The voucher includes utilities, at least in some states. I don’t know if it differs from state to state but where I live at least it includes a certain amount for utilities so typically no 1200 for rent alone would not be a match because they’re probably going to count a couple hundred for utilities, or at years that’s how I understand it. Also I only know about apartments, section for houses is a whole different thing. Also where I live the voucher is way less than 1200 (like half that) at least for a single person. If you are a family on section 8 that will likely be different and again states probably have different amounts due to the variable in cost of living

I was told that where I live they would pay 887 bucks for a 1 bedroom. I only make a little over 1,000 a month on social security.

Where do you live? $887 seems like a good amount to find a one bedroom, depending on where you live. I'm happy for you that were able to get your rent covered if all you are living on is $1,000/month. That doesn't get far these days -- even before gas and food prices got outrageous. @@dm8553 there're deductions that usually bring that down. You usually pay the same no matter where you live. I lived in a very expensive state, a mid-cost state,, and a very inexpensive state. I paid pretty much the same in all 3.

I am on house choice voucher program, but my last head manager is a power hungry woman, who rules saying we tenant can't talk to each other. My friend saw me said be careful with are slippery sidewalk because of 2012 in March we both slipped and fell on icy sidewalk in two different places and my neighbor Lisa McAllister lied to crisis center we both tried to kill are self. Which wasn't true statement. But some tenants hate disabled. But these tenants lost there housing vouchers in St.Paul, Minnesota due too welfare fraud and professional tenants. According to public housing intake worker told me this. Been harassed by these tenants lost there vouchers in 2008. Does not be my concern. And many of them calls 911 and make up lies about disabled people. Trying to get them to lose there vouchers so these bullies tenants to lose their own house choice voucher. I moved away from these bullies tenants.

The easy answer to the question in the video is Section 8 AKA your local Housing Authority charges the tenant 30 to 40% of their income and they pay the rest and landlord receives the money listed on the voucher .

The issue is it's not that simple. The mysterious calculations no one understands in many cases brings it lower than 30% income...cuz you are asked utility Allowances. Idk.

The question I was posing is different. Tenants will call and say they have a voucher for $1,500. But voucher holders don't know that that doesn't mean they cannot rent a house listed at $1,500 if the tenant has to then pay gas, electric and water. The housing commissions do not make it clear. I wish they would tell the tenants, "Your voucher is for $1,500 but if you find a house that does not include gas, electric, or water, you will only be allowed to rent a house for $1,300." The housing commissions won't tell voucher holders THAT and make it easy because the housing commissions have a bunch of other calculations as well; comps in the area, appliances supplied or not, is there a porch or patio or ceiling fans, are the appliances gas or electric, is there a driveway, garage, street parking, covered parking, fenced in garage, swimming pool, club house, does the tenant have a job or not and how much does the tenant make and how have those child support payments been going? That's why the housing commissions won't use my $200 rule and just knock $200 off the voucher amount and make it easy. Then the housing commission would be held to a certain number. Very annoying!

@@MoniqueBurns oh I'm sorry I misunderstood I thought you meant how much does the tenant pay and how much housing authorities pay and how much you the landlord receive. Sometimes the property does exceed the amount of the voucher I think the tenant ends up paying the difference like if your voucher is s1300 and the property or unit is 1500$ think the tenant ends up paying the extra 200 a month or the landlord agrees to$200 knock off but if they don't oftentimes the tenant will have to end up paying say the $200 difference at least that's what I've been told in my area,

@@BlueSkyFan77 I think, no matter what, you can't pay more than 30% (idk 40%) of your income. In other words, you can't get a mansion and have the Voucher cover $1,500 and you cover the rest, bringing you over the 30%. Then you don't need Section 8.

You probably didn't know your true voucher amount? Is that why? That's what affordability usually means. They don't like to tell you exactly what rent you should be looking for.

You should look at what other houses are renting for in that area. HUD has its own FMR that is higher than what rents are in Detroit, so I don't rely on that. Zillow or Trulia are nice places to look at rents.

