Good vlog! Technical, but definitely not for everyone. I myself dont understand certain parts of the vlog, because its too technical and maybe, is only for those experienced real estate investors. 😔 What i can suggest po is, we can really improve on the ellaborations and explanations, thru examples. Specially to those who really dont have an idea on this matter. Thanks and God bless!

kasi po may nagssabi po sakin na need dw po nakanotarized na kahit hindi pa fully paid,. pro po tnanong ko po ung ahente ang sabi po kasi my expiration ng 30days ung pa notatairzed ng deed of sale kaya hndi muna po pede pra daw po hndi na need ni 1st owner pag nag pirma sa pagibig if ever na ma fully paid.

So parang lumalabas open ang deed of sale nyo? Walang bisa ang pagkuha nyo ng unit since di pa naka notarized? May point din ang agent kasi may expiration ang notarized hanggat di pa nata transfer sa inyo ang title(fully paid sa pagibig), once lumagpas kasi sa 30days lets say na duration ng notarized e magkakaroon ng penalty yan sa bir ng monthly once nagpa transfer kayo ng name., dun kasi magstart if when nyo na notarized ang documents.

Make sure din na yung date e wala pa nakalagay sa documents. At make sure din na complete papers na kayo lalo na 1st owner once pina notarized nyo deed of sale at change of name... baka kasi pahirapan sa paghahanap sa 1st owner,.

Never akong bibili ng pasalo. Mahirap yan. Masyadong complicated. Marami namang clean title.

Sir,, pa flix naman kong ano talaga rule ng preselling for lot only,, my hinihulugan kasi ako pero ang sabi ng developer di sya pweding tayuan ng bahay kahit fuuly paid na king hindi pa fully develop ang area

Hi Chris! What would happen in this scenario? Mortgage is for 30 yrs and one year paid pa lang. Let's say namatay si first buyer within months from the pasalo transaction. By MRI, magiging fully paid na agad ang property diba? May right ba humingi ng additional payment ang heirs dahil technically kokonti lang pa lang ang naihulog ko dahil biglang naging fully paid na by MRI.

We have 2 Units in SMDC Sail Residence (near MOA) at 3yrs na din namin nabayaran. We are looking sana for someone na sasalo kasi hindi na kaya bayaran dahil hindi stable ang trabaho dito sa Middle East. Turn over dates Sept. 30, 2024 & Mar. 31, 2025

Hey Chris! Kapag repurchase from pagibig subject for new appraisal ba ang property or remaining principal amount na lang ang magiging loan amount? Required pa din ba mag equity kay pagibig si second buyer?

hello sir , just want to confirm po, nkabili po kasi ako ng pasalo last February 7 , bali po kasi ng consult naman po kami sa atty .kaso ung deed of sale po kasi is hndi nakanotarized? tama po ba iyon? bali po ang documents po na nakanotarized lang po is ung DEED OF ASSUMPTION of MORTGAGE AND ASSIGNMENT, AFFIDAVIT OF WAIVER and UNDERTAKING at ung SPA po, kasi po hndi pa dw po fully paid sa pagiibg kaya hndi muna naka notarized pro po may sign na po ng owner ung deed of sale, OFW po kasi ako. kaya wala po ako nung ngkuha ung bahay, pro may contact nman po ako sa owner. thankyou po

Hello, I think gumawa sila ng open deed of sale since the property is not yet fully paid. Once notarized, you have to pay the tax dues and transfer the property within 30 days or else you will incur penalties.

If nabayaran na po ng 2nd owner(sumalo) at pina kansel na po ang mortgage may habol pa po ba ang 1st owner(nagpasalo) sa titulo? Hindi pa po nata transfer name from 1st to 2nd owner po. Salamat po...

Spa coupled with interest would nullify that situation where the principal owner died. The buyer still has all the rights over the property. "Ordinarily, an agent's authority terminates upon the death of the principal, but if the agent's authority is “coupled with an interest,” the agent's authority is irrevocable, even upon the principal's death."

Pwede pa po ba ipasalo yung naturn over na unit (bank financing already processed/settled)? We want to sell the property and not pursue rentals, etc. What can you advise po regarding this? What’s the best way na mabenta yung property and get a profit? Thank you🙏🏻@chrissuarez

Yes pwede pa, but it is more difficult compared sa assume balance during equity. You can sell it a little lower than the market price, and look for a buyer who can pay your outstanding balance.
