"DIY Farmhouse Renovation: 3D Indoor Plans Revealed, Partition Removal & Exposing House Foundations" covers it all really.
Our DIY Farmhouse Renovation continues as we finally remove the rotten and wood worm eaten partition in the hall exposing the bathroom for all to see before fitting a modesty curtain. Plans for the under stairs toilet and basin are revealed along with a 3D walk through of how a shared family bathroom will look in the future.
Ben exposes more of the derelict farmhouse foundations to stop the damp soil sitting up against the farmhouse walls. This is another step towards the much needed land drainage around the farmhouse and improving our ability to dry out the lime and stone walls.
Being complete beginners at farmhouse renovation, really needing a "homesteading for beginners" guide and now starting amateur archaeology, we are taking it slowly, enjoying everything we do no matter how hard it is, to one day realise our dream of running a fully functioning homestead from our once derelict Irish Farmhouse.

Good morning, Dawn & Ben. I like the idea of a small two-piece bath under the stairs with the back window providing natural light to the front hallway. The thumbnail today with Dawn's joyful smile was absolutely delightful and uplifting. You're almost to 10k subscribers, hope that leads to monetization.

Good afternoon John, how are you? Our last couple of houses had a downstairs toilet and basin and we would miss not having them I think. It is a good space to put it and the room is there. With that said though, it would also be lovely to have the huge hall way, but we can't have both I suppose. Dawn was very smiley in this video, it always makes me smile when she smiles. We feel quite on top of things the last couple of days, which is nice. So close to 10k, it is incredible John. In our case we needed 1k subscribers and 4k watched hours to become monetised which happened I think the end of August last year. Now KZbin give us money for watched adverts in our videos. Some videos are as low as £1.50 for 1k views and the odd few being more. We won't get rich just yet, but it all helps. Thank you as always John for joining us and commenting :-) All the best.

You might consider also leaving a bathroom on the ground floor. Consider aging in place, accidents or surgery requiring no stair climbing- like for instance knee or hip replacement, fractured leg. And If you ever have to sell, it might help the resale value, etc. love your videos and projects.

Hi Rebecca, how are you doing? It is something we considered keeping, just with a different layout, but we decided we would cross that bridge if we came to it. One thing we know is that there is room for a make shift shower at the end of the hall if we ever need one at a later date. Seeing all the light and space, now that the wall has gone fully, it would be a shame to close it all back in again. Thank you Ber for watching and a commenting such lovely comments. The time was right and everything just fell into place for us and it was a now or it won't happen situation. We are so pleased we did it. A lot of hard work but worth it all. Still going too, probably for many years. We hadn't heard of Kate & Alan, so a quick Google and Wow, that is quite some lifestyle. Bealtaine cottage is quite something too isn't it. Not too far away from us I don't think, but never met her. Just had a look for Katie and Scott - population: 2 - that is incredible. That staircase is absolutely gorgeous no wonder you want to switch the bathroom out. Love it! So cool to see Dawn making sparks with power tools. Thinking back to her wariness of getting the screws to go in at an angle and now watch her go!

Good evening Tracy. You have a good memory to remember back to then, even we had forgotten Dawn had said that. But yes, on the grinder, outside building repairs and who knows what else... I think I am out of a job really. When my mum came to stay for the few days, the first thing she wanted to see was the stairs and landing. "I love the look of it" she said. With the stairs having a bit of TLC, the bottom riser and tread replaced it should look lovely. But yes, open up the hall as much as possible and let the old features shine. Thanks Flyover Urban Garden. We love them and they will be staying. We have a tread and riser to replace at the bottom but the rest seem ok. It had all been treated for woodworm and the house is now a lot less damp which is a good thing as we have no intention of the stairs coming out. They are such a feature. I think once you get your French Drain in and slope it down around the house, you should see a big difference. Good luck!

