You can not bury a splice box.it goes against electrical code. Keep the access panel or make it accessible with a fancy cover plate flush with the ceiling. NEC 314.29

The electrician recommended rewiring for our intended usage rather than putting an access panel in for a junction box that, if we were doing this from scratch without an office in the front, would not be in that spot to begin with. Also - shout out to everyone who has emailed with actual offers to help here. An HVAC company emailed refusing to accept money wanting to help move the mini split for free because him/his boss have been following and felt bad about me getting screwed. A licensed electrician emailed ideas and said he wants to stop by and do a good amount of the scope of work and not charge. I can't accept this, I will be finding a way to sneak money into the pockets/bank accounts of anyone who actually does this(after background checking to ensure you are not eugene v2). I am humbled almost to the point of tears reading these offers and kindness from people who I do not know who just feel sorry that we got screwed. I don't have words for it besides thank you.

@@rossmanngroup Take the HVAC guys up on the offer. The previous quote was based on an absolute worse case scenario. It really doesn't look that difficult in the videos. I've installed a half dozen of these systems and they are way easier than my normal AC repair work on a tractor or truck.

Glad I wasn’t the only one who noticed that. Shouldn’t the GC be subbing a licensed EC anyway? HVAC contractor will figure it out, but I just feel like that space is a bit to big to be cooled and heated by just those two mini splits and radiators.

@@rossmanngroup - be VERY careful of ripping up old floor tiles. As Matthew G & Lightning Demolition said below 1 day ago 'Careful of the floor tile. Could contain asbestos especially if they’re 9”x9” ' Either get the tiles tested for asbestos before getting them removed professionally, or don't disturb/damage them, and just put new flooring over them.

After seeing the state of construction of that floor I absolutely retract what I said about trying to salvage it. You were absolutely right to want to gut the entire thing, Louis. There isn't a damn thing Eugene did that wasn't half-assed work.

yeah, to be clear I don't know much about the specifics of construction, but I got to know him enough as a human to realize I don't want to keep anything he had his hands in. i wasn't saying it from a place of carpentry knowledge, but from a place of customer distrust.

I don't know how widespread this tradition is, but at least here in Finland it has been common to hide a contemporary newspaper somewhere inside during construction. This tradition goes back like to the first days of newspapers, as far as I know, but at least to the last century. Possibly very common and normal all around the world, but I have no idea...

If I was Louis I would be pissed people where smoking inside my building. Go outside for that shit. My brother had to the same issue with house. We came by once to do some measurements and no one had been there for two days due to the weekend. But there was beer bottles, cigarettes, chicken bones just laying around his living room floor, massive pile of shit elsewhere. What was annoying is he bought them a extra dumpster and they still refused to throw their garbage away. He is still finding some of their trash 2 years later.

Loius was absolutely right to rip it up. Had they moved in with this floor, it would have had a 100% chance of caving in and they'd be left with a floor not only less level than the original, but less stable too.

There were no laborers cleaning up this site. I get the cigarette thing, but it is douchey to smoke on an indoor site. I used to work at a studio where everyone got high, they had the courtesy to go to the emergency stairwell to smoke, not in the rooms/lounge themselves.

I saw that when it was being built, but as an european I just thought that maybe they do it like that in 'murica or that is just a temporary support so he gets the floor level and then puts proper shims under it. But no, lol.

Chinese people have to work harder. There is a reason why a specific electrician in my area is used by everyone that live within a 60km radius. Most people saw him growing up. He is recommended by every chinese. He is refered by everyone within a tight Social circle. If he is not that well known he will not get any business. If it is a White guy however, chinese won't ask for any references. As for Chinese, other chinese will not hired unless he is referred by others. Something is definitely wrong here when the White guy is less trustworthy than the Chinese guy.

