Now you have me genuinely curious if Enes has watched/knows about these videos. Arvin is a known guy in the space of the luxury home market so there could be a decent possibility Enes has at the least heard of Arvin. (I now need a collab with the two of them to have this come full circle 😂)

That’s a mistake! The best thing that Enis could do is one of two things: either pay Arvin to stop critiquing his bullshit videos (Arvin‘s got integrity so he’s not going to accept money) or get Arvin to teach him about architecture, style, and function. Enis couldn’t make it as a realtor in LA so I don’t think that he’s gonna be able to absorb the decades of knowledge that Arvin has.

@@specialk2514 Being inspired by the Freedom tower is great if you call the structure with that name. A flaw in presentation by Enes Yilamzer. The first thing which comes into my mind when I hear World Trade Center is that tiny object which hit the five angle building in the capital city. And therewith is the starting moment of more than 20 years of upwards trend and wealth created in the defence sector and the ID industry with all their overpriced high security passports.

16:30 That's 33 Thomas Street (formerly the AT&T Long Lines Building) is a 550-foot-tall (170 m) windowless skyscraper. Designed in the Brutalist architectural style and it has no windows. It was built to house telephone switching equipment, now it's used by NSA, fittingly.

That was my very first Enes video I watched and I fell in love with the unit. Watching Arvin pointing out all the flaws that I now also see, is like a good friend saying your girlfriend is crazy in the beginning of the relationship, and when the honeymoon face is over you also see that’s she’s crazy. Once you hit the acceptance phase and realise that you're gonna have to make trade-offs it's a huge weight lifted off your shoulder. I actually like a lot of the places Enes tours and can accept the flaws or compromises with the properties...but there's no way in hell I'd ever move to LA or NYC.

@22:16 I can attest this building was designed to be a Four Seasons Hotel and Residences from its conception by both the developers and by the architects (Robert Stern), and was constructed in the late 2010's. All residences were designed with some flexibility to add more bedrooms and alter layouts if needed, and that is exactly what happened here, as this was changed from the original floor plan. There are many size limitations due to the developer's desire to make this a certain height while tapering off with each major height milestone due to regulations and air rights, and of course the building itself does not sit on a large lot, which you'll immediately notice when you enter the small lobby.

Now I had to look up the brutalist utility building at 16:33 - it's the Long Lines Building (33 Thomas Street) from 1974 - apparently it is a wire center and has been suspected by Edward Snowden to be a NSA mass surveillance hub - which would explain why the penthouse is giving skiff vibes, it's to provide the illusion of privacy to the inhabitants.

North facing in high rises isn’t usually a problem if you have floor to ceiling windows. I live in one and the only thing I miss is sunsets in the winter. The golden hour views are incredible this time of year though.

The enes videos are the best. That being said I like any NYC video that Arvin reviews. NYC is very easy to trick people, I never thought any of the NYC penthouses and units had any issues until Arvin pointed them out. The city, the elegance and sophistication can make anything look perfect.

@@jackesioto A lot of those billionaire high-rise residential properties on Billionaires Row sit vacant because they're owned by overseas investors and collect NYC real-estate now much like people collect art. The City was in talks to begin to charge these property owners annual fees if they don't live in the residences they purchased. NYC could certainly use the money and there's nothing wrong w/doing it!🗽🍎

The actual appartment and building are good. It’s the interior planning and design that killed it. The style is just wrong for the buildings’architecture.

16:31it is actually sort of a datacenter. it’s an ‘old’ telephone switching building from back in the dark ages when analog equipment was used. Those switches were VERY temperature sensitive. The building allowed total temperature and humidity control and was built to survive a nuclear blast. Not having windows made air conditioning easier. No sunlight came in and heated a different part of the building at different times of day. Another reason was the possibility that dust might be radioactive or the air otherwise contaminated.

Gosh.... so much wasted space that takes this unit a few notches down. 1. I would have taken that wall in between the foyer and the living room out and added closets by the wall instead. This way you have access to the lounge, the library, and the washroom from it. 2. Maybe make that lounge into an office and block that door between it and the library. 3. Take out both walls by the stairs. And change the design of the stairs to a more glass and marble look instead of the industrial look. 4. Do they not know what a buttler pantry is? I would have closed off the hallway by the elevator, combine it with the storage space, and moved the pantry there. Then take out the old pantry and the buttlers pantry; giving so much more openness and space.

FACTS: Poor Owners pay Enes a good money to do these videos. Great properties don’t need Enes’s services as they will sell with ease. It’s the properties that have tons of flaws that have been sitting on the market forever that don’t sell are the ones that hire Enis. So poor Enes has to bullshit us in believing these properties are actually great.

The layout and interior design of this penthouse are epic failures. The kitchen counter and backsplash material is the ugliest I've ever seen. The pull-out pantry is a hard pass. Spending $32 million on a home that requires a comprehensive kitchen renovation and major changes to the rest of the unit. Sure.

Interesting seeing that it actually sold for $32mill. On Enes original video, i commented saying the south facing unit sold for $29mill so why would someone pay 30% more for this. To be fair, the southern facing penthouse was more traditionally staged and not as flashy but i got slated in the comments for not knowing “the value of New York property”.

My guess: the plastic doors to the terrace have triple or at least double glass. Not sure if this is possible with steel doors, and if it is possible if they wouldn´t become too heavy.

Another excellent critique! That dining room is truly terrible. When I saw the floor plan, I thought the Lounge and Powder Room next to the kitchen were actually intended for staff, not for family use. So it's missing a family room, a breakfast nook, and a proper formal dining room. All of those would have been possible with a better layout.

This is a fairly new building (2013) designed by Robert A.M. Stern as Four Seasons hotels and residences. The seller was likely the first owner.

You know I almost always agree with Arvin, but I actually like the North facing balcony. This is NYC, you aren't going to use it in the winter, but you get the most light and usage for the summer and spring. Other than that, it's a pass on this apartment

If it isn't structural then I'd get rid of the wall between the staircase and the living area and make a nice curved staircase that sweeps into the living area as a nice architectural focal point.

I gotta disagree about north-facing being that bad in a skyscraper. I’ve lived 10 years in a south-facing skyscraper unit and 5 years in a north-facing skyscraper unit. You get so much reflected sunlight off of the landscape that I haven’t found it to make any difference in my enjoyment.

You know what the most common thing is about these very expensive properties are? They are all awful, literally nobody knows how to make a compelling mansion or "skyscraper mansion" It is laughable how bad every single one of these properties are. It makes me feel so much better about being normal. I thought they had impressive homes but No.

Most of these are merely investment assets, many aren't inhabited year round. But there are some cool mansions in the sky, check out the penthouse at 15 Central Park West (2009).

ARVIN..what are your thoughts on if they had Flippled the Script and moved the lower level stairs against the wall/glass to open up more square footage for that dinning area, i think it was thus shifting the upper landing away from the wall and adding alot more usable footage downstairs and avoiding that dead-space with the time- out chair?

lack of north facing light true however an extraordinary view of NYC especially at night even at long distance. i like the cone of silence room where you can be hidden while you plan your james bond villain attack. yes, no industrial look in a luxury limestone building. and yes you need a time out chair for kids when you have hide and seek hallways. the use of space was really wrong here and i can't believe they found a buyer at this price with so many better options.