Hi Jan. We tend to agree. After I had finished this bit the rain really fell and it was an eye opener on how much damp was being held against the wall. It pooled on top of the stones and then drained away about an hour after the rain stopped so the timing was great. Once a French drain, or channel is done it should flow straight to the ditch. Even the small channel Dawn pulled back December is still doing well. Fingers crossed it all works out. Thank you for always joining us Jan and commenting :-)

You have it all sorted Theresa. So I have been looking at transport so you can pop round and give us a hand hahaha. Your vision and ours seem quite alike. I am sure Dawn will get the hall looking nice once we know what space we have to play with but she does seem to have the knack of coming up with things we both like. We have in some houses had to take it back to bare brick. Pug up, then re plaster. Old houses that we took back to the original due to when they were built. Plaster coving, installing old iron fire places, ornate ones with tile. Plaster roses, oak skirtings. Doorways and doors, all from reclaim places. This is what sells houses for great prices. The only thing we never did was the electrics, left that to the professional. We would sweep the chimney’s and have an inspection carried out. Replacing floorboards ect. Making a warm, welcoming home’s. Kids first homes to sell for a profit to put towards their forever homes. I loved the challenge and the end results. 👍👍👍👍💜

That’s the plan with this place to try and get it back as original as we can. It’s been such a shame that we’ve had to take out as much as we have done so far 😔 we would have loved to have been able to keep all the floorboards but they were so damaged with either rot from the roof leaking and/or woodworm. Will definitely be looking into reclamation places for floorboards though rather than buying brand new if we can help it. Electrics, yep, left to the professionals although Ben would have liked to have done them but it’s a bit more difficult to do them yourself over here as a certificate has to be sent in to the electric company from a qualified electrician. It is most definitely a good challenge to have, everyday something different going on!

Great to see you again. The best part of living in a building site is that you have the chance of using the spaces and realizing what you need or prefer, before you do it. The passage did add so much character upstairs, and you'll have smaller rooms to heat. It's going to be interesting to see how you do the layout, there are loads of possibilities.👍❤

The upstairs bathroom door should 100% defo open outwards into the little corridor. It'll give you way more internal bathroom space

Hi Pete, thanks for watching and commenting. Once I have it marked out on the floor we will be able to see the real space of it and not just on a screen, which wasn't to an exact scale. A door which opens does give a lot more space but if it is as big as the current bathroom downstairs, it may be able to open inwards making little difference. But, we will see how it goes. Even though we had already cut the top off the wall into the bathroom to let more light in, removing it completely made such a difference to both light and the open space. Granted the toilet looks odd at the end of the hall but it isn't forever. Dawn does like her Pinterest board and it is full of lots of good things. I like how real you are with saying "much later date" :-) It means you are on our wavelength hahaha. You have a lovely week too and thank you again :-)

Aww thank you! ❤️ we’re just making it up as we go along lol but it’s nice to know that we might inspire people. Sometimes it’s hard to keep moving isnt it? Thankfully that does pass and you get right back to it again! Oh Yes, it has made such a difference in the hall, so much light it’s lovely! It looked good didn’t it, the digital mock up…looks a whole lot more modern than we are going to make it look but it was good to see how it can be arranged.

You always loved the upstairs corridor, but also remember the tiny little job of the floor being a little bit wobbly and needing some tender love, hence goodbye internal walls. Also remember you have had the shower upstairs already, albeit it did rely on the Irish Weather to provide as it was an external fitting through the ridge and other gaping holes. Now the whole structure is bomb proof, and the allowing the lime walls to breath you will be able to re-construct how you want it.

Haha yes that did rather decide the fate of the corridor didn’t it?! And yes we had forgotten the open air shower upstairs too! If we had been lucky on which floorboard we stepped on up there, we could have bypassed the stairs to get downstairs too! Bonus! Joking aside though, the place has dried out sooo well everywhere it’s amazing! I think I read somewhere that it can take about a year or so for a stone house to dry out a we should just about be cooked by now! It will be even better when we get the cement off the front of the house….but that’s a job for another year! 😂 Lovely to see you your name appear Joe as always and hope you’re keeping as well as can be expected ❤️

I love the under the stairs half bathroom idea! Also having a family bathroom upstairs will be nice as well! I like the layout that the West Cork Wanders did their upstairs, but they have a slightly different staircase than you. Also, beautiful work on the trench around the house! Lovely progress and always lovely to see you guys! 😊💚

Thank you, yeah we thought it would be a good way to keep a downstairs toilet but also not lose the length of the hall or the light coming through the window. Yes we love Clare and Rob’s upstairs layout too and shamelessly took our inspiration for keeping the bedrooms as they are and putting in en-suites in each one from their ideas, but to be able to put the passageway back and create a main bathroom is going to be great and probably a lot nicer for guests 😂 Every little helps with the trench, it’s looking good and should help any rainwater to travel past the house now rather than being sat there in the soil against the house. We have no idea how old we will be by then though lol. We have always made improvements to the places we have lived in, even a couple of the rented houses because rented or not, it is still your home. You can still have a lovely library under the stairs and a bathroom. Just make the door like a secret door so it looks like it’s part of the library wall but it’s actually the door to the bathroom. Very fun and you get both things ❤ also it could be a fake library so only book sounds from real books if space is minimal.

