Gorgeous! A friend of mine who bought a 1920s Spanish house in LA had the same issue as you about the bathroom but did some research and found a company that does reproductions of 1920s Spanish home tiles. She was able to both restore and renovate her bathroom at the same time, and it’s gorgeous! Perhaps you could do the same?

Thank you for pointing this out. Too often people freak out over broken tiles and default to: THE BATH NEEDS TO BE GUTTED! OH NO! This is absurd, as any damaged tiles can be sourced and replaced. Ditto for period fixtures.

Gorgeous home! For the backyard: I'd remove as much of the concrete as possible (if not all, because it's in a really sad state tbh), maybe pool in the future, who knows 😉 But definitely look into what kinds of plant do well in LA climate - find a suitable ground cover that is not classic lawn (not good for the bees and uses tons of water). I'd use as little of the space for parking as humanly possible and do a visual divide between that and the rest of the space.

It really is! I was planning to purchase more of a fixer upper but a couple that I toured I wasn’t able to get a loan on as they were too much in a state of needing fixed. This one I decided to offer extremely low and I happened to get the home really close to my offer!

I have a 1920s Tudor and I enjoy all the quirks, including the distinct rooms and original wood windows. You should watch “Restored” with Brett Waterman on Discovery, he does amazing restoration work and explains the history of different LA architectural styles !

What if for the bounce back of lighting from the neighbors house, you contact a window tinting company and ask for their opinion? There may be something that will reflect that color back outward! The back yard SCREAMS to match the vibes of the courtyard. Small pool with fancy fountains, maybe lion heads or fancy ladies? Fun, handmade tiles? And some nice sod with pavers!

@@SpooderCace I agree about the cracked tile, it means that house was lived in and it has history. Just because it’s cracked doesn’t means it’s broken. Even the mismatched tile just means more history about the people that loved the house and wanted to keep it tru to the era.

Regarding the backyard, please, please do some green, plants, trees… this all white area in LA must be soooo hot + sun reflecting in the house, it’s giving me sweat haha, having nature back there will help naturally cool off the house a bit (less AC, better for your electric bill and the planet, we love)

For the “bounce” of the red from the neighboring house, you can add a blue light filter film on you windows. It’s just like the film you put on car windows to tint them but it will be a UV filter and you can get it with a light blue tint. You won’t really notice the color difference when you you through them,but it will strongly cut the red/orange of the house next door. Plus it will keep your furniture, wall paint, art, etc. from fading and UV damage. Oh, and it’s a cheap diy project.

I was going to suggest the film as well. I use a 35% gey tint, which it does not even look or "feel" different as you can still see outside, yet! helps considerably with cutting down the sun rays & heat.

if it's a blue light filter, it will make things more warm-toned though? a blue light filter is typically slightly yellow because it's the complementary colour. yes to a blue-tinted (and UV-filtering( film however because that will have the opposite effect I suppose 🤗

So beautiful! Based on general color theory I believe you can cancel out the orange reflection by painting it the opposite color on the color wheel. To cancel orange, paint it blue (or blue undertone), to cancel red, paint the room with green (or green undertone). It could even just be a subtle tone that would make a huge difference!

Drew, you will be the perfect person to put the complete beauty back into this home! Top suggestions from me as a couple other commenters said, check for asbestos before ripping out the black and white floor tile and have an appraiser come in or send pics to have all of your light fixtures appraised. The ones you don’t want and especially the ones you’ll keep for insurance purposes. I agree w all the ‘keep the pink’ bathroom suggestions;). Meet your neighbors (or stalk on Zillow) and see how they updated/restored their 1920’s bathrooms and kitchens. Keep the hardware from the original kitchen (I really don’t have to tell you this do I😂) and save those cute little kitchen drawers to use/refurbish and style elsewhere. Would white shears keep the pink out of your bedroom reflecting from the neighbors house? Like your idea for pool in the backyard as well as the commenter who suggested a small pool. I’m thinking a small round pool or kidney shaped-not my favorite but somehow in my head it seems to fit your yard? Definitely a place to park that’s created with a small amount of concrete or pavers with lots of grass/ground cover (in between the pavers). Taking out all of the concrete is going to be a nice start. Lastly, (I think) I agree with swapping ideas w Mr. Kate:) I also follow and love Nina Takesh from The Red Elevator who is in Beverly Hills. Good luck, happy journey. Thank you for sharing💝

As far as the 1920 bathrooms, you can have custom tiles made to match the original tiles! Please save the bathrooms if you restore the original features you could save the historical value of this gorgeous home you now own and show what a fabulous designer you truely are by restoring a loving historical home honoring the past that we are losing so insanely trashed into obviousness to the new garbage heaps of crap! My vote/opinion: Keep as much of the pink tile in both those floor-level bathrooms as you can! I'm not sure if there's a way to find that tile again and match it exactly. I'd also say repurpose whatever tile you don't keep on the walls (if it CAN be repurposed in anyway). I also think those light fixtures in the different rooms should be kept as is (even if they get moved to different rooms than the ones they're in) or sold to people who can use them as is in their own homes.

