In this video,
I will be sharing why you should invest in Singapore properties.
Singapore inflation is 4.1% for 2022 and by investing in Singapore properties, it can beat inflation and make healthy profits in short time frame.
Many people feedback that their main challenge to buy their first property is not having enough downpayment. You can use cash and CPF ordinary account funds as downpayment.
To my surprise, there are many out there who transfer their CPF OA funds to SA (special account) to earn 4% interest. When you do this, it is IRREVERSIBLE! It is more ridiculous when there are some youtubers teaching and encouraging people to do that...

100% agree, I bought my first property at age 26 in 2017, 1.16m, had to wipe out my own savings, CPF OA, even had to borrow some funds from my parents for the downpayment - never regretted, once property money is tasted, we will know which plan works especially if we are young.. and also more importantly, the number in the CPF SA/MA is just a “number”, we cant see use it or exchange for something as tangible as property until we are 65/70 or whatever the age will be when our time come

I bought my first property at 27 one year late 😢! - a unit at Stirling Residence. Increasingly, the younger generation are more and more informed on their property purchase.

Hi Eric, totally agree. The OA and cash can use to buy a private and rent out to take back as cash. After 20+ years, the property is ours and fully paid. Truly millionaire

There are a few things I would never do: 1) use cash to top up cpf just to save that bit of tax 2) to use cash to pay off all my mortgage just to be debt free but left with little cash on hand. 3) to use cash for endowment/saving plans that makes my money stuck for many years Basically I will always ensure I have ready cash on hand so that I can strike any time if I happened to spot a good property to buy. That said, the reason why there are still many 1M65 fans around are mainly because they may not equipped with the skills and knowledge to identify a good buy in property. Whereas the property camp like eric, me and some of us who has tasted success many times will definitely have the confidence to keep investing in property. Anyway, no right or wrong, do what u do best.

If you shift your OA to SA at a young age you are basically not living a meaningful life yet you look forward to having a rewarding retirement.....which by then you find no meaning in life...don't make your life empty...

Agree. That's what I thought too and recently had a banter (healthy discussion) with one of my friend on why not to top up. But 2 things that he said actually made me went, "oh ya, true". 1. Topping up MA SA helps with tax relief - instead of money gg back into the govt pocket, we relief it by directing it into our SA MA. 2. Are you really sure your whatever investment can top that 4% and even if you do, to make it worthwhile, it has to be more than 4% because that is practically risk free. I'm still researching more about this topic. But to me it boils down to are you a middle class salary employee earning an average pay with not much to invest, or are you some ah sia kia who have spare cash to afford any kind of down-payment and since it is seating in the bank for a meagle 0.5% interest, why not just pump my shilings into SA for a risk free 4%. For me, both camps make sense, but it's about which camps suits your current situation and goals more.

I standby Eric’s method as I experienced it myself. And I was lucky to ride this property appreciation wave as both me and my wife got 2 properties just before COVID thanks to Eric advise. Now both of our properties have appreciated by 6 figures and one is collecting rent. But you really have to choose the properties wisely and calculate your finances before committing.

Last time strike 1 mil Toto can buy many thing big car big house, today 1 mil just a hdb.. so in future when I withdraw 1 mil for special account only buy super old car n old hdb resale 1 Bedder n rot n count the days but not count the $..very special interest n special account..

100% agree w this video. Before transferring funds to SA must always must make sure u had bought a property and is sufficiently financially able… with FD rates of some banks above 4% now putting in FD is much more liquid…

1M65. Some fully paid off/inherit property and have excess fund in their OA which they cannot withdraw anyway, so might as well transfer to SA to earn 4% when back then fixed deposit was around 2.XX%. Usually those are low risk taker who plan to lead a simple debt free and minimalist life with monthly expenses under $2500 after 65. 1M35. High risk taker who invest in margin/leverage stocks and max out property loan. To be fair, some make it, some dont. 701 private residences were auction by bank in 2021 and 459 in 2022. On the other hand, there are people who did well and make it with more multiple fully paid properties who can achieve FIRE.

Whenever you pause yourself and give that look, i just mentally insert the laughing adam sandler soundtrack LOL . I think transfer to SA or sock away SRS works for quite a number of folk la, and property sometimes can lose money one lei if unlucky (ie buy wrong one) :) :) But generally i agree with u , especially if someone is young like 30 y.o. shouldnt lock away funds so early cos the opportunity when younger is much better.

Eric is right on the ball, ppl transfer funds to SA thinking that the interest in SA is something they want, is really silly. Using OA to invest in property be it HDB or pte, can get return , CPF can NEVER give. Not only that as the property increase in capital gain, one can get rental from the property. All in all, where in the world, can one get DOUBLE gain, while the property is being paid! Of course, 'someone' is harping for CPF members to get 'their money' trapped....for their own investment!😆😆😆😆😆

This is exactly what happened to me! 13 times BTO failed. Finally income exceeded bto ceiling so decided to buy tenet before exceed EC ceiling also. tenet also meets my needs better because TOP 2026 so shorter wait than bto. Blessings in disguise bah 😊 I believe there are still 25 units of 3-bedder and 5-bedder left

Sell 1 buy 2 and Topping up SA are actually quite similar in the sense that both are trying to Min Max limited resources to achieve a certain goal. Since everyone have different life goals, there is nothing wrong with either as long the person doing it understand the pros and cons.