Hey there from the UP - Firstly if living in Dtown was an option, I'd be there - I've had a similar experience with my voucher calling diff Housing Auth and asking - Ok, if I came to x how does this work - I get the lecture on porting - maybe they shoudl publish a Sect 8 Voucher QnA booklet - the Home ownership program is equally as silly

Thank you about the broker exam. You need help making an offer on an apartment in Detroit? Even though I am an agent, sometimes you can get a better price if you go with the listing agent to submit an offer. Just be sure you get an inspection and run some comparables to make sure you're paying the right price. Even if you're paying cash, you can get an appraisal too.

Just getting my feet wet and finding places are hard especially seller financed off market low price lol if you have any lmk! Also almost every person I know gets more than voucher I guess they charge extra for maintenance or something that isn’t “rent” *update* for the people who are really interested someone told me about prop stream. It helps but have to learn how to use it and it’s costly but try it out

I'm very confused. I am in Florida and just got my section 8 voucher. I got a list of places that take them. I began to look and realized that many apartments take them but unless it's a restricted income property I don't qualify. Even though they take the voucher they tell me I still have to meet the income requirements of 2.5 or 3 times the rent! Why? In order to get the voucher I have to be low income and would never meet the income guidelines. What do I do?

They just don’t want people on Section 8 and that’s how they tell you without discriminating against your source of income. Source of income discrimination is illegal in some municipalities. Not where my houses are though. You need to find someone who takes Section 8 and ask them what their income requirement is.

im a poor disabled white american i thank god for my saviours the arabs in usa they dont try to make me homeless by not renting me an apt and they rent me one million times better and safer apts white middle class americans rented me and my friends years ago the apt program im in pays higher rent then section 8 i live in a new apt in a new building the arabs rented me 7 years ago i moved in 5 days after the building ws built no bugs no rats no asbestos no bats etc etc central ac and central heatnew fridge and stove everything still works 7 years later the arabs made my country usa one thousand times better country for me to live in

What’s partial zip codes and how they figure the amount like if the house is $3000 a month but in a partial payment zip code how much will housing pay and the tenant pay on the 40% affordability sheet like the tenant final amount they will be paying from $3000

Tenant portions are based on the tenant's income. The zip code is part of the formula used to determine fair market rents. A tenant may be getting 100% covered by Section 8 while in a nicer zip code if that tenant has little to no income. A tenant may have to pay a large portion of rent if they have larger income regardless of their zip code. The formula to figure out how much Section 8 pays and how much a tenant pays comes from several pages of HUD guideline factors. It's not something we can figure out as landlords. I wouldn't know what Section 8 will do with fickle child support payments, for instance, or for a seasonal job or what about a one time lawsuit payment. That's what all those HUD pages go into apparently. From my understanding, a Section 8 office can choose to use up to 40% of a tenant's income to do that split. I've seen them "make it work" for a favored participant to rent a house they otherwise wouldn't be able to afford, especially if that participant is at the end of their time to find a house or needs to move from a slumlord. I hope that helped!

Here in Houston Partial zip code means they only cover certain areas with in that zip code and another agency covers another part of that zip code. From my understanding.

No. You find a house for rent for $1845/mo or less. And then you pay utilities. You’ll get an allowance from Section 8 but not much to cover utilities.

They’re making me pay full rent with section 8. I’m 2 months past due on rent now because I’m just now finding out after I’m trying to move. When I got a letter from section 8 saying I had to pay the 549 for the 1 br I’m in now I went up there and did the 0 income form. They’re saying because I received my voucher before I did the 0 income form I have to pay the rent. But weren’t they supposed to redo my certification so that my apartment would know and I wouldn’t get charged? I’m so confused I don’t know what to do I need help

I don't know specifically. I know when you pay utilities, you are given a subsidy to help cover the utilities, but quite enough.

I don’t really know. Usually the caseworker will tell the landlord the most they will pay. And if it’s not enough, the caseworker will ask if the landlord will accept you anyway for the lower amount Section 8 is willing to pay. I don’t work for HUD/Section 8 to answer you exactly but as a landlord, that’s what I think will happen. By the time your landlord gets the lower amount, the landlord may just say okay so they don’t have to find a new applicant. Keep me posted.

Is it legal for and landlord to ask for 1st months rent out of your pocket and in addition get the first months rent from Section 8? Double rent for the first month. The landlord only wants 1 month rent.

