Apply Design is the real deal from my experience, glad to see others using these tools as well! That's what they are - tools, not job killers!
Great tool and explanatory video overall. I just tried it myself and the results were great. Thank you Nathan!!!

Without starting from scratch again, is there a quick way to have the same furniture show in the shot from the kitchen looking out towards the living room?
@NathanCoolPhoto Жыл бұрын
Yes. You select "Same Location" instead of "Furniture", "Room Bundles", etc. at the editing top-level navigation options. That way you can quickly pop in the items you used for other rooms/photos. This is why, btw, I give a discount above 5 images, since there will be adjoining rooms using the same furniture, making it faster. Also, under "Furniture", you can select "Favorites" where you'll find items you stored and organized to use for other properties. Perhaps another tutorial on that?

Wonderful info! Can you offer tips on emptying rooms when clients send photos of cluttering / lived-in space?

Can I use the same furniture in the same room for multiple angles ?

Yes, there is an option to select "Same Property", then select a previously staged image and use those items.

Thanks so much for the rundown Nathan. I’ve been wanting to add virtual staging to my services. Would you be willing to make a video on how to photograph a bedroom and a livingroom with virtual staging in mind? I’m going back through shots of mine from vacant properties and having a hard time finding the shot I want to use for the trial image.
@NathanCoolPhoto Жыл бұрын
You're very welcome! There's really nothing special to shooting rooms for VS. Just shoot the same compositions you always would. One thing that could help though is to get an idea for what to shoot, no matter the property...I'm not sure if you have my shot lists with examples but here's a link if you want to check that out: amzn.to/3YhOPol

Nathan Cool, I am new to real estate photography. How much value does this add to MLS listings when virtual furniture is added? Does it significantly help real estate agents sell a house? Thank you.
@NathanCoolPhoto Жыл бұрын
What value it adds to a listing isn't as important as what value it adds to clients who want a full-service photographer with the ability to provide add-ons like this. Although that's the primary focus for RE photographers, I can say that virtual staging does add value. I have more on that in another at kzbin.info/www/bejne/b57QeKmmZ913b5o

How much do you guys charge for virtual staging in your areas? In upstate NY the going rate is around $50-75 which seems excessive. Curious what other areas charge.
@NathanCoolPhoto Жыл бұрын
This is one of those questions with an answer that "You get what you pay for". While some low-grade outfits will charge $15 per image, others charge over $100, and there are numerous prices in-between. It also depends on how many revisions you're willing to do, the turnaround, and the quality. At the end of the day, being a turnkey service instead of outsourcing, an RE photographer can charge more for those added benefits (fast turnaround, quick revisions, and higher quality...provided you have the skill). And, like everything else in REP, it depends on what your market can support. This article on Redfin might also shed some light on this, where they talk about cost later in the article being anywhere from $39 to $199: www.redfin.com/blog/impress-buyers-with-virtual-staging/