For the backyard: plant a tree! That way, you can see how long you already live in the space if you see the tree grow :) Also think about hiring a garden architect and ripping out some of the concrete. There's so much potential for a green heaven with lots of nature for insects and small animals!

@@batterbury4477 it doesn't have to be a lawn since those are awful for the environment. Just a few garden beds or a tiny rock garden for more greenery instead of concrete.

@@batterbury4477 cement actually contributes to drought more than plain dirt, because it doesn't allow the water to go into the soil, just creates toxic runoff (from any debris/oil/liquid on cement) and promotes flooding when it does rain. The best thing for drought is to get rid of cement and if you still want hardscape do permeable hardscape flagstone, gravel, mulch, etc. We need the water in the soil to replenish ground water and in turn will help the drought. And there are many native plants that won't take much water, just heavy mulch to retain winter rains and water once a month in the summer if that. And collecting water from rooftop to rain barrels can help with that, I collected 350gal in 30 min of rain in CA. Roots in the soil helps water retention as well. Plants aren't the enemy of the drought, cement and the wrong plants are for consumers.

What about an above the ground jacuzzi oasis with side wet bar small outdoor dining/ kitchen area for outdoor entertainment. Trees and plants for backdrop or vining plants with pergola or arbor look. Best of both worlds small corner for entertainment and ample privacy parking spaces.

@@batterbury4477 There is ways to design food forests in the jordan desert, where there is almost no rain. (go see "greening the desert" by Geoff Lawton for more info) I am sure if you dig a little into food forest design you can turn that backyard into a heaven without using that much water.

BATHROOMs: get a professional to carefully remove the pink tiles in the guest bath, then go as modern as you want in there. they are probably the same color as the main bath, replace the broken and yellow tiles and embrace the pink! You can put a shower head and glass folding wall to make the main bathroom more useable without changing the charm of the existing 20s bathroom. KITCHEN keep the patterned pencil trim and swap the yellow for marble or granite. I think the floor is original linoleum and can be brought back to life, it really feels original. There is a place in LA that has restoration/ reclaimed tiles so you can check there too.

I have to encourage you to preserve the tiled rooms as much as possible! They are such a distinct feature of the house’s period and you can do a lot with reglazing if for example you wanted to go from yellow to white.

Agreed. Don't pull out that tile. Please figure out a way to work with it. That pink and green bathroom is TDF. I can see that all the tile is mismatched but there are definitely sources for the tile colors and style that you need, especially out in LA where this kind of architecture was very popular. I actually HATE the renovated kitchen and bath in the upper unit. Please don't do that! It looks like tacky fake castle for a mcmansion in the suburbs. To think they pulled out art deco tile to do that. SMH.

I have two suggestions. First, for the bounce back "red room", what about painting it a shade of green? According to color theory, green is opposite red, so it would absorb the light instead of reflect ("bounce") the light from your neighbor's house and green is always a fun color to play with. Second, what about sanding down and refinishing the beams downstairs to match the original beams? You could probably create a stencil or something for the beautiful artwork on the dark beams. That way, the house would match itself again. 😊 Just a thought.

Drew, I'm so excited for you! That house is just so you. I'm so glad you got a historic home with lots of character. For the rooms that are reflecting the red house next door, I have some suggestions. I'm an indie dyer (I dye yarn and spinning fibers) and color is something I work with all the time. Personally, I would try to embrace the situation and make the best of it. You could paint those rooms in any shade that would be complimentary. Think clay, terracotta, some corals and peach colors (some of those are historic for the era of your home), rusts, brick reds. I tend to find my color inspirations mostly from natural things. You can also use any color that might benefit from a red cast on it, like some lilacs, purples and pinks, or things that might appear to have a red undertone with the red light on them, like mahogany, if you're feeling like trying a really deep tone (there's a lot of light in those rooms, I think any of them could easily handle a really dark wall color for a kind of "dark academia" look) and then decorate with lots of plants and lighter woods and wickers. I would steer away from colors that are opposite red on the color wheel, like greens. They might appear dull and muddy (though I admit, I work with pigment, not light, and this situation uses both). Unless that's what you are going for, then use it to your advantage. You could probably use some yellows, but you'll really have to sample. If you go more golden honey toned, it might look rich and have some depth and nuance, and if you go with a super light duckling type color, you might get a very burnt orange look or might look like the blush on a ripe peach. I'm really looking forward to all the renovations and decorating, Drew!

