I've tried a new probing question recently that seems to work well. I use it in the beginning conversation with a new client. It's very similar to one of Tom's scripts. It goes something like this: "Tell me what you would like to see happen so I can determine the best way to help you." Right up front they tell you what's important to them.

I recently used the first script in the video on an initial listings presentation during the preview when I took notes on the property to prepare my CMA. When I met with the owner again I was indeed able to tailor my presntation to those points they highlighted. Owner said no one else did that and I am getting the listing.

This is really good stuff. I need to find another agent that would be interested in role playing with me so I am more confident in my conversations with clients. You call these "scripts", but they really are conversation controlling questions. Questions are the most powerful tools to keep us in control of the conversation and get the answers needed to figure out what our clients really want and how we can best help them.
