CONDO PASALO!!! ASSUME BALANCE! BELOW MARKET VALUE! SACRIFICE SALE!
In this video, you can learn how to sell or buy condo pasalo without a real estate agent.
I'll talk about the following:

✔️ What is pasalo condo? 1:37
✔️ Condo Pasalo Process for Selling Condo that is in downpayment period (or balance) with Real Estate Developer 2:50
1. Determine condo's market value
2. Determine real estate developer's transfer fees
3. Sell your condo
4. Execute a Deed of Assignment and Transfer of Rights
5. Submit real estate developer requirements and pay the transfer fee
6. Receive balance after the transfer or release of Notice of Approval
✔️ Transfer fee price range 4:40
✔️ Condo Pasalo Process for Buying Condo that is in downpayment period (or balance) with Real Estate Developer 7:13
1. Ask for a copy of the Contract to Sell and a copy of the updated Statement of Account
2.Pay at least 50% of the selling price
3. Execute a Deed of Assignment and Transfer of Rights
4. Submit real estate developer requirements to the seller
5. Wait for the release of the New Contract to Sell

Nxt year po ang turn over around october to november 2024. Ang ganda po ng location. But i realize im not ready yet for home loan stage nxt year. 😥

Hi, sir/ ma’m, thank you so much for watching my videos. Yes, I’ll definitely make a video regarding it sometime in the future po. But just to give you a brief answer, foreclosed properties may not be necessarily cheaper. When a foreclosed property is sold, it’s on an “as is where is basis” so if there are unpaid utilities and even unpaid real property taxes, the buyer would have to shoulder it 😊 Another risk is that the property might be infested with termites. Sometimes that can be missed even with a house inspection.

Tama nga si Madam. Dapat talaga dont rush and bigyan ng 2weeks of deep thinking before buying condo or sa house. Sabi nga wag ka muna tumalon sa tubig kung di mo alam kung gaanu kalalim. And your life will revolve by paying the DP and loans pero di mo naman matirhan kasi need pa bayaran.

Nice content, very helpful. But you forgot to mention if selling happens during downpayment period, seller might need to pull out the cheques provided by the seller to the real estate state developer.

Just to share, what happened to me, pero 2 PDC na lang naman yun naiwan sa developer so nagkaroon na lang ng agreement na kasama yun sa babayaran ng buyer, yun lang meron talaga need mag paubaya if buyer will trust the seller na popondohan ang checque 😁 may notarkzed agreement naman para safe ang buyer

Wow LA! That makes me miss In-n-out. Anyway, if you’re a real estate investor, what you should be focusing on is condo flipping or leasing and not condo pasalo. You don’t earn from condo pasalo po since this for those who can’t continue paying for the condominium they are about to purchase or they have already purchased.

@@Ate_Mo_G hi po, I can’t offer consultations yet since I’m not yet a licensed real estate consultant 🥺 I still have to wait for three years before I can take the board examination (REVALIDA and written). 10 years of practice as a real estate broker is part of the requirement.

Hello, thanks sa info malaking tulong sakin to , dahil balak ko ipaassume ang unit ko, may ask lng ako , mas mabilis ba ma process ipaasume ang unit ko na nakaloan na sa bank pero hindi ko pa pinalipat sa name ko? O mas mainam ipalipat ko muna from developer to sa name ko mismo ang title bago ipaasume? Sana masagot nyo mam. Thankyou in advance🙂

I try to buy Condo at the Fort the Venice i put down and i make payment for like 2 years but when it time to take over i dont have enough money to pay the whole thing so i stop paying this is like 6 or 7 years ago do i still able to get some of my Money?

