DESTROYING The American Dream With Build To Rent Homes

The rise of build-to-rent homes in the United States has sparked a contentious debate surrounding the quintessential American Dream. Once a symbol of aspiration and homeownership, the proliferation of these rental communities threatens to undermine the traditional ideal. The concept of owning a home and building equity has been replaced by a transient lifestyle, as families and individuals opt for the convenience and flexibility offered by renting. This paradigm shifts not only erodes the sense of permanence associated with homeownership but also jeopardizes the long-standing belief in the American Dream as a path to financial stability and generational wealth. While proponents argue that build-to-rent homes address the evolving needs of a changing society, critics lament the loss of a cherished tradition that has shaped the nation's identity for generations. As the housing landscape continues to evolve, the impact of build-to-rent homes on the American Dream remains a topic of passionate debate, with implications that extend far beyond real estate.

That is not true in many areas where there is rent control. I've also found that the market price of rentals doesn't keep up with property taxes. Sure, I can raise the rent due to my new tax increases, but it does not mean people will or can pay the higher rent.

I bought my first house (a townhouse) on a $20K/year salary. And that was an interest rate of 11%. What nobody talks about is what about retirement? I would not be able to survive on SS if my house wasn’t paid for. What’s going to happen when most Americans have no house to retire in because they were forced to rent all their life? This is a bad situation, very bad.

Your comment contains the answer. The equivalent to you buying your first townhouse in 20k/year would be someone being able to do the same on ~40K/year now (depending on how old you are, no need to say). That's not possible for most Americans. But they still need somewhere to live 🤷🏾‍♀️ Our advantage is that it's easier and cheaper than ever to invest for retirement, which will help some people, even if they only rent. But increased cost of living makes it hard for a lot of people to even do that.

In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

Ok- I have a lot of experience with real estate. I have been investing for 50 years and never lost with real estate. This is what I did and this is what you should do if you wanna get ahead. Rent out one of your bedrooms to a single older adult who's income can be verified. That will pay half your rent. Then look for a duplex. This is called sacrificing and it's temporary. Us older folks all had to do it. After you have the duplex now you look for your single family. Rent both sides of the duplex or sell. If it were me, I would keep it. This is how you get ahead. Young people want to move right into their dream house. It really doesn't work like that. I had to pay 14% interest when I bought my first house. Yes houses were much cheaper, but so were salaries. I made five dollars an hour at that time so it was a sacrifice. It's the ones who are willing to do that, or buy a dump to put some sweat equity in, that will eventually end up in their Dreamhouse.

Check out short sales and foreclosures. I bought two properties for half price on short sales. You have to check with the banks. Granted there may not be many now, but I think a lot will be soon coming up. Another thing you might want to do is look for multi families. Like a two unit or three unit. Might help your kids in the future as well as give you a house now. I bought two of my sons a house in the last five years looking for deals. 30 years ago when my third son went to college, instead of paying for him to live at the college. I bought a condo right near it. I ended up selling it for twice as much when he was done and gave him the money to buy a house. I now have six more houses because I've been buying them over the years to give to my grandchildren so my grandkids will all have a house. How did I do that? Most of these were multi units and I was able to use the rent to pay for everything over the years. Single-family houses are a burden. I know I live in a single family lol. But all my rents pay for everything. And all my rents are really low. I like my tenants, and they never move. Probably because I never raise the rent and keep the places nice. You cant be greedy or you'll have problems.

I live in Texas in a new home community; these are upper end homes next to a lake. About 30% of the homes are rentals, and as of March,19 out of 66 homeowners were 90 days delinquent on their HOA fees. It was mentioned that most of those delinquent were corporate owned, and if they are not paying their HOA fees, they are probably not paying their taxes ($12,000+/year) or mortgages. Boy, do I have experience with this one! When I was in my 20s and 30s, I did not want to own a home. I had no problem renting and I loved not having the responsibility of homeownership and liked having a landlord to fix everything. I also moved a round a lot in different states (I was young with no interest in having kids or a family and finding that place I wanted ot call “home”). What ended up happening was it in my 40s rent starting to become an issue. Not only were the rents becoming incredibly expensive. My rent would go up every year, causing me to have to move out every year into an volatile rental market. There was a stretch of time where I did move every year and it was always a scary and depressing time because I didn’t know if I was ever going to find a place to live. This is when I began thinking of homeownership solely to get out of the rental market; but of course homeownership became out of my reach. I just can’t afford a mortgage. I live on the West Coast so rent and home prices are insanely expensive. My hometown which I absolutely love and had to leave has an average rent of $2000 for a 1 BR and there is not one home for sale that is below $1 million, unless of course it’s a major fixer-upper which you might find for $800,000. I currently work with people in their 20s and 30s and many of them say they do not want to buy a home. They say it for the same reasons I did when I was their age. They do not want the responsibility of homeownership. Plus it already feels out of reach. It’s like the housing market is so insane. They already know that it’s an unreachable goal, so why bother? So I do think there are a lot of us out here trying to buy a home, who normally would not want to but are feeling like we have to buy a home because rent is pushing us into being homeless.