I once toured a 1920's spanish style home in my California home town. I've never forgotten it because it was SO BEAUTIFUL. It could be the little brother of your house. When you renovate bathrooms and kitchens, I hope you will embrace the origins of the house in your own stylish updated way. About the red house/orange room: you know the complement of red is green, so I think the solution is in choosing a paint color with a green undertone. You'll find the right one. And as for the backyard, I know water is a perennial problem in California, so I would just put in a quality faux grass where you want grass. AND, anywhere you want paving, go with terra cotta-look pavers or concrete. Keep the spanish influence going. I know you will make it beautiful. Question: Was this always a duplex?

Faux grass is actually really bad for the environment, especially with climate change and more heatwaves coming our way. I would suggest going for grass but look into more durable grass seeds as faux grass heats up almost thrice as much as normal grass and normal grass is great for insects and bees! Plant plants that are local to the area and it will help the planet, bees and insects and will survive the heat :)

or plant trees that can take the dry climate and sun, and sow grass around them. It'll be tough at first, he might need to install a sun sail so they don't shrivel up when they are still small - OR he could get trees that are already bigger transplanted, there are companies who specialise in this. It's more costly, but you'll immediately have some nice shade and ambience. + Trees contain much more co2 / help clear the air than grass alone. I'd probably go for palm trees, maybe canarian palm trees, since they are pretty resistant to all kinds of weather.

I know safety and structural sound should be first and foremost! But the butler’s pantry and beautiful wood original tile keepers in my opinion.

This space is so insanely beautiful - I'm so happy both for you and us viewers, because we are in for some prime content! Personally, I'd always go for the pool area in the backyard, maybe with a bit of grass/trees growing on the fringes, and a small deck to sit and relax. I know parking is a necessary evil when you live in car-centric places like LA. But maybe you could use just a small part of the back yard and install a short driveway there from the street + a car port and maybe some screen walls that hide the car from view, so it doesn't visually disturb the rest of the backyard's vibes.

@@lonefox Sounds like a good plan. The trick will be in the subtlety of the paint shades. Another person who commented is an indie dye artist. She may be able to give you suggestions on colors that may match. If you can get very clear photos (mid-day w/ great lightening), you may be able to get an idea of paint shades to match. You may have to experiment several times with sample mixes until you come up with just the right tones. I suggest taking it slow with a thin layer, letting it dry completely, then building it layer-by-layer to get the perfect shade. Too bright and it could come off as garish. Should be fun!

It's a darling home. I love the courtyard with a fountain. You can find lots of plants and pots at yard sales in CA,to fill the courtyard and balconies with plants. For the kitchen tiles, I know the colour combo is quite unusual (especially nowadays), but a good tip is to find artwork that combines the colours in order to help blend them better. Also, I'm getting major Grand Budapest Hotel vibes. Maybe you could test with contact paper first, because something that old (almost 100 years) is irreplaceable. Once it's gone, it's gone. Maybe you could find a vintage wallpaper for some of the cabinet fronts that combines the green and the yellow.

Hi. I had a similar problem with one of my bathrooms. I found a guy who could remove the tiles without breaking them, so we took them from an entire wall that was just painted later, and we used the removed tiles to place them we're needed. You could try something like that in the pink bathroom to replace those dark pink ones that do not match the rest. Congratulations on your fantastic new home!

Most of the arch cut outs in a kitchen or in a room used to be for a statue, and even in the old old times in history, a skull was placed in the cut out arch along with like a vase of flowers, some coins and a candle and things for their ancestors that had crossed over. It was very important to them. I love that house Drew. I'm totally in love with it and I just can't wait for you to get ahold of it. It's one of the most beautiful homes I've ever seen.

what a stunning place! I loved the house and I hope that you will try to keep as much of its historical character as possible. The pink bathroom absolutely should stay in my opinion. It is what will make your house so special and different, and also differentiate your content from other youtube DYIers or renovation channels. I think the upstairs earlier renovation shows that you can loose a lot by removing the historical features. The kitchen downstairs might be a bit tired but it's just SO pretty compared to the upstairs. It could also be super interesting for your channel to start sourcing artisans who use the same methods as in the 1920's for the tiles, glass work etc.