Under RA 6552, you should have been entitled to the cash surrender value of the payments on the property equivalent to 50% of the total payments you’ve made since you’ve done installments for at least 2 years. However, since it happened 6 to 7 years ago, I’m not sure if you can still compel the real estate developer to give what is due. They may have removed your records 🥺

I need a buyer got my condo in Amaia step mandaue cebu fully paid the 10%downpayment torn over this December I bought it 2019 for 4.1M the current value now is around 4.7M

My husband bought a condo thinking it was only 10k/month. Our lives have revolved around that condo for the past 10 or 11 years now. All our struggles, quarrels, major decisions have actually been because of that. To think, that we’re not even living there!

It’s sad to hear po that your husband ended up buying without knowing that he’ll eventually pay more than P 10k per month. Buying any kind of real estate property is a major decision which usually is life-changing. So thank you for sharing your predicament. Eye catching po kasi ang nilalagay nila na monthly amortization....un pla eh for DP lang yun like for 24 months. Pagkatapos, dun na po madadale sa bank. Kasama pa un condo fees. Hindi pla talaga biro ang mag-acquire ng ganitong assets.

Anyway, when you are paying the balance in full, what you just have to make sure is that CCT is already under the name of the seller and is no longer under the developer. Afterward, you need to request copy of valid IDs with specimen signatures, TIN No. and have a Deed of Absolute Sale ready and a SPAs before giving the money. You need a SPA from the seller that he authorizes you to claim the title from the bank and to remove the cancellation of the mortgage annotation. You also need a SPA that you will be the one to do the title transfer process 😊 I still haven’t met another real estate broker specializing in such kind of case but hoping this still helps 🥺

Hi, rate depends on the real estate broker. Pag mas malawak network ng real estate broker at mas magaling, mas mataas ang rate. But the usual rate is actually 5% of the selling price. The person who pays is the seller 😊

Hi Me-An! I just discovered your channel and would like to say that your content is awesome. I just noticed that the general perspective taken in the video is coming from condo owners who can't make bank amortization payments so they are forced to sell the condo at little to zero mark-up / profit. Can I ask you if this is usually the case of those selling condos in the Philippines? What about those who can afford the bank amortizations, but simply want to sell to make a profit (i.e. flipping)? Do you think there is an existing market for that? Or based on your experience, will buyers always look to purchase at the original contract value? Thank you in advance.

Thank you so much for finding my content to be awesome 😊 What you noticed regarding my video is correct. Because of the pandemic, a lot of the condo owners are currently selling their condos for little to zero markup in the Philippines. However, that isn't the usual case because some properties are ideal for flipping. Condo flipping, by the way, is holding the condo for a short period of time because the main intention is to sell it for a quick profit. I'm actually making a separate video for that. I just made the Condo Pasalo video first because it's more timely. Based on my experience, there are buyers who are willing to purchase a property above the original contract value. This is because some would love to stick to their preferences in terms of location, real estate developer, or unit type.

Hello, it's best to hire a lawyer to draft the Contract to Sell in order make sure the internal agreement will go well. For the Deed of Absolute Sale, pwedeng papiramahin si seller kung sigurista si buyer at papayag yung seller. Pero that depends din sa time frame nung transaction.

Most real estate developers only charges an admin fee or transfer fees whatever they may call it. This means you don’t need to pay Capital Gains Tax yet. However, admin fees/ transfer fees of some real estate developers can be quite high which make it seem that you’re also paying CGT when in reality, it just covers the inconveniences in internal documentation 😊

Hi, Bago lang po ako sa group na eto but wanted sana makakuha ng insights. Kumuha kami ng unit sa SMDC Calm Residences in Laguna. For investment purposes. Naghuhulog po kami ng downpayment for almost 2 yrs. Ano po kaya magandang gawin? Option 1: PASALO Paassume namin ang unit while nasa downpayment stage pa para madaling TOR? Can we use the current market value? Or the TCP based sa CTS? Option 2: RESELL AFTER TURNOVER OF UNIT We will pay in cash then resell the unit based on current market value? Thanks po sa sasagot

Hi, yung CGT kasi po babayaran kapag i-tratransfer na po yung ownership at yung tax base ay kung anong pinakamataas, selling price, BIR zonal value o yung market value na assessed ng city o municipal assessor. May ginawa rin po akong video na may sample computation kung paano po i-calculate ang CGT 😊

Can a finished, ready-to-move-in condo be rented out by the Buyer? Would the bank allow it? see it as an additional income of the buyer and a guaranteed payment towards the loan? I am trying to invest now and rent it out, the condo.

