Congratulations on your new baby, and thank you for the video. I love how your advice is very "real" and practical, compared to others who gloss over potential issues. (And your banter and humor is a joy to watch!) Not only do you mention the issues, but you give really good, detailed advice about how to handle them or avoid them. I was especially impressed to hear you mention earthquakes because many other channels completely ignore history there. Thanks again!

Hi Diane, I'm glad you enjoy it! We are just very true to our personalities, so the banter/humour is not something for the "show" ;-) Yes, we try to be as open and honest. Earthquakes are sadly not just history - but it will be repeated... We just don't know when. But in the recent weeks we have felt a couple of earthquakes which always is a strong reminder than we need to be prepared. Sadly no country can remove the risk of earthquakes, but the one thing we can do is to ensure we live in properties that are equipped for it. It's something I don't find anyone here is willing to talk about sadly... Which does not give me much reassurance!

It's oddly comforting to know landlords are the exact same in every country 🤣 your tips on taking pictures/video of rentals to protect yourself from "damage" accusations applies heavily in the USA as well. As far as the prices, I'm so happy they are stabilizing...I was getting worried as we won't be moving until 2024. But I've been checking listings every few days to keep on top of what's out there (in Lisbon). Looks like I can get a better quality and bigger apartment, in a nicer neighborhood, than what I'm getting in the USA right now for the same price. Also, we have power cuts several times a year in Dallas, so that doesn't sound too different either. Hope the new baby is doing well!

Congratulations on your additional family member! You two are so nice and fun to watch! I agree about no one mentioning earthquakes. I’m from California, so I’m accustomed to seeing that information when you buy property. As a renter, it’s a bit more work to find out, but the information is available in California. Also, keep in mind, those little tremors, even the ones you don’t realize, are the cause of many of the cracks in the wall. Also, it’s the reason why most walls are textured instead of perfectly smooth. Patching cracks is more seamless on textured walls. Videos like this are so helpful to encourage people to be more aware.

Patching the settlement cracks or cracks as an effect of an earthquake is a bit like bandage on a broken leg... It's a temporary solution :-) Thanks for watching!!

Good to see you are still in the area and hopefully you have found accommodation better suited to your needs. You mentioned very valid points in your video. I would have actually hoped that a proper reverse cycle AC would make the dehumidifier obsolete, but it appears that it doesn't. I think that the biggest problem with rentals is that Portugal isn't much of a rental country. Even when looking at idealista and similar websites one doesn't find many reasonably (!) priced rentals. When we bought our apartment prices were actually very good, but that has changed as well. Good luck with everything, welcome to your additional family member and greetings to the boys.

Absolutely still around ;-) Well, we have done some different short stays to try out different areas, properties etc. Simply just the AC unit even on dry mode doesn't do enough in several places. So our best recommendation is to have 1-3 larger humidifiers depending on the property site. Thanks for following us! We appreciate your support :-)

Congratulations on your new little one! Nice to see you back again. I enjoy your energy and the thoroughness of your videos. I am currently looking for a rental, and I can report that it is incredibly difficult in Portugal right now. One of the problems in the desirable areas is it is difficult to look into and address everything which you suggested. They get rented so fast. If you want to look into everything carefully, the landlord will just move on to the person who is willing to move quicker. There are lots of 2-4 month rentals available due to the low tourist season currently, but finding a 12 month rental is virtually impossible. I would also say low end rentals with mold and damp issues are easy to find and very high end luxury rentals are also more available, but mid-range rentals with a healthy indoor environment and good construction in a nice area are virtually nonexistent! Curious how others looking are handling this situation?

Thank you! Really glad you enjoy it and thanks for all the kind words. Yes, we try to be a bit more REAL than the ordinary KZbin video ;-) You can find agents that specialise in rentals and get them to work for you. But yes, there is a true supply issue.. So you easily get out of the nice areas of finding anything affordable. For us, we simply choose to get out of the madness and go 20-30 min out of Lisbon to the smaller towns. Ericeira, Mafra, Loures etc is nice and well connected through the toll road.

Excellent point about the electricity, would have never thought about that. So the mould might be worse than in the UK... disappointing....

Yes, mold is a lot worse than what we have seen in London... But the electricity in the UK is never really a problem, so coming here, you need to keep it in mind. :-)

Fortunately, I had local advisors/attorney and didn't encounter any problems with initial renting and eventually purchasing a home here in the Algarve. But I have heard of horror stories.... Unfortunately law about rent means nothing at all, rent is on bit, there is such a lack of annual contract that people, expecially extra UE that will need it for a visa, will prefer to pay even 1 year rent just to be sure they can go on with the documents. And no, prices are not going down, I wish they were. I live in Algarve and since January prices skyrockets for nearly 50% plus

Congrats on the new edition. I can see you had the best excuse to slow down on content 😂. The real estate market has been inflated by agents and landlords / owners with ridiculous expectations. It’s being fulled by expats falling in love with Portugal and landlords just being greedy. The bubble will burst soon and we can get back to normality I hope.

I think I've seen you and your wife also started a KZbin channel or am I mixing things up? :-) Yes, the property market is certainly a big bubble and we have to spread the facts about it - so we stop more foreigners paying 3,4,5x what the locals pay for the same property :)

@@HyggeJourney Yes the Mrs has been really getting into KZbin. I’m more of a backup dancer :-) House prices in Portugal have really annoyed me but when I realised it’s just expat inflation. We have to find a way tot put a stop to it 🤷🏾‍♂️. Keep the vids coming really enjoy your husband and wife dynamic 🙌🏽

Where can you look up the history of a property? Is there a website? Or at the local government's office?

In short; you can't really... There is no website. Goverment office is complicated and you will first really find out at best when you are doing the transaction of the property. The best you can do is view the property and request more paperwork from the owner. However, when people have bought properties and not asked the questions you stand with owners that literally don't know much - so it can be really tricky!

I don't keep my self updated on this - however, then Yes I absolutely believe so. It's essential to prove your intentions of actually moving here and being capable of finding somewhere to reside. You can check the Facebook group for "British in Portugal". It's usually updated on all the newest rules etc on this.