@El Bottoo White privilege does exist even among chinese. I have very fair skin (I'm 100% chinese blood) and i lost the ability to tan by high school. In primary school kids use to touch my tan skin and find it awesome that i dont burn easily in the sun. Now i learn that there is such thing as "skin bleaching". Africans, Indians and chinese need to bleach their skin as it does affect them getting a job. I'm not sure if this is considered "white privilege" but it does seem the fairer the skin the higher the privilege.

It’s good that you document what you found (substandard construction). I’m not a tax consultant, but because the previous work had to be (not elective) demolished you might be able to write off the entire payment to the previous “contractor” plus any work to get rid of the substandard work versus just the portion that did not get done. Plus, again would need to get a legal opinion, since the work was not done to code and/or industry standards, criminal charges (versus civil) may apply. Just something to keep in your back pocket if the opportunity to use down the road pops up.

19:14 this was honestly the absolute worst place to start cutting up the floor boards. I know the floor is trash but leaving some walkway and starting from the back at least avoids you having to carry stuff through the door while balancing on 2x4s with nails sticking out of them.

Would still personally prefer Brenner, their work looks high quality, the company looks very professional and has years of experience but only if they are affordable. Even after the mess a few of the community being idiots caused them they still came to assess the job, give a portfolio, took notes and arrange for a quote., kudos. Sunny as a second choice, he may be a great likeable guy and hopefully comparably cheap but 2nd choice as he has way less experience and i think that will show unless he has a team of time served staff that know their stuff.

I think Sunny will go above and beyond to prove himself. And personally, I have a gut feeling - a good one, I like the dude.

cjay2 As someone who has a degree in CS but also has a contractors license (much like Sunny), that’s not true at all. Experience is no indicator of future success or job quality with both contracting and computer programming. Considering you are watching a KZbin channels who’s ENTIRE purpose is to guide people I find this comment rather ironic. Will it take him longer, probably but I have seen many well reviewed “experienced” people fail spectacularly and not experienced people go out, learn and do it great. If anything the new person (if they’re trying) does better because they don’t use shortcuts. Nothing here is rocket science or hasn’t been done before. From this video, Sunny seems like he would do a great job and is certainly knowledgeable.

cjay2 I can agree for scientific stuff and more complicated fields like network infrastructure but in actuality with 95% of building and even programming knowledge makes a difference but overall skill/intelligence is much more important (at least with relatively small, scrappy companies which are the main places I’ve worked). With contracting I’ve worked on jobs with people who have been extremely well reviewed with scores of something like 4.7/5 and a ton of reviews. They didn’t do good work the first time around (at all) and they ended up coming out three times before it was right. All of the garbage work was done in areas that weren’t obvious so the average reviewer wouldn’t know. Brewer will likely do the job well in the end, it’s just Louis would still have to be just as involved to get there. The only advantages would be financing (which obviously depends heavily on Louis’ cash flow) and insurance. Apart from the bathrooms, I don’t see the need for anything more than super basic insurance since anything that goes wrong wouldn’t be bad enough to be collectible since really this is all cosmetic.

Having watched some of the demolition video last night (I couldnt watch it all it was so frustrating!) watching sunny with the circular saw 1 handed, not cutting in a straight line and nearly burning out the motor, i wouldnt let him anywhere near any power tools! Same as paul, giving it the big one that sunny dulled the blade immediately after he himself hits a nail with it.. Stick to the electronics all of you...

Ok so I do like Sunny, he seems to be a nice and funny guy. And you also like and respect him. It seems you're kind of friends. And that's where I see a potential for problems. I'd advice you to keep it purely professional. Sunny might be very competent but imagine something goes really wrong and you have to sue him... IMO there're two things that have proven to be a high risk to destroy families and friendships: Money and construction. And this project includes both risk factors. I think it would be better for both of you if you hire him as an project advisor because he'll probably identify issues sooner than you and Paul will.