Hi Emma We are hoping we will be able to do something, maybe not quite as posh as the one on pinterest though. We already have a door, one of the original ones from upstairs which won't get used, to use as the bathroom door, maybe somewhere we can make room for books. Thank you very much indeed Evert. Although so much work needs to be done with walls and ceilings etc, we wanted it to look a little bit nice until the rooms are finished. It looks presentable as long as the person coming is forewarned it is basically a living renovation lol. But yes, pretty much free in cost. What used to be scary is now just a job which gets done. Envious, I know what you mean. A friend of mine sold his house and bought a caravan park in France the other year and I was so excited for him and envious. I had no idea it would be us doing something sort of like it a year later. It does make you believe in yourself when you are doing it all yourself. Thank you very much again Cath :)

I really enjoyed this...what a lot of lovely light. I can just imagine it finished with the walls a light colour, small table with a vase of flowers near the window, and the staircase stripped back to a pale colour. It will be a beautiful thumbnail....

A study / office... you know me well enough Kath to know that it wouldn't get used as it sounds like work to me hahaha. Seriously though, it would make a good space for that. At the moment, my desktop PC is sat on the kitchen table and chair beside it so it needs a space somewhere. 10k, so close to 11k now, it is incredible. And just think Kath, you are one of the oldest - hahahaha! Thank you for always being there Kath and I hope everything is well with you and yours.

Hi Kathleen, how are you? It wasn't loads done but it is a job that needed doing and it was nice to finally get around to it. We spared my Mum the curtain door for her stay and waited until she had gone home. Not sure how quickly the under stairs toilet will be done but we will get there. Lots to do as always but we will get there. Subscriber numbers are incredible, we are blown away by the number, it went up so fast. I added the 8000 thank you graphic Saturday morning about 10am. We had no idea it would go up another 1000+ in such a short time. Thank you for always watching and commenting Kathleen, it means a lot to us :-)

Thank you Jackie, don't the stairs now fully exposed look nice. When we took the ceiling boards down for the electrics, we cut the top of the bathroom wall of and never put it back because of the light it gave. Now with it all gone it is lovely. Thank you for always joining us Jackie :-)

That doesn’t mean we don’t beat ourselves up for not being as quick as others, well me more than Ben lol but he is more laidback than me about these things! It’s hurtful when people criticise your choices isn’t it? We are, and I would assume you too, are doing the best we can with what we have, whether it be skills or finances or both. People sometimes forget that normal day to day life goes on alongside doing something like this yourself too and trying to juggle it all is difficult at times. Ours will take as long as it takes….hopefully not too long 😂 but realistically it is going to be a fair while!

Hi Linda. Thank you for watching some of our previous videos. Sadly not. There are two wells shown on the old maps and neither is on our land. This house used to walk 100m down the lane to a well / spring. It is still filling / running but sadly the road washes into the ditch and it is contaminated. I am sure it would be fine once filtered for washing etc but it isn't our well to pump. The other lies on another property. Hopefully, one day, we will have a more permeant solution to our water which isn't relying on the good old Irish rain. Thank you again and for commenting :-)

Our toilet cistern is also a sink it takes up less room and the water used to wash hands is then used to flush the loo .

Hi Dawn and Ben, wow, what a difference the removal of the wall makes to the space, great idea for the downstairs toilet and handbasin to go under the stairs :) liking the idea of the family bathroom going in on top passage way, you could use a bifold door to make it jack and jill for the bedroom without taking too much space from the room. Doing a great job with the drainage Ben, that should make all the difference in thwarting the damp.

