I think buyers are very vulnerable. I almost bought a piece of property that was protected wetlands! The realtor didn’t tell me, I found out when I ordered mulch before closing - the mulch man told me! I would have been in serious trouble if I tried to do anything with that land.

Someone thinking of buying land also needs to consider what that land was used for in the past. Where I live, on eastern Long Island, a lot of people bought land that was formerly used as farmland, which meant that it was poisoned for decades with all kinds of pesticides...which meant that the water table was also poisoned. Those who bought the land either had to have a filter system for their water installed or pay to have their houses connected to municipal water, which could run into a lot of money if the land is far from the municipal water pipes. There's also the idea of building a home on such polluted property...especially if you plan to raise children...but once you've bought it, you're stuck.

Yes your so right I always tell people to go to the local 4hcenter they can give you a topicalgrahic survey they also can let you know if there were any dump areas on that property ....it also can tell about soil in that area it's rather cheap to get the paperwork from the 4hcenter

Interesting you brought up Colorado. What's actually known by very few are property taxes. Many people in Colorado buy a cheap piece of land with the intent of having it as recreational use. But what in Colorado, property taxes on undeveloped land are in the range of 28%. And you can't always get a permit for a well.

@@josalynnb6921 A perk test is done on vacant land that does not have access to a public sewer system. The test determines the ability of the land to absorb and process the material from an onsite septic sewer system.

I have a guy who says most (99%) will perk it’s how much you want to spend on your septic. Hire a soil scientist 👩🔬 skip the county if you love the land

You forgot to add running electric. It is expensive to run electric to your property if it doesn’t have electric line running to it. We have family that inherited 20 acres broken up into 5 acre lots and the two that got the really pretty land in the back are mad because it’s going to cost them a fortune to run electric back to it. Having the power company run electric costs a lot more than water and gas.

6:06 This is absolutely true. I work for a soil engineering firm and I conduct the soil compaction tests for foundations for new homes. I've ran into some that were not compacted enough and people are asking for trouble with a foundation in poor shape. Great video.

man these test will equal or exceed the price of any property id like to buy either way if you keep getting unlucky you will run out of $ just from testing each land but in the end will have nothing to show for your money spent. Thanks for the info now probably won't ever go impulsively buy a property.

2016 $52 k asking , my price 3/2021 with survey from seller $28 k. This 13,000 sf lot meant nothing to anyone but me :) the neighboring property. Commercial. Near Sedona arizona. The old building GI bough was $125 and 4 yrs later doubled . It’s now a medical clinic.I’m having fun.

I can thank you enough for all the information you put out there! I have been looking to buy since 2020 in CO, but the prices are so high that it has been impossible to buy. You can sell the timber, you will just need to find that company ahead of time.

Look at the going rate of lumber at local mills. In my region they post that online. It’s then your responsibility to see about getting g the wood to their mill. In some cases I’ve learned of folks who have had tree services do all that for them and, in times like these especially, have made some significant money. Literally thousands per tree.

There are no $100 surveys. In CO they have mortgage location surveys which aren’t really surveys. They might be $100. They are worthless and they “surveyor” might not get out of the truck. Otherwise boundary surveys can range from $1,000 to $10,000 depending on your state and if it has been surveyed before. The biggest factor in cost for a land survey is if it has survey markers already and has been surveyed before recently.

Well vs. rain catchment; Septic system vs. composting vs. outhouse vs. outbuilding above ground septic system vs. grid sewer system check legalities before purchasing;; Wells can cost WAY!!! more than $15k depending on area and if you actually hit water the first time a hole is drilled. More, the water table may be tainted with chemicals and/or bacterial contaminants.

Had lake lot in MN surveyed. Next door neighbor had their lot surveyed. Their survey said they owned 10x120ft of my lot. Sued my surveyor.

So if a piece of land is zoned “agricultural general” which is the least restrictive.. and there is no HOA (covenants) do you have to get a water permit if you want to make a small lake? And am I able to plant any trees without the fear of them ever being cut down legally? Since it is zoned agricultural general do I need the timber rights? If anyone knows please let me know ASAP :)

I have a family member who wants to gift me an acre of her land. I will need a septic tank, but all other utilities are at the road. I wonder how much it’ll cost to connect electricity and water from the road to the home?

Generally the farther from the hookup points the more it will cost which can vary from area to area and whether or not you do it yourself or hire someone else. I had an acre lot which was narrow but long. I believe it was around 102' wide X 400' deep, the road was in the front and the utilities were in the back at the property line so I opted to put the home near the back to have shorter power and water lines which I ran myself (the septic system was included in the lot price) but the driveway was long and I did it in gravel just in the spots where the tires roll.