A different take on this. Hire Sunny. But, throw your own guys at it too. In for a penny in for a pound, lose a couple of guys from board repair for a week but gain intimate knowledge of what was done, and get opened quicker. No disagreements about what was done etc later. Offsets some cost of labour for contractors anyhow and keeps laser focus on getting it done. I bet you'd all have a blast, learn something new, and be more than happy with your new place.

This is the same reason why we didn't want to take volunteers for the demolition. We don't want any of our viewers getting injured for trying to help us, even if they sign a liability waive.

My thoughts on Sunny - After the Eugene incident, I'd like to be very cautious, not because I don't think Sunny will do a good job, but I've learned that we should to seek the opinions of other contractors/specialists before finalizing a course of action. Eugene recommended the deck idea, he said that self-leveling concrete would be way too heavy for the floor, and now we're ripping the floors. I've spoken to several licensed contractors and they recommended.... you guessed it, self-leveling concrete; however with the huge dip in some areas that I've never saw before the deck was built, I want to get all the suggestions I can about how we should tackle this before Sunny or anyone commits to this. I have heard from multiple contractors there is concern it's too much dip for self-leveling concrete alone. They cannot give us solutions until the deck is gone. I spoke to a contractor who asked why we allowed OSB when the switch was made. They said they wouldn't even use it for shelving and that solid plywood was the option we should have stuck by. I felt embarrassed saying, "There was an article online that said OSB had the same strength as plywood so it was decided that the switch was ok." We didn't defer to the expertise of a contractor or seek the opinions of multiple contractors about the OSB and that imo was the HUGE mistake. Eugene's con - imo- would have been stopped immediately if we took a breath, did some fact checking, and called up some contractors for their advice. Back to what I was saying.... if the flooring is outside of Sunny's scope, we need to go with someone who has the expertise to do this right. I do not want to have the floor done THREE times before the store opens. With this round, we'll have a lot closer supervision on this than we did that last time. I know that you guys would catch things we may overlook. You guys have brought up good points and concerns that I'm taking notes on and passing to Louis.

@@cinnavision People are telling you that the floor can't take the weight of self-levelling concrete. But, they are not engineers, and can't possibly calculate the load that the floor is capable of taking. They are going based on a hunch. Get a structural engineer to examine the floor. They may be able to tell you why the floor is not level, and if the floor can't take the weight of concrete, can it even take the weight of a shop full of heavy benches and people. Their advice may be the best basis upon which you proceed. Who knows- maybe there is a serious issue underlaying the root cause of the sloping floor. Or maybe it is something trivial to repair from underneath. One thing I've learned is that there is a time when it is right to listen to independent professional advice.

Sunny seems like a great guy and a great friend but I'd still choose one of the other guys. From my own experience in getting friends to do work for me it always ends in disappointment and can strain or even destroy a friendship. The price you'd save from choosing sunny is a lot less than pricelss expense of the potential destruction of friendship if things go wrong and something will because it always does with construction. With a 3rd party if problems develop it sucks but you won't have the torture and conflict of knowing a friend is involved. Just my 2 cents!

Alright, my verdict after seeing all three... A. Landlord's guy: I think this guy will get it right at a good price. B. Amos's group: Probably great work, but pricey. Unless he gives you an influencer discount. C. Sunny: Good guy, but hard to get a feel if he can handle the scope of work. Get the feeling that he's more comfortable with small jobs. Like why not have his own preferred dumpster company? Having you schedule the dumpster in NYC where parking is at a premium... Weird. If he wants to cut you a break, and let you buy the materials, he should still go with you to get quantities right and use his contractor discount, ect.

I'm sure Sunny will do a good job. Possibly a bit more than he can chew, feels like he's fresh out of the oven (it does look like he does know what he is saying and doing, but like, I think he doesn't have years of experience behind him?), but I'm sure he will rather pay the cost from personal time and health rather than mess with Louis. He'd be kinda getting a second chance to prove himself to Louis, and that's a massive motivator - slaying that psychological nemesis he's been (knowingly or unknowingly) cultivating since Louis fired him. (and from what I've seen, he definitely feels more grateful about it than bitter, so I'm pretty sure the energy is gonna lean on the positive)

@@phillylove7290 What's wrong with it? I reno'd my house and hired my neighbor as my electrician. We went to Home Depot together and filled up the shopping cart with needed materials. Even found some recessed lights on clearance and bought up the whole stock to put in the basement. He did a fantastic job, and I've got the best looking most OCD organized electrical panel I've ever seen.