Hi Ellen, how are you? Jack and Jill... this is a new term I haven't heard before Ellen, could you expand on it a bit for me please? Any ideas are always welcome. Already with the few heavy downpours we have had, we can now see just how much water was being held by all of the soil. Now with the soil gone we can begin to look at the best way forward with drainage for the side of the house. I still have the front soil to remove yet but feel this will have the same result as the side. Thank you as always for watching and commenting :-)

@@thecornerhouseproject a bathroom with two entrances, both of which may be locked for privacy. When using as an en suite, the bifold would be in use, when in use for more than one room, the landing door would be accessible. So, when your son is home, he would have his own bathroom, but should there be other visitors the bathroom may be made accessible to others by using the door on the landing instead and locking the one leading into his room. :)

Hi Annie, how are you and how has your week been? There is always one of the cats keeping a close eye on things. I had two supervising me outside, not that they would admit to it when asked. The plans are nice to have. The bathroom looks completely out of proportion but it gives an idea of how it will be. We also know what the corridor will look like from the original one. ( And replaced on the curtain so keeping the theme ) Bit draughty when sat on the pot though. Mind you it was anyway. Glad you're not changing window for a door. Just come from a house with front and back doors opposite. Was a year round wind tunnel. A Victorian idea that was dead in the water by Edwardian era . We are just on happy Mitch, maybe a sudden increase of 2500 subscribers or nearly 50k views on the timelapse put a spring in our steps haha. No blue on the walls has made a big difference. Although it still isn't a finished paint job, it looks cleaner. Today we started on our bedroom and that looks a whole lot better too. It is still draughty, the curtain sways while you watch it, but it will do for now lol. No, the window will stay where it is. That would be a whole can of worms opened I am sure. Indeed! It’s so lovely to know that most of the rotten wood is out of the place now. I’m sure there’s few more bits hidden away above windows as well but we will get to those soon enough. It will be lovely when we get to the stage when there is no more wrong…I have a sneaky suspicion it may be a while yet but we will get there lol Ben said thank you and so far no aching, he did say though “if it had been 12 months ago, he would have been laid up for a while!” 🤣

The wall being taken out, the rotten wood gone has made a big difference to how large the hall looks and there is so much more light now. Aww it looks so much nicer to be able to see all of the staircase open. Love that staircase and it has let a lot more light through as well from the landing window. Yes, the corridor, we missed it the minute it went down, so when Lukas said “you can put the corridor back if you like” we were pretty pleased with that and didn’t need telling twice 🤣 Thank you very much! We are chuffed to bits with the subscriber count….very very surprised to say the least but very happy! Hi Barbara, thank you so much for watching and commenting with such lovely comments :-) We will have a go at most things... the roof is a no no at the moment though and maybe even with full scaffold, it may still be a no lol. But on a whole, we will do as much as we possibly can. We think the hardest of it is now done and with the learning curves we have been on, we aren't so scared about things anymore and try to just get on with it. We really are living our dream and in time we will get to relax and live them :-) Thank you so much again :-)

What a great video today, you both look so happy. Removing that wall has made a huge difference in brightening the hall up. We aren't very good at telling people what needs doing or giving direction to others so asking for volunteers would lead them to wondering what they should be doing instead of sitting drinking tea haha. Thank you Julia. It is starting to be more homely as we do little bits. We have been removing more "modern" paint from the walls today which is on top of the lime plaster. We feel it will be nicer to do it in stages than a mass of scraping, filling with lime and then white washing. Bit by bit and class each bit as a job in it's own way. The top tip for sleeping in a tent for three months is someone giving you a sofa bed so you can sleep in comfort from the second night :-) I think our backstory may be a little bit different if we had been sleeping on a blow up mattress for the three months lol. The shower wasn't bad at all. I always promised Dawn it would be a minimum of slightly better than one we used in an AirBnB. It went through various upgrades but was always strong enough and hot enough to make you feel like you had had a good shower. Great to hear about the sofa bed and the hot showers ✌️ Re. your question. I'm from Costa Rica & my husband is French. We've been living in Dublin for several years. We visit our countries of origin often, but we don't plan on moving back. After our kids leave the nest, we'll find a nice warm place to live somewhere in Europe or the Americas (not far away from the kids though) and retire 😊 that's the plan 💖✌️🙏

Hi Wanda. Early plans were to make it a utility area with the washing machine and tumble dryer, but with the toilet going under the stairs there may not be room. Once the large outbuilding is complete we do have the option of both going into the smaller building out there. You know us Wanda, our plans can change lol. Thanks for watching and commenting :-)

Removing that wall and door has made a hugh difference to the space and light in your hallway. Regarding your sons bedroom upstairs have you considered opening a doorway directly into his room from the landing.It would mean knocking an opening in the stone wall . The existing door could lead straight into the proposed family bathroom thus avoiding the need for a corridor. Just a thought.