@@savvyericchiew actually you are the one missing the whole point as you are biases towards property as an investment class which is totally understandable since its your rice bowl. its akin to people who made millions from crypto swearing by as the best investment class. Similarly I am a licensed broker, I would sometimes question why people plow in so much cash into property when they can make so much more in stocks. My point that different people have different life goals STILL STANDS.

so far in my line of work, i met many successful entrepreneurs (baby boom gen to Gen X) , often times bulk of their money will be in properties. I have never met anyone who told me they invested into CPF. maybe now new gen thinking and perspective is different.

apply 3 route together. 1 route buy stock especially during crisis. selling m buying much easier than property. 2nd route apply 1m65 method. cpf don't use to buy property. buy stock instead. 3rd route buy property using cash only so when selling don't have to bother cpf accured interest needed to put bk.

Hmm but your 2nd method is as good as buying stock straight without gg through SA because if u did bought stock with it, the 4% will be disregarded because the money will be in your brokerage which will not earn you that 4%. But it does help in tax relief when topping up. The 3rd method I agree but provided the person doing that has the capacity to down the cash down-payment. Just voicing out my thoughts, no hard feelings. 😊

Gd Mrg Master Huat Kway, I own an EC and do wish to decouple in the future to free up 1 name. How do you reckon if one use $cash$ to perform Voluntary Housing Refund to CPF OA? Using $cash$ to pay for monthly mortgage for correct EC? Above will make decoupling easier however less cash rich to afford a second property 😢

If you do the right way, during decouple, the loan will be sufficient to take care of the CPF OA and don’t need to use to top up OA.

The tax savings from topping up to SA can be very substantial for higher income earners.

The whole idea is to reach the minimum sum asap as the interest of 4% will paid up the increase of minimum sum over the years. But the issue it is irreversible

Query : When you refer to 1st property for investment, do you refer to the first home (likely own stay), or you mean 2nd property where the property is capable of yielding rental income ? The past 1 year has seen large growth in rental yields, no doubt, but there's alot more at hand needed when looking to buy a 2nd property even if one is a SC. The 1st property in typical scenarios are only able to generate returns based on capital gain, which is still a gain thats only on paper.

I refer to the capital gains which I haven’t include rental income if it’s for investment property. There’s a option to extract your paper gain through term loan. This is the beauty of owning property 😉

Team Huat Kwey = 1M35 and 3M65 and more. Sell 1 buy 2 first, den top up CPF with cash to save income tax. 11.5% tax savings and compound 4% p.a. is decent. There is a limit one could top up though. 😂

Once you done Sell 1 Buy 2, you won’t care about the top up anymore 😆 because you made so much from property that outweigh the 4%

1M35 or 1M40 should be the goal nowadays! People who still think that *ahem* 1M65 is an achievement need to wake up their idea and realize 1M is not even enough to retire comfortably today, let alone in 25 or 30 years time!

Property can generate extra cash flow by renting your unit out too. Those put in SA is really thinking of retirement at X Age but how long you know you gonna live? Is best to handle your own finance than let the government do it 🤣

My view is liquidity is very important. If property is a non-liquid asset, then SA is Ultra Non Liquid Asset! Because you cannot even use it until you are old! Even private property can be use as collateral to free up cash by taking loan from the bank.

think why they got such mindset of cpf s.a, is that they were not exposed enough by family or friends into property ownership and market more people know, means all agents giant huat cake :D but more competition for buyer and seller D:

1M65?! No thanks man! I dictate how I can invest with my disposable cash. Monetise my OA by renting the property paid with CPF, and kick the accrued interest can down the road for as long as I dun sell the property. If one bites the dust today, the cpf $ will be just cpf $

Truth hurt! 😂😂😂 cyber war coming! Let me be 和事佬。everyone have different resources and objectives and risk appetite. Just invest in products that suit you the best. Only important point is don’t contribute or top up cpf as cpf is 水中月. Top up also top up for your old parents cpf mah. There risk in property investment same as other investments. FD, bond , bill and are of lesser risk。

According to honeymoney, he only placed top up $40K to SA + $40K to MA to achieve what he hs now in CPF. But I do agree with you, between buying 1st property or top up to CPF, I prefer the former. Everyone needs a house first.

There is a cap on how much you can top up to SA anyway, which is up to the year's FRS (198,800 this year). If someone does not need OA to invest, then it makes sense for that person to transfer it to SA. (Maybe he/she has rich parents etc). Remember also there are tax savings. Ditto for SRS. Not saying anybody is wrong - just mentioning the other side of the argument.

@@kelvynchin1968 Yes what you said is correct. I checked with CPF directly too in person before topping up to the full FRS amount. But that was after I got my first investment property. Both are important investment vehicle and I prefer to invest first in property (probably asian culture).

Happy to know that you are an experience huat kueh! It’s possible to make more than 100% of your capital in 3 years from a good property investment compared to 4% SA annually for 3 years!

It's so obvious. Properties is the fastest way to make money in Singapore. Some make hundreds of thousands within a year if they are lucky. I can't imagine saving hard with every single cent you earn to get those money.一分一毛,一分一毛地存,🉐存到哪年哪月啊!quite many of my colleagues didn't upgrade. They faithfully stay in their first hdb and rot ... Those who upgrade to condo or landed see their assets appreciate so much and so fast. If those who still stay in their flats choose to upgrade to condo now, they would have to pay soo much more and it's all hard cash leh! Buying properties in Singapore is a sure win la! Must quickly buy while young, dun wait! Mai tu liao!👍