Yes, a Ready For Occupancy RFO condominium may be leased to tenants since a buyer who already owns the condominium may do whatever he pleases with his unit. But the buyer who buys a RFO unit should have an equity for it. Banks don’t lend money in the Philippines without equity and they don’t care whether the condominium unit generates income or not. The only guarantee they accept is proof of income and equity 😊 So those who don’t have equity, purchase pre-selling properties because the downpayment is payable in certain number of months instead of paying spot cash.

If cash basis, the longest time for transfer process should be four months😊 Pero merong times na lumalagpas pa rin ng four months kapag hindi inaasikaso at nag-fofollow up yung naglalakad.

What if the value of the condo(with existing mortgage) goes up and the owner plans to sell it for profit. Can a buyer apply for his own loan to buy the condo? About loan. Let's say you where able to save enough money to pay off your mortgage but you're on the 3 year fixed term loan. Do you really have to wait 3 years to do pre payment? Thanks for your vids! Since there is still an annotation of the bank on the title, the buyer can only assume the existing mortgage or pay in full the condo. Regarding your second question, you don't have to wait for 3 years to do a prepayment. You may do it anytime but you'll just have to shoulder the prepayment penalties 😊

Good content. Question po: 1. Fully paid na ang DP, on-time payments for 4 years already pero plano nang ibenta yung unit as pasalo. Paano ang tamang pag-compute ng selling cost considering na marami nang renovations na ginawa sa unit with better fixtures, and fully furnished na rin? 2. Is it acceptable sa industry na ibenta/pasalo yung unit for a higher price? For context, meron pang 3 new buildings under construction sa condo complex na ito, at yung same unit specifications sa new buildings at unsold units ng same building is now worth P1M higher. Hello po. Answer sa question niyo po: 1. DP palang po fully paid meaning naka-mortgage po sa bank yung unit. For computation, depende po sa klase ng renovations. Paminsan kasi mahal yung ginastos pero wala naman talagang contributory value po. Tapos walang pakiang buyer sa furnishings. So pag ganito, mas okay ipa-appraise niyo sa real estate appraiser. 2. Pag ibebenta at a higher price, hindi po yun pasalo, considered condo flipping na po iyon. Although you can’t use the price of the units sold at the newer buildings as the basis of your selling price. Most of the time, hindi po yun market value at kasama sa pricing yung financing para sa stretched down payment term.

I have paid the developer the DP amounting to 500k (10% of Condo Amount). The remaining 90% was Bank-Financed and the developer was already paid; also, the CCT was already under my name. Remarks: Developer 100% paid. 2. So now, I’m paying the Bank for the Home Loan with monthly amortization. Let’s say, nahulugan ko na si Bank ng 1.5M. So, in total may 2Million na akong nailabas from my pocket. Tapos balak ko siyang ibenta na walang profit. 3. Provided na assumable yung Loan ko, ibig bang sabihin pwede kong singilin si Buyer ng 2Million and itutuloy nya yung Loan ko? 4. Or 500k lang ang sisingilin ko kay Buyer then si Bank ang magbabalik nung 1.5M na nahulog ko? Then si Buyer na magtuloy nung Loan? 5. What if ibabalik nga ni Bank yung 1.5M pero may mga deductions siyang gagawin. Pwede ko bang ipa shoulder kay Buyer yung deductions? My only goal is mabalik yung expenses ko out of my pocket na 2Million if ever and ipapasalo ko lahat kay Buyer including yung Transfer Fees and other processing fees like notarization and all. Is that a good deal or is that too much? Appreciate your good advice Mam. Thank you!