Hi Jose, thank you for your suggestion. When we first came, we did discuss the option of putting a new door into our bedroom, but this was if we wee keeping three or four bedrooms. We don't mind the corridor going back up as it was there originally but can see what you are explaining and would work well. It is like a lucky dip with us Simon, you know that haha. The downstairs will have a toilet and basin put under the stairs in it's own bathroom (minus a bath or shower). The "family" bathroom will be upstairs at the end of the corridor we will put back in. This will be a shower, toilet and basin. Thanks for always watching :-)

Under stair toilet/sink will work perfectly (in Canada we call a tiny bath room that's only big enough for a toilet and small sink a powder room and it's always very near the front door.) Hey, if Harry Potter could sleep under the stairs, surely you can pee there haha (I'm feeling sassy today.) Good work digging Ben and scraping paint Dawn.

Great to see you working on the inside of the house! So interesting. Could you hang the draperies from the exposed beams in the ceiling. And is the hall wide enough to put a small antique floor standing coat rack with attached mirror at the top in front of the draperies on the front door side of the draperies. Then a floor lamp placed on the wall side of the hall for some light. Also a bookshelf or table in front of the draperies in the bathroom side would make everything seem more wall-like and private. Just for now until you make the big change to the great ideal of the toilet under stairs. Anyway that is just what I would probably do if I lived there. I hope you work on the house more as I really like that. I like your house! Thanks!

Hi Tura, thanks for joining us. There will be more inside work as the time is coming to start making the improvements we need to do before (sorry for this...) Winter starts to arrive. The more we can get done the warmer and cosier it will be. We did indeed hang the curtain from the underside of the beams using part of an extendable curtain pole. Loving the floor lamp idea and the fact that you "get" the just for now until approach. Everything would be much faster if we didn't live in the house while renovating it but it was our choice so not complaining. It isn't as bad as it looks really, just needs some paint hahaha. Thank you Sandy. You wouldn't think that by taking down just a bit or covering the stairs would look so open and different. The curtain is only a temporary thing... for as long as it takes but at some point we will get the bathroom done upstairs and the toilet under the stairs. There is always a ginger supervisor somewhere :-) This is the only issue with living in the house while trying to do everything to it. It takes a bit of planning before starting as we can't just walk away from a not finished bathroom for a week. But, it is our choice and it just means things are slower to get done. We think it will have been lovely. From what we have been told, it only fell into a bad way once the owner died. Up until then the house was well looked after from it being built 120 or so years ago. It was a grand house back then and even now people know it as the two story house. Thank you very much for watching and commenting :-)

The fact that you can go back & re-hack the passageway you have missed! suggests the way you have gone is the best to substanciate what your house needs! & what you guys need!.....So many times, People rush things & repeat or amplify the mistakes.... I am so glad you have resisted that temptation (Whether planned or not!)(not that it matters) but you will get a better result because you have had that pause...... I read something a while ago that you should try and live in the house you are going to renovate for at least a year before doing anything major and I think it’s worked out pretty well for us and it’s also let the house dry out properly. There’s definitely been no rush with us lol apart from replacing the floors. Really looking forward to getting that passageway back in though! ❤️

I love Pinterest! An under the stairs toilet (we would say half bath) will be lovely. We are such a tall family that 5ft head space might be too short…lol. But wow, it does make a difference taking down that wall. The upstairs family bath: would you put a bathtub shower in instead of just a shower booth? Family baths in America usually mean a tub shower combo. Just wondering. I myself prefer a shower, but my husband loves a good soak once in a while.