Noooo! In Michigan a security deposit is no more than 1.5 months rent. In your scenario it could just be the security deposit. Extra cash from what Section states is considered a side deal. Side deals aren’t legal.

Each Section 8 office has its own phone number and waiting lists. The waiting list is to receive a Section 8 voucher. Google your area for which office you may have your name on a waiting list. “Section 8 near me”

You pay your landlord a portion of rent. The portion you pay is based off 30% of your income, not 30% of the rent.

I have an important ? if you can kindly answer. I was going to move into a new apt this month out of state, but I just heard that unexpected construction delays happened and now I've got a maybe Jan 2023. Here's the problem. My current apt who has a in house Sec 8 hud subsidy wants me to move in Nov or sign a new lease. So here's the thing the town that has the voucher wants to return the voucher back to my state. When I wanted it to be transferred 15 miles from where she is. Because I found got approved and put down a holding fee for that apt opening in November on time. What will happen if its returned back to my state? and can I port out again? Or is there anything I can do to stop the action? I'm only working with a month. i thought this would be simple but now I'm worried. please advise. Google won't.

This is over my head. You'd have to ask Jay at Section8Consulting.com. He is very helpful to people on Section 8 and to landlords too about all their rules. He studies the HUD rule books for fun and KZbins about their rules.

You're never supposed to give $ until AFTER inspection and the lease is signed. For the very reason that there no guarantee until you signed the lease. You have to now wait 1 year before you can Port again.

Look for a two bedroom apartment where the rent is $1766 or less in the areas that you are allowed to look (The jurisdiction of that particular Housing Authority). Don’t worry about how much rent you are going to pay because it will roughly be around 30-40% of your total gross income for the month. I hope you've found a place by now. It's so odd to me they send you out there with that paperwork and you're scratching your head wondering what now. I talk a lot of applicants through the process. Section 8 should pay me for it!

Probably not. Part of getting Section 8 is analyzing your income. Your income will be too much to qualify for Section 8.

Tenant portions usually seem to be some odd number. I imagine a committee table of beaurocrats arguing about what the tenant portion should be. Then they all throw in a number then do an average and BAM that's your portion.

HUH? in my area, there is a set amount a voucher is worth ie 1500 for 1 bedroom, 1700 for a 2 bedroom, etc....the 30% concept is not difficult, if people are too dumb to understand, they should not be living without a guardian

I am not a fan of yours because I have heard you on past videos explain why & how you discriminate against family’s. I’m not on section 8 but (my boyfriend invested in the housing market) I think we can do better as a society. Hurt children grow up to be hurt adults. It’s the hurt adults that harm our citizens. Besides, why contribute to this misery by not putting more weight on the tried & true to screen? We are all busy people, but our interaction with those around us, especially the marginalized should be treated ethically & with great care. Thankfully Sec 8 covers the cost of applications in Los Angeles at least. Maybe that’s why it’s a new thing, because of antics like yours. By doing coherent background checks, speaking to ex landlords & meeting the prospective tenant & family, I believe you can greatly circumvent renting to bad tenants. I would look at other things as well to, such looking at the condition of their cars. Is it a moving rat trap? I’m glad that you got your brokers license. It’s an exciting time full of privileges & boosted income. Maybe you now mean it, that you like section 8 tenants. We will never meet, but I hope you can look for other ways to protect yourself within the system. Is it legal to encourage a “piggy bank” for a rainy day-for extra on call amenities? If not, I tried again.

I am completely confused by your judgments of me. I do not discriminate against families. I have provided quality housing to marginalized citizens regularly. I appreciate the Section 8 program and how it helps those who need help. It helps landlords as well. Before I ask for an application fee to cover running a background check, I do a “soft check” of the research that doesn’t cost me anything but time such as calling their current landlord. My background check also includes a visit to their current rental. I do not look at their vehicles. Having a vehicle is a privilege. I will check to see if there are dead vehicles around their current rental because that could result in tickets for me. I just really don’t understand your comment. It’s as though you’ve never watched my videos. I’m happy when I see families grow up in our rentals and go off to college or the military. I feel a part of that because they got to grow up in safe, affordable housing. They feel like family. I don’t even charge my own tenants late fees because I know they have harder months than others. Again, I’m very confused by your comment.
