not referring to homes. What could I offer that another agent couldn’t?

@@Indicaavocado Well most new agents start on the buying side actually. For that side you could actually be incredibly valuable. Put it this way, if you can pinpoint the right home for a client who doesn't know much about the available homes in the market how much are you worth? On the selling side, imagine if you can accurately predict the sale price of the property and then use techniques to get a better price than that, how much are you worth? Basically, you have to be better than other agents, but that involves a lot of knowledge and learning.

Thank you for this video. I only had my license for a month now and I was overwhelmed by the Realtor fees and the Brokerage fees that all my stress has been paying these fees so I can still keep my license smh. Oh and I am with Keller Williams ( which is not a bad brokerage) I just did understand how everything worked. But I do now. ;D

Just got my Florida license and have two clients I’m about to list their homes…fortunately for me, it’s my Grandma and her neighbor so it didn’t take much effort, but I’m definitely excited about it! My broker has been an agent for 23.5 years, and I’ve known since I was 12 years young. I interviewed with an EXP agent when I started my course, and it’s definitely something I am interested in. Do you think it’s best to start out with EXP or have a foundation built already before jumping on board? My broker has many pros, but also cons, main one being she doesn’t really want to spend a lot of time training, just wants a percentage for each deal. She’s obviously going to show me how to do the listings and the fundamentals, but I’m not sure she really wants to invest too much time into helping me really blow up and become a leading agent here in Tampa, because I know I will become one!

Older, tenured agents are usually excellent at providing advice for transactions and generating referrals but have little clue how to generate leads using social media. Study the few ways there are to generate leads in our business (there's only like 6 or 7) and choose which one you think you can stick with for at least 8 months. Then align yourself with someone who's already a master at that lead gen type. If I were you - I would go all in on KZbin. Tampa is one of the best markets for it. Therefore you want to align yourself with someone who knows how to do social media the right way.

I’m in my first week at Kw, I don’t have a problem getting leads. I have friends wanting me to list, buy and find rentals. What I don’t know how to do is run comps, write an offer, or list a house for sale and get to closing. What’s the best way to learn all of this?

Hi Marc - I am going through a BIG career shift from working for corporate America for decades to joining the Real Estate industry as RE agent which I am passionate about and gravitates to! Currently in the process of preparing for the state and national RE exam to obtain my license here in AZ. Your video is very helpful as I am used to traditional way of doing things and this opened me up to a different perspective on how to tackle my Day 1 as a Real Estate agent. 👋🏼 Brandon Mulrenin & Aaron Novello talk a lot about cold calling over a long period of time builds a great pipeline and generates leads if you stay consistent with it. They are pretty high producing agents but it seems like you’re suggesting outbound calling is not as good as content creation. Is this a preference then for you or do you think cold calling is really not as valuable?

It’s a personal preference. Plenty of people crush with cold calling. But consider this - you will only ever generate cold call leads when you are actually dialing. I get leads from social while I’m sleeping, while on vacation. I could stop making videos for a year and still have leads coming in. I also earn a small income from ad revenue. Also , people feel like they know me because they watch me for hours. Cold call leads will never ever be that warm. If I go to sell my business, how much more valuable will it be to have 10k + audience to market to? Also, what’s providing more value? Calling a stranger asking to sell or educating people about your neighborhood. So actually I take it back - content is by far a better lead gen strategy. But at the end of the day - the best strategy is the one you can stick to for 8 + months.

I just see if a listing agent will give me a time open to tour the house. It's free advertising for them, so they usually say go ahead. As far as what you say would depend on how you want to present the house. I see some that are funny, detailed, or quick. No one way of doing it. Hope that helps a little

If your broker isn't supportive out of the gate, you will struggle! That's a lot to do on day 1 if you don't know how. You need to learn the camera and have down your script. Go live? You need to make it clear that the listing you are choosing to go live with is not your listing. Thoughts?

if you want to be a real estate agent, don't you need to like buy property's and then sell It? Im just a bit confused.

No not at all, a real estate agent is a sale representative for a brokerage. A person that buys property to sell it is an investor or a flipper. A real estate agent is someone who either helps buyers of a home find a house or they help a client sell their house.

I think there's a huge step that you're missing. As a new agent you don't know how to do listing presentations or dealing with buyers. You can get to work but then what?? It sounds to me that when you become a new agent learning how to actually do the work is more beneficial than getting out there and not knowing what you're doing. Any customer you come across will quickly find out that you don't know what you're doing if you don't know the basics first
