As a Northeast realtor, I will tell you the number of overbidding and highest and best is crazy and continues to be even with this Market. Congrats, I hope this is a forever home because at the price point that the country is paying for a real estate you better stay put and loved every bit of the home.. I was amazed that the seller would allow you to videotape for as long as you did in their home. It's a beautiful home

I went through bidding wars. It was a horrible experience and very stressful. Over 50 offers and I finally got one. People were paying thousands over asking price with double digit offers. It made moving to another state so difficult and stressful. Example: house was listed for $400K, sold for $480K. Hope your family get the house you want.

You waived your contingencies? As a agent of over 20 years that was stupid. You just seen what the inspections showed on the last house, could be the same on this one. It could need $100k in work under the hood and you cant walk away. DUMB. Your agent gave terrible advise. She should have warned you how insanely risky that is. Good Luck!! Once the excitement wears off you'll regret it.

@mikoltavas2434 her agent advised her to make a offer she couldn’t back out of. A typical offer will protect you with contingencies to back out if inspections don’t come back good, if the appraisal comes back to low, or if you can not get the loan. She would have to buy that house no matter what or get sued if she did. There no asking for repairs or credits if you find mold. Doesn’t matter. Your locked in. Her agent said make a offer without contingencies. Which ones? Inspection only maybe? Hopefully not all contingencies. It’s very risky and I would advise any client of mine unless they are a savvy investor to never do this.

I moved to Georgia and it blew my mind that this was happening. Waived contingencies, no inspections, paying thousands over asking, no closing cost being paid by seller, and companies turning pre approval letters into cash offers for an additional fee. It was overwhelming for me and stressful. The market and how realtors are doing business has changed. I fell that she was being honest about the current state of the market. On top of all this to buy a home, property taxes have escalated tremendously due to the bidding war. Thanks for capturing the experience. I wish I did but the stress it caused, I will never forget.

That's how we did it with our house. It was contingent on if the inspection passed. We managed to get the sellers to fix and replace several broken but relatively minor issues or take off of the closing cost of the house in exchange.
