This is my first time seeing your channel, and I think you are very good at real estate presentations. I am from the Netherlands, and I am in love with Ghana. I have lost friends from Ghana here in the Netherlands. Ghanaian people are very hard-working people; they deserve much respect. But I have to say, the prices of real estate in Ghana are beyond what you are really getting for the money. When looking from above in your aerial drone shot, I saw very beautiful villas with nice gardens. I think those are privately built but are very stunning. $500K in Africa, and you do not even have a garden around your house for children to play, a family reunion, a barbecue, or a swimming pool. Is the building earthquake-proof? no garden Car garages are missing. Ventilation units should be set at a higher level, either on that level or on the rooftop; children can break this easily when playing. Security and maiden rooms are missing. The materials used are of very low quality, as I can see from the glasses use and protection. Many things are missing that clients might be interested in for this kind of price. and as a professional investor in real estates, I can see that the quality of the material used is not yet at a top-notch level. This is a brick-layed house, not professional concrete built in from the factory. I think these developers forget the big picture when they want to attract the diaspora to come and invest in Ghana or elsewhere in Africa. These are things to consider, but not a get-rich-quick thing. Especially when you are dealing with investors. I think prices have to be regulated by the government. The house is way overpriced. I am seeing same problems around Africa. I think the best place at this moment in Africa for real estates investors would be Kenya. Perfect place for investors more advanced in real estates, and prices are acceptable. Not to knock Ghana off, but I think Ghana is also on the rise. Keep more videos coming up. I am just giving my honest opinion. One love, brother.

You made a Dutch analysis, I'm Italian and I don't think like you, I find the houses well built and with excellent materials.....forget the Dutch standards are useless here in the heat.

Nonetheless I think most of the things he said although based on Dutch standards are important when it comes to building in general.

You did an excellent presentation of this property, well done!! As for the house, it should be on 100' x 80' plot...50' x 80' is too small. There is not a single blade of grass on the property and it is too close to the neighbors house, due to the small plot size...Other than that, the house is nice and I love the interior doors.

Beautiful hse, beautiful doors. However, it would be nice to see that primary room furnished. Too much space in my pov. Also, the windows were not completed as whoever bought it may have to put in a whole lot of construction work considering they are all over the place 🙄 🙄 And huge too, which is a good thing. The developer seems to have overlooked that factor, most especially since the houses are basically on top of each other. Wouldn’t want to have the neighbours minding my business 😊😊. Some greenery would also do, if the buyer has kids or pets

Common mistakes: 0:56 The roads are poorly done. Too many sewage covers makes the whole place look ugly. Beautiful mansions but the Buildings are too close. 4:20 what is that yellow cable from the wall through the window? Those biodigester on the floor.4:28 building is having moisture problems. 4:39 dangerous swimming pool. The pool house is Hmmmm. A normal door will have been better because It takes 8 seconds to open it 13:56 You can even see your neighbours room. They will use curtains to block the sun lights from these large windows. Just a waste of money.