It's extremely rewarding to know of a boss that trusts a guy he fired 7 years ago, because was objective enough to see the man's progress, instead of having an egomaniac take at the guy forever. Never been fired, but have seen how people not even fired, but leaving a company by own will, get for ever badmouthed by the boss... through the years. Makes u believe in humanity again...

I mean he seems to have been doing this for ages but only now has he screwed over someone with nearly 1.1 million subscribers on KZbin and got all kinds of bad publicity that is top of the Google search page when you look him or his company up when he was flying under the radar before.

@@christiangeiselmann I am a demolition contractor and have had a lot of floors tested. The inspectors I talked to said the chances of a 9 by 9 tile containing asbestos is close to 100 percent so you can tell just by looking at them. I don't know why, maybe it was just one company which made that size? It can save you testing money if you just assume they contain asbestos and either leave them in place or know that you need to budget to have a professional remove them. There are a lot of other asbestos containing materials including tiles, adhesive, roof mastic etc. So all suspect material to be disturbed should be tested.

10:00 Hey Louis, You CANNOT hide any electrical junction box behind a wall or ceiling, It MUST have a face-plate, and have less than 1/8" gap between the box and Sheetrock to meet fire code. -Only low voltage connections can be enclosed behind Sheetrock and even that is not good practice.

Your steam system is single pipe system. Very few 'baseboard' radiators can accommodate steam, especially single pipe. Pipe size vs grade of the radiator (2 percent). Steam has to flow up the pipe, condense, then return in same pipe. Water cannot exceed 1/3 pipe diameter or it will back up and not heat. If copper fin tube is used you will find a temperature will rise and fall rapidly (enough to be annoying). Burnham offers cast iron baseboard heaters, but they have to have grade (3/8" per foot). This may not be esthetically pleasing. BTU rating will have to match your existing rad.

It's not a crowbar. It is a *pinch bar* also called a *tyre lever* in some countries . A crowbar is much longer (6 ft), thicker (1") and heavier (20lbs).

Louis, don't talk yourself into working with Sonny just because you know him. Get him to write down exactly how he proposes to do each task and put a time/manpower breakdown to each. I've been around interior and exterior commercial construction for over 40 years, my opinion is that he's a bit of a fish out of water. Don't let this one spin out of control, you only have one bullet left in you gun. Use it wisely and check and check again. My spidery senses are tingling a bit. I want to see you succeed. Sure its a pretty simple job and he may be able to do it well, just keep your eyes open.

It's not the only consideration though. There is a reason why 'right next to the door' is the default position for light switches (and there are (usually) equally good reasons for why they are elsewhere when that's tge case.)

I was thinking the same. Should put one switch in the front for the front area, and then put the other switches behind the desk. Also, I would leave that AC unit where it is, but finish that wall part so it extends all the way to the other end, and make it into an archway and look intentional. Moving that AC unit involves removing the freon and rebraising the lines and readding it and it's a big expensive job.

I was in doubt how bad the floor would really be, but then in the first few seconds of this video I see that they used a block of OSB to support and level the beams (at 0:05 to the left of the nails). This OSB would get crushed and split more and more over time due to the dynamic load of people walking over it. Always use solid would for that, plywood might work okay but OSB definitely not!

Why not use leveling compound instead of giving up 8 inches of your space. You pour it down spread it out and let it dry. Then you roll the liner and lay linoleum or hardwood on top. You loose 1/2-1 inch of height max and it takes 2-3 days to dry. That framing they did should never have been done unless you have a huge drop from one side to the other.