All of the communities are owned by large multinational institutional investors and it is big business and all the rage right now. The powers that be are definitely doing everything they can to turn us into a renter nation. The one thing that has made America unique is its robust middle class. And a HUGE component of a strong middle class is wealth generation through property ownership. All socialist/communist countries around the world have one thing in common: only the elite and well-connected class are able to afford property ownership. The rest of the country is forced to rent. I hope that doesn’t come to fruition in America, but we are barreling toward that faster and faster each year.

Thanks for this video Kristina. At the end of the day, we all talk round and round about housing, but it'll NEVER be solved until THIS ISSUE is solved. Not just you, but EVERYONE should be talking about this, and only this! Corporations will always be able to out-bid regular people, and corps can buy so much volume at one time, buying up entire newly built communities. Inventory is so low to begin with, and it can never increase while this is going on. There is no way to stop this, except legislation banning or greatly restricting corporations from doing this. THAT is the only solution. It's what everyone should be focused on. But most people are voting based on cultural issues, and many young people who are the ones most affected by this are too politically apathetic and confused to ever form a strong voting bloc to stop it.

You are right! They can't profit building small homes and moving people and equipment around to build small homes. Boomers are not being selfish, they have no smaller homes to move into. I am one and have been looking for years for a 1 level affordable 2 bedroom but so is everyone else. The owners know of the demand and jack up the price. @@tstanley01 buddy, the avg sq ft per lot/per condo/per apt has been drastically trending down. You are basically right if you tunnel vision one specific housing startup type. That is mid/luxury builds. So basically your primary point is just not entirely accurate. The thing is people aren’t just looking for ANY place to lay their head. They want a whole host of features that they consider baseline requirements now. These are expensive. If that weren’t the case, i guarantee you you’d be seeing more smaller homes with basic kitchenettes shared bathrooms etc etc. that would be more affordable. Additionally, the primary reason things are expensive is simply just not building enough and certainly not dense enough. There should be far more density near transit hubs. The one surefire way to keep from ever retiring is to always be a renter. I work with people that are in their 60's and some almost 70 that don't ever see retiring in their future because they rent their home or apartment. One even came back to work after she retired because of the rent increase. Unless you are a millionaire, you can not go without a job as long as you are paying rent. Whether you rent an apartment, house, or a mobile home, at any time the rent can go up and then you either have to move and pray that you find something cheaper or you have to get a better job or go back to work. Rent is in most cases much higher than you'll ever pay for a mortgage. This is a great plan for these big corporations that want you to be a slave for the rest of your life. The only way to ever have financial stability is to own your home and be 100% debt free. Sure you have to pay property taxes, but that is nothing compared to the cost of rent. Plus when the landlord's property taxes goes up, guess who the cost gets passed onto? So that one girl that said how she doesn't have to worry about property taxes has no idea that she is paying the landlords property taxes, insurance, and extras that goes towards the maintenance of the house. That is why rent is so ridiculously high. It has to cover all the of that stuff. So your not paying insurance and taxes on your home, your paying it on someone else's home while you have nothing to show for it. We have all heard the words "You will own nothing and be happy". This is exactly what they are doing.

As an example, 2 years ago one of these condo monstrosities was renting a top floor 1 BR unit (500sq ft) for $4k a month. IMO, affordable housing isn’t gonna happen and home prices aren’t going to go down enough for the average person to buy.

