@thehandymanexperience226 I really thought I was doing bad to be honest with you but after checking I am wrong on my date it's been longer I think it's been about a year and 7 months sorry for misleading you I had to do some research to get that date. Man it seems just like yesterday when I started doing this My apologies I just wanted to make it right.

Oh my! Seeing one code violation after another. Good catch guys. That definitely is a fire hazard. They are lucky their house didn’t burn down. This showes the importance of hiring a licensed electrician. Have a great weekend.

Thank you You're so right I really don't do everything by code sometimes I have repair work you'll see in my videos where I don't put the right access panel or something like that or I have to run something in a way where I can't put a staple to me that's all petty but when you have open wires and an attic like you said there that place could have burned down those are the code violations that there's no wiggle room for it thank you so much for watching and commenting we appreciate it.

You can't unsee the violations but you gotta put blinders on and deal with what your there for. Don't give them free work unless it's really unsafe.

@MattHmm-rq6dn I did give them a quote and they accepted it we went there today and we took care of all the splices and we fixed the ducking and we installed three new fans and fixed one outlet I got it all on video I'll just have to get it edited and put it up this week thank you for watching and commenting.

Is that 2nd panel a zinsco? Zinsco and FPE panels are dangerous and a fire hazzard. Many home inspectors will make you replace the panel.
@ResidentialRepairs
@ResidentialRepairs 29 күн бұрын
@@seangriffon6502 Yes it is and yes they are really bad and dangerous but the insurance company in this area that we are at are not requiring them to be changed out unless there is some obvious damage to the panel and you can still maintain it if there is no damage.and these owners of these rental properties due as very little as possible most of the time but with that being said thank you for watching and thank you for commenting and participating with this channel we do appreciate it.

Nice work guys. You sure do run into a lot a crappy electrical panels and wiring in your part of the country. Where I live in Phoenix AZ all the electrical panels are also on the outside and I think it’s a bad idea.

Yes you're right it seems everything we get into is ready to be replaced but these income property owners they don't like to put a penny into their stuff they let it go until something goes wrong and then they want it yesterday thank you for watching and commenting we appreciate your participation.

Wow I cannot believe someone would just cut into existing wires and splice in and make new runs with no new boxes. Insanity!! So scary.

Yes and the guy that did the job from what I understand was a painter but the price was cheap the guy said and I used that as an example to what you get when you go cheap sometimes. Thank you so much for watching and sharing.

One thing you'll notice with the volt claw is your hands will hurt less. The leverage it gives you on dead or live boxes is worth not getting carpel tunnel. It takes up little space in a pouch keeps you from cutting your hands in metal boxes ect. Once you get use to it Ina pouch or pocket you won't be disappointed (black one can grab wires individually).

@@suzylarry1 we are going there tomorrow morning to address all those open splices put everything in boxes and fix the ducking in two spots I did tell the management that the panel needs to be replaced and their answer was if it's not broke don't fix it. I explain to him that this particular panel is not safe and also insurance companies are canceling people he said he has no issue with the insurance company and it's been there all these years we'll leave it alone and I said well at least I mentioned it to you it will also be on my invoice but my recommendation is for liability issues and he said that's fine and go ahead and fix the open splices and ducking and put the two fans in and stop trying to upcharge me on things I don't need wow I thought just doing my job letting you know what my opinion is and I reminded him that he's kept me around for at least 19 years for a reason. He did mention if the owner ever considers changing it he would let me know. These management companies take it the wrong way every time you try to let them know when something's wrong or not safe. Thank you for watching and commenting.

Should be using leather protection gloves over your rubber insulated gloves 🧤
@ResidentialRepairs
@ResidentialRepairs Ай бұрын
You can't really work with gloves we use gloves where we cannot control the on and off of electrical but because we had a breaker panel that we shut down at the main and when you shut the main off you don't have to worry about any backflow then we test it with a tick meter and a wired meter and once it's all clear we get into it it's so hard to work with gloves going through a taped up web of wires but we do wear gloves where they're really needed thank you so much for watching and commenting we appreciate it.

How much was the estimated repair bill?
@ResidentialRepairs
@ResidentialRepairs 21 күн бұрын
@@yuptrue4794 no estimate was given I've been working for this guy for years when the job is complete I'll total it up no number yet. He knows if I give him an estimate I'm going to give it high to protect myself I do these turnovers all the time and I just kind of giving the number in the end and if he has a problem with it he'll just question me about certain items and once I get my explanation he's always been fine that way I can keep it as low as possible for him a little risky but like I said I've been working for him and his father for 23 years so he's used to my pricing thank you for watching and commenting. But just to give you a little something the valves are 600 each labor.