Louis, why you did not choose a floating floor? Like in data centers or machine rooms? You would have a nice leveling and reconfigurable floor, plenty of space for wiring outlets, data lines,hvac.. etc.

I would advise caution against pulling up the old tile, you might consider laying over the top, a good contractor will bring this up. I know a lot of people may be triggered by that suggestion (feeling it is cutting corners) but tile that was installed pre 1980 has a small chance of asbestos and if the tile predates the early 1960s it has a very high chance of having asbestos. Asbestos is most dangerous when disturbed (e.g. broken and it then releases micro-particles that get trapped in your lungs and skin.) Also it requires special permits and expensive remediation to remove it properly.

@@timramich yes some older Vinyl tile did contain asbestos , it just matters on how old it is. Just google search Asbestos Vinyl, sheet vinyl is worse than tiles but both can be expensive to remove properly, and as mentioned by another the fines are horrific.

I like Sunny. He's confident in his abilities and has done really well in life. In the retro gaming handheld and amateur radio worlds we have a word for this type of work: "Chinesium". You can often tell a fine Chinesium board by the way it looks - leftover flux everywhere, cold solder joints, solder flakes, batteries soldered directly to the mainboard, etc. Right now you have a finely-crafted "Chinesium" floor.

Kind of amazing that a licensed contractor did this work... I'm not a contractor and when I build my own stuff I at least observe basic building practices and keep it to code. Fasteners should never support a load... that is just common sense and basic physics. Fasteners hold things together, they do not support loads. Plywood is not designed to span and must be supported... It's more work to bungle a job than it is to just do it correctly. At least it looks like they used *some* glue for the plywood.

The license is just a way for the state/city to tax people instead of having low barriers of entry which benefits the economy. If the licenses worked we'd not have these issues. A licence to operate a business is nothing but a parking ticket, and unlike parking tickets that are enforced there's no sanctions no over-sight etc. on licence holders. Not even minimum quality assurance. Hence licences are pointless.

​@@timramich Yeah, completely different. Usually the fasteners, locations, and number of them are engineered for the load. I'd trust their little plywood supports a bit more if they were glued and screwed... but just nails in wood? They'll work out over time much faster. While you can toe-nail floor joists to a rim joist, there is a standard number of them and fastener-size guideline for this. Even screws in wood like that will loosen up and start to make noise. We're dealing with 2x4 pine lumber here, not W36 x 650 steel beams. Louis wants a quiet level floor and that wouldn't be it. As was discussed in the video, the raised floor should be shimmed. You want wood structures to be supported by other wood in a compression load. If they properly shimmed the joists, anchored it all to the existing floor, and properly glued / supported the plywood it would have been fine. The little plywood scabbed-on blocks will be pressed against the floor repeatedly and want to twist away from the side with the plywood block. It'll help loosen the nails even faster. Sunny alludes to this when talking about the header. The header should be extended all the way to the sides of the opening with cripple studs supporting it from below. Like he said, it would probably work just fine... but it's not the correct way to build a doorway or window opening. You're supposed to transfer and divert that load around the doorway, not through it. It's not a load bearing wall so it's not that big of a deal... just lazy to build like that. The rockwool is sort of a waste too. All it will do is absorb resonant sounds and will do almost nothing to mitigate noise transmission throughout the floor structure. It's great stuff for helping reduce noise between rooms though. I was impressed the first time I used it. It does not help much when the noises you are trying to reduced are penetrating the environment through joists, studs, flooring in the same room, etc. Properly shimming, gluing, and anchoring will do way more for noise reduction. To truly make it quiet the whole floor surface would need to be floating on isolators without fasteners as well as add dampening shield to the flooring. The fasteners themselves will help transmit noise into the floor structure. It's a lot of work to make a wood floor truly quiet. Too much cost to even be worth it. I'd just deal with the uneven floor. Patch / smooth the "big" holes and call it a day. I'm assuming that's a concrete floor. But what do I know, I'm just a nerd. If you want it done correctly, spend a lot of time to learn it yourself and do it or spend less time but more money to find the correct person for the job.

