The reason it’s not listed yet is because this developer prefers to negotiate off market at first mainly because he has a following of billionaires who love his houses. He has built some Malibu houses we’ve never seen inside because it was sold before completion and the owners kept their privacy

I’m not saying he’s succesful every time, just saying that's how he operates and i bet he's currently offering this one for qualifying buyers(aka very rich people) privately. This is one of a kind. This builder is an artist. I would love to see more of his builds. It's not ostentatious or giving way to the obligatory features you usually see in estates of this size. It's so tasteful. A lot of mansions look way to big, cold or stuffy or like hotels. With rooms and features you'd probably never use. They don't feel like a home. Even if I had the means I wouldn't want to live in them. But this is a completely different story. I think that even if you were homebound you'd never feel closed in or bored. My first thought is if there were some way to incorporate some of these features in a smaller footprint at a more attainable price point for even the average 1%er. I disagree on the opening ceiling in the master bedroom. That would be really cool falling asleep under a warm, starry, fall night or beautiful spring morning with the aroma of flowers and plants and the birds waking you up. It's a real dream home.

It's not worth it! Next to no views and a small yard. He put the pool in the side yard to not take even more space away from the main yard - unfortunately it's now on the edge of the property and also west facing, which means that you get no sun, except the annoying 'in your face' late afternoon sun. All of the tall hedges are there for blocking some of the neighbours, that would otherwise have direct views to your property. The mansion is also in a major firezone, so good luck to even get fire insurance with all the greenery and the expensive stuff inside. Next to the property are two lots that are undeveloped and have permits for big mansions, which could mean you have to live 5 to10 years through the noise of new construction. All of the pivot doors and big hydraulic gates are prone to tecnical issues and you'd need a specialist to fix or tweak them. Especially big pivot doors need constant adjustment after couple of years when the foundation has settled. The lot wasn't the best in the first place, the developer did a great job, but he had to rearrange the way you get to the house because it was so heavily sloped. This took away anticipation because you dont see the property from the front or back when you arrive - only some section from the side. The kitchen is more like $10 million dollar level and doesnt even have two islands, which I would expect from the most expensive house in L.A. On the ground level it features three sitting areas next to each other, which dont really serve different functions. It shows me that they had no idea what to do with all the open space. Look at the interior style of the developer, his properties kinda start to look very identical. Watch his San onofre property and than this one - you will see what I mean. It's never ultra luxury if your property is basically a photocopy of somebody else - it's not unique. Btw the property called 'The One' had acres of flat land, twin city views from every angle, etc. etc. - but it didn't even sell for $170 mil. IMO you would completely ruin yourself buying it for anything over $70 mil, especially in a buyers market as today with high interest rates. L.A. is not what it once was, prices are way down and the city is losing population. Bel Air has been losing population since 2020 and crazy California will definitely find a way how to tax the living hell out of you! Dont get distracted by the finishes!

The best use of a retractable roof in the master BR is to make a joke at the expense of a bed parter who passes gas. I would say something like "oh, what have you been eating" as I open the roof and laugh. On a more mature note, I think this house is more well designed than The One. As you pointed out, it has many impressive features. While it is a contemporary design it manages to still have personality and good taste and to not get lost in a sea of indistinguishable, contemporary monstrosities. I've never seen any spa like the one you showed here. Finally, I agree that this house look established thanks in large measure to its landscaping. Villa Siena looks like a property designed for someone who wants NOT to be seen while other such houses in the L.A. area, such as The One and many others, look like properties designed for those who desperately crave to be seen. Maybe that difference in design is attributable to Ardie Tavagrian's personality which you described in this video.

I think the sleek, glass-box, modernesque style (which reminds me of commercial office bldgs) has been done to death, but something about this property can't be argued against. In turn, I guess the traditional Hearst-Castle-type or Aaron-Spelling-style mansions of the past were done to death too. Will be interesting how today's format is judged in, say, 150 years compared with the even larger Downton-Highclere-type properties built 200-300 years ago.

The color palette looks to be non harmonious and there is too much happening like being pulled in every direction . That marble 7:50 also looks artificial and it stands out as an eye sore. The curved staircase is beautiful. I do not like the front door. I prefer a regular size double carved wood door. I prefer French doors and French windows in my house. This guy is AFRAID of getting a copyright strike. Not the music used in the actual sizzle reel instead it's some cheap af piano crap that actually makes the reel sound cheap. Also he skipped the movie theatre showing Top Gun. Which is just crazy. A tiny two second video clip of a movie with no audio is not gonna get a copyright strike. I think the most useful thing he said in this entire video was that it has a natural feel and it doesn't look like any of the million dollar concrete boxes infesting the hills of Los Angeles. I'm paraphrasing but honestly the way I said it is more interesting. My big issue with this video is that for most of it he just kind of gawks at the sizzle reel and says stuff like "Wow that's a big door" or "The property so great." And the reel he's showing us is easily half the length of the actual reel. I'm glad he added the insight about the lot above the property at least. That was useful.

I missed this video for some reason. Very colorful architecture, unique and rich, might appeal to someone. Warm eclectic 60s/70s vibe that never happened. Solid location on map but they have relatively limited views to the golf course and it's not that elevated for general views so it's not a 10/10 view. Is it worth 177, no. Worth half? still no. If I measure it in google earth the house is barely over 20k sqft so they need quite the underground structure to get to 35k. The house has a lot of showmanship, if you have guests over they are not going to say it's a boring house. But would you want to live in it? is it a must have at any price... maybe not. Because it's wild someone might pay art dollars for it but a more broad market value, 48 maybe?
