Most of us have 30 to 40 years of work behind us. In my case I am retired, my kids are grown and have kids. My house is paid for and i used that equity to invest in Mobile Homes and food trucks. For me i didn't start being able to flourish until my late 40s and even then it took another 8 years. I don't drink, smoke or do drugs. I am always looking to educate myself, and not give in to foolishness. There are no shortcuts, only persistence, discipline, focus and Time.

The money gets better in my independent research if you have a Dominican lawyer who has govt connection then getting property built with a Dominican construction company then depending on where you build and how many apartments or condos your building , then you can use them for overpriced air bnbs wherever you want

As I write this, there's over 2000 properties available for rent on airbnb right now. I don't think good investment there (la capital) unless you plan to live there or a local that can live well off the inconsist income you'll receive.

It's good when you have a platform like I do. I also have a facebook group with many brothers that travel to Santo Domingo weekly, so it's a win just with them. We don't even need to service the outside.

Be very careful about investing in real estate in the DR. There are a lot of unscrupulous builders out here. Make sure that you use a property local lawyer that help you to vet these builders. I would also avoid to buy in a building that is being built. It is better to buy in a building that has been built for a while and you can see that it doesn't have too many leaks and construction vices. We build in concrete, you will not find 2×4's here anywhere. But buildings that are constructed in concrete, do tend to leak some water, that's just part of it. In a new building, you have no idea of the materials and methods they are using, construction materials have increased 400% since Covid so every builder out there is using cheap stuff to build with. It is better to buy in a building that has been around for a few years! That way you can see immediately if it is a solid building and how well run it is.