These were my exact thoughts as well - buying historic properties comes with a huge responsibility for the original features. Upstairs has already been ruined, so it can be renovated and redecorated. Downstairs *must* be kept original and should be a restoration event to rival any other YT channel. There are plenty of businesses out there to work with who specialise in heritage properties, and collabs with other people who work in renovation social media (like Cheap Old Houses) can bring a whole new audience and exposure. Hi Drew, I have an idea for the orangy refection on your walls from the neighboring redhouse: On the color wheel, red and green make brown. You like green, perhaps there is a shade of green that you can use that will soften the orange. Perhaps as a shear curtain or paint on the walls. It might be fun to play with! I hope this is helpful! I love all the original features still in this home! For the 1st floor original bathtub, find someone who can refinish it for you (or maybe even find out how to do it yourself from a fellow KZbinr 😊). As for the original tile in the bathrooms that's mismatched, maybe see if you can find some that would match better to replace at local antique stores, etc. As nice as the updated upstairs kitchen and bathrooms look, there's something irreplaceable about the original charm.😊 As for the orange cast from the building next door, maybe look at some shades of blue for the walls to mute the orange. Tricky part will be the different shades of orange tint being cast throughout the day. Good luck and have so much fun on this new adventure! 😊

From an interior designer, this home has SO much potential and I cant wait to watch what you do with it. If you ever have the means to go about a full reno to create one large home and bust down walls and open things up, you could seriously create a jaw dropper. Paint recommendation to offset that red, try to look for a white paint with a slightly green undertone. That will hopefully help to neutralize the red!

Idea for the pink bathroom- if you can keep an accent wall or something like that, you can potentially reuse some bits from the tiles you take off the walls for a diy project later on - that could be like a mosaic coffee table or maybe even some small mosaic pieces of art that you can then hang in that bathroom on another wall so that you're linking that new part to the old accent wall that might be on another side. Your new house is amazing! I lived in LA for 15 years, back in 80s and I just loved those older houses, so full of charm and character. Tip for bottom pink bathroom...replace bottom half of tiles (maybe do batten board) and preserve top half of tiles. I'd replace the yellow kitchen tiles downstairs with white granite or marble and retain the green tiles as you say. Some of those funky chandeliers are worth a LOT of money 💰 have an antique dealer appraiser check them out before removing them. They may help you pay for some of the remodeling costs.😉

This is a beautiful historic house. I love the vintage lighting and all the architectural details. I think it is probably time to update the downstairs bathroom before you have problems. I would keep the strip of decorative tile and use it somehow. If parking is at a premium I would try to incorporate a few spaces. A pool sounds nice. I didn’t quite understand why you want to break through a wall to make another door to the stairway. I am excited to follow you along with your plans for design on your new place. Don’t rush, get a feel of the place first.

Honestly, I never imagined you’d choose this style home. I’m so happy you did, becuz you can not RE-create this kind of unique character & beauty!! Every last detail was intentional & that makes it even more dreamy. LOVE the green tile in the kitchen & LOVE the pink bathroom! Ya gotta preserve that lady! She’s adorable! The backyard ideas are limitless. Grass would be lovely & lots of tall perimeter trees. In my dreamworld I’d install a koi pond w rocks & mini waterfall…*sigh The light fixtures are all INCREDIBLE! My fave is the downstairs primary bedroom, that bubbly glass @ 7:00 Just WOW!! (& ALL are prob veryyy valuable)!!! And the hallway @ 14:30 is insane. I’m super happy you’re not going to gut this architecturally beautiful time capsule & turn it into a modern bore. P.S. I love when the younger generations appreciate the things that others your age would find “ugly”… ex: light fixures, tiles, wood ceiling, archways…basically ALL the character. ❤️ *Oh & the bright red house reflecting your walls…I’m stilllll thinkin. Going back 20+yrs in my mind to art college & color theory courses….the opposite tones would (obv) be shades of green & teal. I’m not sure, in this case, how to apply this concept. Mainly becuz you’re dealing w reflection that’s outta your control. Maybe you can counteract it w those (green/teal) shades used in sheer curtains or a large area rug…..OR ask around bout a type of wall paint & shade that’s better at deflecting.
