I think particularly in case of smart world they have taken money from maney people but their name is not in allottment list I personally know people who have paid 10percent but still have not got any allottment after 8 months. They have sold more than the actual number of flats. That is why they want to use frozen units to allot flats to people from whom money has been taken but not allotted in phase 1. So they are counting on by opening frozen units earlier. This is my guess. It's a classic case of eating more than one can digest.

Same here i had given 10% but haven't received allotment now every time new months dates are coming. I don't know what I have to do? Can you suggest something?

@@MrIshanchotani bypass all channel partners and meet smartworld officials directly. But the challenge is they r so surrounded by channel partners like bees that getting to smart world management is a challenge. But talking directly to them and get it cleared is only solution. They have to confirm that ur unit is secured. Thier channel partners are mostly crazy people.

@@MrIshanchotani have u been to their registered office and met the officials there? Go to the reception and ask for appointment. It is possible that crm is also channel partner only. U have to do bit of research to even know who is official employee of smart world the channel partners are so deeply spread.

Signature on sohna road is rightly priced. Smart world and signature in new gurgaon and expressway appear to be too expensive for the area on offer. Right now nobody knows how those extra amnities that they talk about will actually feel like. Whether that small swimming pool will. Ever be used by so many people. Smart world is creating some confusion in allottment and BBA for many buyers. Signature global dealing and pricing is very transparent. But Deen Dayal story is not sounding as great as affordable. Because people r coming up with better looking affordable at more than half the price. Look at millenia 4....in the promotion videos it looks like at Same luxury level and more carpet area as Deen Dayal at half the price. Indian buyer is very price conscious. What is the return the buyer is getting compared to new and better affordable? Smart world created lot of buzz and said all inventory sold last year. But even now desperate sales people r approaching to sell inventory. And I know so many people who withdrew after they saw that in BBa carpet size of 2 bhk is 570sqft...which is even less than some of affordable. So Deen Dayal is not a very clean buy there are lot of things to consider before buying it. I think in case of Deen Dayal builders are getting greedy about profit margin. Hence it's story cannot be as great as affordable which is a genuin case of customer benefit..but Deen Dayal main builder apna profit pehle dekh rahein hain. My analysis could be wrong.

Smartworld sector 61 seems to have good prospects due to location and the low rise luxury concept. Affordable are mostly high rise and with lower pricing the crowd would be different than deen dayal. I feel Delhi walas would still prefer a low rise option over high rise. Apart from that, other low rise options in vicinity of Smartworld sector 61 have slightly different concept of basement / terrace allocation and are already near 3 CR from pricing perspective. Also, other luxury options are near 3 CR too. Therefore, I feel the sector 61 option has good growth prospects.

@@techy2444 agree sector 61 seems more promising than sector 89 and is better priced compared to other low-rise in golf course extension.

For 2 bhk it's around 550 to 600. For 3 bhk in range of 650 to 750. Plus basement with furnished office or full terrace

@@j3tiger Hi MJ, I have also booked a unit in this same project. According to my in-depth analysis, their marketing for 2BHK is 1150sq.ft Super build up area & 3BHK is 1548/1650 sq. ft. Just reduce the 230sq.ft from 2BHK & 250/260sq.ft from 3BHK which are basement area respectively to Get the actual Carpet Area. Actual Carpet Area for 2 BHK - 920sq.ft. or 102 gaz & for 3BHK - 1300sq.ft. or 145 gaz / 1390 sq. fr. or 155 gaz. Please share your opinion also
