You guys forget about the wear and tear on furniture. So, 400 apartments in 4 years will require a complete change of furniture. $10,000*400=$4,000,000. The guy will earn in 4 years, according to him, approximately $2,000,000 * 4 = $8,000,000 and will be forced to completely change the furniture. Those, half of his income will be thrown away through depreciation.

Your looking at it wrong, once you get that big you can go get the same furniture cheaper in china where its made.
