I've tried a new probing question recently that seems to work well. I use it in the beginning conversation with a new client. It's very similar to one of Tom's scripts. It goes something like this: "Tell me what you would like to see happen so I can determine the best way to help you." Right up front they tell you what's important to them.

I recently used the first script in the video on an initial listings presentation during the preview when I took notes on the property to prepare my CMA. When I met with the owner again I was indeed able to tailor my presntation to those points they highlighted. Owner said no one else did that and I am getting the listing.

You call these "scripts", but they really are conversation controlling questions.
