Your idea to buy an already built/renovated property is better. However, all will depend on the ciscumstance of the seller and the buyer. on special occassions for distressed properties, you can buy preforeclosure properties that are way below the market or zonal value as long as youve done propr due diligence and with respect to the needs of the seller. I would not have preferred to buy a property that has already been foreclosed as the price is already within the range of the market value. I have recently bought 5 units condo during the pandemic, one of my last 2 purchases are for at around 2.5m net despite the zonal value of 5.2m almost fully furnished, and another at 4.4m despite its 9.3m zonal value along taft avenue in manila. For some of my really ugly units where it needs intensive renovations, i would opt to do progressive billing with the contractor in order to minimize risk. At the end of the day, cash is king. Whoever has liquidity have the upperhand.

As someone who’s mom has been scammed by a contractor with more than one of the scams Slater mentioned above. I’m grateful you posted this vid men. I showed this to my mom kahapon. Our ‘resthouse’ na dapat “2m” lang naging almost 5m. May chismis pa nga from some of the trabahador na the “engineer” was using some of our materials sa nearby project niya. He even failed to pay the supplier of the materials after he charged us 90k additional for more materials. His bill sa hardware store was nasa 40k+...anong ginawa niya sa 90k? He even gave our number sa hardware store and told the hardware na kami ung habulin. We showed proof na we gave that thief 90k to pay for the materials. The house? Not complete and ANG DAMING defects pa. From the stairs na dinikit lang na parang glue daw sa pader....to the pipes...to the undersized materials....Andami pre. We did lots of reworks with another contactor, and now selling it AT A LOSS of almost 3m maioff load lang dahil sobrang badtrip ng family ko sa experience with that contractor. We never even step foot at that house na. It’s full of bad vibes.

It was a very hard and very expensive lesson for me especially if we are talking about hard earned money getting down the drain so to speak. I learned, TRUST is a rarity in the field of construction. You really need to do your homework to buffer any pitfalls. Sadly, this "bad culture" of scamming does not only happen in big construction. Its cancerous claws also had creeped even in small time construction such as repairs. Nawalan ka na nga ng bubong dahil sa bagyo lolokohin ka pa...how sad and painful can this get?

Good information....I just left a comment that indirectly touched about about this, in your other video. Yeah it is sad that there are people like these in the government & every where. There should be a way to file complaints regarding these company/people that is public record for all contractors & professionals...a site where consumers can see if they have any complaints filed against them or if a decisions have been done. I hate it when people take advantage of others, it is disheartening & disappointing. There are people who actually thumb this video down??? 🤔 We can just assume who they are from.

Hello Slater Young, I’m unsure if your title to this video is “click bait”, but I went ahead and watched it. Here is my experience, the reputation in the Philippines is all Contractors/ Architects/suppliers are scammers. Everything is enormously over priced, advertised as “quality”, when in fact it mostly unskilled labor building your house, which there is constant flaws, thievery, and a complete waste of time and money, as I’ve been told many times before, “it’s the Filipino way”. For myself, I’ve seen far too many associates, and fiends get pulled into a nightmare in home design and construction, it’s a story everyone reading this post understands and knows what I’m saying. I on the other hand, tend to feel there is someone in the Philippines with morals, integrity, and pride in themselves to actually want to be in a honest business, and grow themselves to success. Could this be you sir ? I enjoyed you challenge request video, 1.5mil house build. So sir I challenge you now, design a American standard, 4 bedroom, large kitchen, house for 5mil, if you can do that, and you impress me, we can certainly talk. I’m excited to see your response. I still have hope for the Philippines. ❤️

Question po: Are we obliged po ba to pay the architects on engineers everytime they visit the working site? or that should not exist since may contract naman? Hope you can make a video po about when do we pay engineers and architects during a project. Salamat po.