Answers to your questions, starting with no. 3… Since the bank loan is nearly paid, it is best to ask the buyer to pay your balance with the bank so the mortgage gets cancelled. And then the buyer can secure a home loan to pay the P 1.5 million. Mahirap maghanap ng cash buyer kapag ganyan po ang market segment. At mas makakapaglabas sila ng pera kung mas mababa ang amount at sa situation na ito, kaunti nalang plus interests matatapos na ang loan. Dahil kailangan pa ring magbayad ni buyer ng taxes and fees para malipat sa pangalan niya ang titulo po, all the more na yung P 1.5 million ang utangin niya dapat po. No. 4 Hindi na po ibabalik ni bank ang P 1.5 million with deductions not unless ipapa-foreclose niyo. Siyempre, lugi ka po rito. No. 5 refer to no. 4 answer plus kapag nag-home loan po ang malaking bahagi ng binayad ay sa interest napupunta. No. 6 It won’t be too much for the buyer if he has the financial capacity to pay and he sees your unit as valuable. P.S. linawin niyo po kay buyer na siya rin ang magbabayad ng capital gains tax para hindi mabawasan ang P 1.5 million mo 😊

Hi, para mapabilis po magbenta best to hire a real estate broker na nag-focus sa pasalo lots. Sila po kasi yung may ready network ng investors at mas mapapabilis ang benta compared kung kayo yung gagastos pa para maghanap ng buyer 😊

Kung pang-ikatlo ka pong sasalo, siguraduhin m po na wala na yung SPA at MOA nung mga nauna po sayo. Kung matanda na rin original owner, mas risky pa po iyan lalo kasi kapag namatay siya at di pa tapos ang loan, baka hindi mo na po makuha yung property. I-claim ng heirs. Yun lng inaalala k po

Hello po. I got a condo unit months before the pandemic, paid only the equity, actually hindi pa nga po fully paid, but I decided not to push it through since hindi maganda yung developer and the management itself. Now I have to send a back-out letter but my concern is hindi po ba ako mahi-hit or ban if I decide to get a new unit to another developer? I had just graduated from college when I got that condo and I admit that I didn't practice due diligence. May bearing na po ba ang hindi ko pagcancel ko sa first condo kahit hindi ko pa naman na-apply for bank financing/PAG Ibig?

What if you bought a studio unit condo (pre-selling) for example for PHP2.4M, and upon turnover, the value has increased to PHP4M? Can you sell it for a profit if you have only paid 10-20% of the downpayment? Is this the same as pasalo? Thank you for your comprehensive video!

Yes, you may sell it for a profit and that is called condo flipping. However, not all condos are ideal for flipping. Additionally, for you to maximize your earnings, you need to familiarize yourself with: 1. How it is done which includes how developers treat flipping, the assignment fees, etc. 2. Current market conditions and trends So I should actually make a separate video about it 😊

What is the normal practice, will it be the seller or buyer who will pay the transfer fee? YES! A comprehensive video about condo flipping will be great! If possible, can you include in the discussion the following: 1) Steps in flipping before turnover of unit (no bank loan yet) 2) Steps in flipping after turnover of unit (with bank loan) Thank you very much and happy new year! Sa am I n patapos na po yunh 60 months pero gusto na namin ebinta kase nga walang mag alaga dito kase kami sa america kaya ebinta ko nalang. Now simcr tapps na kami sa 60 months pwede naba kami.mag stop magbayad kase nga ebinta na namin. Paano hindi me makahanap kaagad ng buyer .wala pa din clear when talaga mag turn over. Kase supposedly sa june na pero hindi pa tapos ang condo. Baka nga next year pa yan.

Sabi mo po, kung gusto mong ipasalo ang condo mo after 3 years (pre selling 5 years) mo nang binabayaran at ang price ay 4m, bakit 4m pa rin ang presyo?