Good afternoon Dory, how has your week been? We have had a quiet week up until the last few days and then of course it got busy. The upstairs bathroom will pretty much be the same size as the one we currently have downstairs so we maybe could put in a bath but will more than likely just be the shower, basin and sink. Even when we had a bath we only used the shower. Dawn gets bored in the bath hahaha. How is your gardening coming on? We have tomatoes and cucumbers planted now in the large planters I made. @@thecornerhouseproject ah, the garden….well, not good at all. Next year it will be amazing but this year I started it and we had family stuff and then I received the gift that no one wants, Covid. Also, the weather here is in the high 90f (35-37c) with 100% humidity, so I try and stay inside as I recover. Thank goodness I hadn’t got a lot in this year or it would be a huge loss. Luckily, my son decided to work part time at a local farm, so, at least I’ll get some fresh veg and fruit from that. And am doing better, it’s just a slow recovery this time around…yep I’ve had Covid twice before. I don’t know why people think I want it, I am almost to the don’t share anything with me point…lol

It's connected to mains water but once you flush and wash hands that water goes into the cistern until it's full you can't Floor it ❤

Speaking of someone who had to deal with similar decaying plaster/paint work on solid walls (in my case brick in a 110 y/o pre war house) As you are most likely figuring out, damp and cold go through the walls very easily repairing plasterwork is pretty much a nightmare, and you just end up with the 'layer' approach which can delaminate after a few years. It is almost always best to knock back to bare brick/stone and redo from scratch when it gets that bad. (or at least knock off *all* the loose). I went with either dab/dot moisture resistance plasterboard, or battons, insulation and then plasterboard where space allowed. This might not be suitable for you given its stone walls with lime plaster as that needs to 'breathe'. But you *do* have the option of reusing lime plaster however. you can knock it off the walls, crush it up, add in additional lime and pretty much put it right back on the walls again. Reguardles it might be worth looking into before you start scraping and trying to repair too much.

Hi Steven, thanks so much for commenting with the info. I (Ben) wasn't aware you could reuse the plaster like that but makes sense. That area in the video under the window isn't too bad, the opposite window at the front of the house though has been taken back to stone as it was just blown completely. It wasn't even worth trying to remove the pain. We have a few patches like that which will be taken right back and anything which we think may come loose will also be taken back. It seems to be around the windows more than anywhere else. Some patches are just the years of lime wash coats which go back to lime plaster which we take off before they fall off. @@thecornerhouseproject It will no doubt be worse around the windows. Even if it 'looks bad' I recommend going around the house and making sure all loose or delaminating plaster is off before you get any sort of real insulation in. Right now from what I have seen the house has, let's call it good airflow, but as soon as you start sealing up windows packing insulation in the delaminating plasterwork is a prime location for black mould. I know you talked about saving as much as you can but spending a few days taping around the walls with a hammer or going around with a moisture sensor is a good plan before deciding to save the plaster or restructure it. As you are no doubt aware there are plenty of guides and tutorials on KZbin so do not take my word for it but while the house is the stage it is it is the perfect time to review all the wall plaster as it is a dusty job to remove.

This way, when something goes wrong..... as it tends to for us, we don't get to disappointed. There is lots to do before the end of Autumn but hopefully the bathroom and toilet will be on the list. Opening up that wall has made such a difference! It will be nice to have a little powder room tucked under the stairs. With the natural light that space gets now it would be great for a reading nook, a crafting space or even a little indoor garden. The possibilities are boundless! Love seeing the foundation stones exposed as well. Always enjoyed the look of a solid surface ‘framing’ the foundation of a home. Keep up the great work!

Hi Trudi, thank you for joining us :-) Yes, there is tons of light now streaming from back to front and front to back and I am sure Dawn has some thoughts for the space once the toilet is done. The end section, where the shower currently is will be a space for coats, maybe a cupboard or drawer or two. This will stop the window being cut off by the partition for the toilet room. The stones do always look nice when exposed around the base of the house. We see it as the house signing with not having the damp up against the base of the walls. Once all exposed we can hopefully sort some proper drainage. Thank you for watching and commenting :-)

Ooh lovely summer plans, is it hot where you are? It’s raining here whilst I’m typing this, but as we collect the rain for our water supply it has become a joyous occasion and not a bad one anymore. Ooh it’s exciting when you get to see the Google street view car isn’t it?! I would not think it will be down our road anytime soon! Haha. The only image on street view for us is 15 years ago! 😂 Thank you, yes we thought that was the best way to still have a downstairs toilet without losing the lovely light from the window. 😊