I lived in a build to rent community for 3 years. They were an extremely cheap build with wall radiators that burned the walls and ceilings, and a wall unit fan. I was responsible for the lawn, snow removal, maintenance, pest control, and all utilities. I was not allowed to paint or get things fixed without approval but I had to pay for it all. They used drywall paint that dust would stain. When I moved out they charged me another month's rent for "repairs" which they didn't make. The neighborhood was filled with sinkholes. I lived in 200 sq for 800 starting buy the end over 1000 for base rent. I was the first one in that home and it was falling apart by the time I left. But there was no other choice, it was slum or that. No other choice in that area. There was no fence, it backed up to a busy road. I had to buy my own washer and dryer, which they wanted me to leave without paying for it. The fridge was really poor and would freeze food, the dishwasher didn't wash dishes. The stove was the only working appliance. There were no other amenities.

Thank you for the enlightening video. I didn't realize this build to rent phenomenon was happening. Of course, it is a travesty. I thought lower income families were encouraged to buy homes with low interest HUD loans. This is terrible! The comment about retirement is spot on as well. No SS benefit will cover rent, utilities, food, entertainment, HEALTH CARE, etc especially as we get into the population increases of the baby boomers.

Owning takes a lot of sacrifice nowadays. I took a different job even though my former let me homeschool. So the kids are in public school for the year and we are scraping everything we can together to get into a home. I just don’t think it’s getting better we waited too long and now it’s hard but we want to get in before it gets harder.

Thank you Kristine. Truer words were never said. Renting is throwing money away, and enriching someone else. Renting is a good solution for some situations, like when you move to a new city for a while. but it should always be viewed as a short term solution.

In my 27 years as a landlord, I've noticed that what mostly holds people back from buying is irrational fear. My SFHs are always for sale to the tenants, and if they didn't have the income/credit to buy, they probably wouldn't have qualified anyway. I remind them every year by newsletter, yet they rent for 8-10 years on average. Speaking of that, I did sell a house to a tenant who said, "I wish I knew you were willing to sell years ago." Me: "I say so on the newsletter every year." Him: "Oh, I never read those." (this was back before the prices went insane)

Exactly! How many people in their 80's and 90's can afford a $2500 a month payment on their SS income? It's not like they can get out there and get a construction job or anything. That ship has sailed on them working anymore or at least working enough hours to pay for that rent.

I moved to FL and got an apartment. They required rent to be only 33% of income. Then, a year later increased rent to be about 55% of income. No way to save for a home when most your income goes to extortion.. er.. I mean rent. The apartment community is owned by a REIT. There is no way their expenses from inflation went up 25%. Office staff did not get a raise. Affordable housing is only being made by Coleman and Ozark.

Kristina, you are right, this is propaganda. Affordable housing is almost non existent, and if people think that it is bad now, wait until they are retirement age, and they are trying to find affordable housing on a fixed income. It is very worrisome.

I rented apts for 40+ years, and was fortunate to have reasonable rents and good landlords. Eventually, the rent went up and up, and the landlord...well. I saved for 20 years, and used those savings to buy my little piece of heaven 2 years ago. Owning a home is so wonderful. It is hard to see people shut out of this option. And, no, I don't think everyone should have to save for 20 years like I did. That was my choice.

My wife and I have been saving for the last 5 years so we would have enough to put down on a house a house, and even bidding $20K--$30K over asking we lost all our bids. Now we're just stuck renting because the rates have gone up so much. Thankfully I pay reasonable rent and my landlord is a decent person. That said I'd buy a house if there was something available worth buying. I just refuse to pay $50K over like so many of the house are still going for. The bank would certainly lend me the money, but its not worth it.

Kristina, this has already happened in m state of Delaware, these homes are made fast and have already been rented for said "$2200-3k". At the moment I am caught in that cycle, my rent went up $200 from last year, I make decent money, however, it's hard to save of a home, then the prices of homes are not under 190k....and I am single.. the divide is real. Thank you

I saw a video the other day in Elizabeth NJ asking for 5200 a month 700 credit score requirement and 200000 salary minimum requirement. Even at 200k salary who would pay 62400 a year in rent.

I think corporate cronyism is a big problem, and naturally that has a major impact on housing. In other words, the problem isn't limited to housing--corporations dominate all aspects of government. Health care, education, infrastructure, our currency, etc. How in the world we go about attacking this problem, I have no idea. It's a bureaucratic monopoly, which is tyrannizing all aspects of life. Our government isn't ours anymore, it's basically a giant HOA run by criminals and "Karens." But how do you disincentivize this kind of behavior?