@@gtfkt good point, a hefty squirt of Liquid Nails would've made sure they were immobilized. Of course, there was still the issue that he cheaped out and started making them out of goddamn OSB, then on top of that, wasn't even making sure they were TOUCHING THE FLOOR!

@@gg-gn3re Nails are strong, the problem is the nails are in shear and would have broken or been pulled out. Supports go under the studs not on the side.

I don't disagree Sonny is a good MacBook/computer repair shop, and that you can absolutely trust him. HOWEVER, this doesn't make him a good or motivated building contractor. This isn't his specialist area. I strongly advise hiring Brenner.

Louis Rossmann Hi, I think it will be worth considering wireless switching for the lights. You could turn on the lights before you enter and switch off after you’ve left. It would also make it easy to switch individual and groups of lights.

I thought the same thing running some form of open hab amd setting scenes for open and close procedure... Quick tap on ur phone trigger lights, tvs, hvac, etc... Im sure louis could figure out the electronics... Lol

Hardus Swanepoel You can buy Sonoff switches at about $8 a piece. They have WiFi and you could reflash them with Tasmota if you don’t trust their ‘security’ (you shouldn’t). There are plenty of other p&p solutions but I’d prefer open source software over proprietary sw.

NOT to code! Sunny's suggestion to patch over a junction box is a dangerous code violation. Do NOT do that. Very basic, he must not know what he is doing... Watch out for Sunny! BTW I used to run a commercial construction company.

OMG, that floor construction was CRAP. Everything was crap! A truly amazing job by the Eugene company. It turns out you escaped pretty cheaply by just saying "No mas!"

Louis, remember the major part of carpentry is stacking lumber, you do not hang a floor off a wall and expect it to stay unless it's supported underneath. not supporting a header is a no no.

Don't put the TV's on a switched outlet, it's not recommended to turn them on/off like that. It will be better for them to have constand power, and turn them on/off with a remote. If the TVs are the same brand, one remote will work them all.

Leaving them powered up overnight is a (very small) fire risk. Damned either way.

Or... Switch off the TV with the remote first, and _then_ hit the outlet switch to kill power to the outlets so the TVs aren't continuing to drain power. I've done something similar with my TV for years, and it has been perfectly fine. Sometimes I don't even switch it off first.

@@mjc0961 General idea with modern electronics is, that it has switched power supplies and those don't like repeated cold starts -> capacitors in them discharge completely when they are off and then there is a surge when they rapidly charge after reconnection. This combined with aging and drying of the caps may cause that the thing will not turn on again. Many brands don't have issues like this at all, usually because they use high quality name-brand caps. High powered electronics (such as motor inverters, known as VFD's in US) often have special arrangements to pre-charge the capacitor bank with low current, but we are talking about devices worth 4,5+ figures.

I'm worried you are going to pick Sonny. He is a nice guy but if you want the job done right, go with Brener. He has all the big boy tools, the knowledge and has a huge amount to lose if he screws up the job and he knows this. You have to put your feelings aside and go with the best contractor. Sonny isn't a contractor. Brener is. Good luck.

Do you know them personally? $68,000 it’s the quote from Amos’ company, tiles and paint not included. Sounds a lot considering there’s no construction to do. And more expensive isn’t always a guarantee of a better job.

You can not hide a junction box in the ceiling, it's against code. You can rewire or just put a plate on it

The junction box was there when they initially demo'd that front office space. There is no reason for it to be there now since we do not have an office space there, so having it there makes zero sense, as does putting a plate/access panel. Rewiring the setup as it would have been run if this were an open space was what the electrician recommended doing.

I would recommend you to rip the floor out asap, so the contractors can have a good look what the floor lookslike and come up with a good suggestion what to do with it and give a quote accordingly.
