Yep. It's warm and cozy feeling unlike most of the spaces at this price tag that feel more like a cold empty art gallery than a place you'd live in.

I warmly congratulate the architects. The way they have distributed the rooms to maximize space without giving up historical elements, both structural and aesthetic, is exquisite. It is without a doubt one of the best apartments I have seen.

This $18 million penthouse is FAR more impressive than most of the $50-75 million apartments I've seen elsewhere in NYC.

Cuz $50-75 mil apartments arent designed to be lived in, they are made to be invested in and keep your money in real estate that you can always get back at any time. 80% of those apartments are empty and are bland in design and furniture.

If I had limitless funds available, I would 100% jump on this loft. It's beautiful in every respect of the word. You can tell the owners have invested a lot of time into the small details and I really appreciate how they're trying to keep as much of the original building as they can while still modernizing it. The indoor/outdoor living feature on the second floor is stunning and I, too, have never seen an outdoor space like that in NYC. Stunning!

@@pandapantz9954 Nah, before you can buy every house in the world, your limitless funds would push the world economy to collapse with limitless inflation and soon we all would live in a stone age. That's the smart alec answer to your smart alec comment. However I totally understand the original sentiment though. The nominal 18 M is no way enough considering that a potential serious buyer must be prepared to maintain the property too and to pay running expenses. And there are probably many more smarter property deals out there. However you look at it whoever ends up buying that for them 18 M is almost like pocket money - even if they manage to haggle the price down.

The very big problem with buying a very expensive house is that you have to pay a lot of money annually in property taxes, which even when you can afford it very easily, it is still very painful to know that your house is NOT really yours because you are paying rent as shake down money to the Mafia known as government

@@malloryg4251, having a purpose and being essential do not detract from the fact that people are basically forcibly made to pay taxes, which is the exact same thing as someone on the street robbing you, because the robber also has a purpose with your money, which is also often essential for keeping the robber's habits running. "Governments" are the biggest thieves there are. Furthermore, even if we were to disregard the fact that taxes are basically forcibly collected, therefore are robberies and shakedowns, the criteria used to collect property taxes are in most cases wrong, because someone with a very expensive but very small house will pay way more than someone with a very big but very cheap house. As you can imagine, the much bigger house will, generally speaking, be a much bigger burden on the inhabitants of the area. By the way, the words "crime" and "criminal" are not good assessment words, as what is or is not a crime is made up by lawmakers and enforced by their goons known as law enforcers

The wood, the brick, the light. Its all so warm and homely. A lot of times in multi-million dollar living spaces they make it so rich and posche that it doesn't feel like a place you should live in. I love this. I can imagine living here.

This place is possibly my ideal NYC apartment. The history combined with modern features done so sympathetically is perfect and it’s been done with such great taste. If I ever find myself with $18 million spare, I’ll put in an offer.

Fantastic space. It's sophisticated but still has an almost craftsman air to it. Great amount of light and the finishes give it a warmth and ease. I think it's a winner for sure.

This is my favorite New York apartment I have seen so far. Absolutely love it! Amazing to see the original materials of the old building come back in a modern design, it fits very well and is a great addition to the atmosphere (always love seeing the New York brick on the interior). The addition of the skylights is also a very nice touch.

I'm not usually a rooftop apartment guy, but have to admit that this one is really nice. The high ceilings, multiple windows and skylights, and roof deck are my favorite features.

See NYC apartments for sale in the tens of millions and this is the first that I think is WORTH the asking price. That guest bedroom with no bath could best be shown as an office or library.

Excellent renovation with keeping elements of the original space. LOVE the master suite , the rooftop is just incredible. Yes, this would be worth the pricetag.

Beautiful...and here I am almost 69, disabled former RN, homeless, living in my aging minivan in a forest in the mountains..I must say I like my views better...my wish? A tiny home here somewhere..living in a minivan during warmer months easier than winters.

I love that it is not ostentatious and gaudy. It’s warm and inviting. I imagine keeping that space warm in a New York winter could get pricy I imagine. But if you can afford that I doubt that heating costs bother you🤣🤣

Wow, if I had the money and wanted to live in NYC it would be a toss up between this and the Tribeca one you showed. I think the roof top would be the tipping point. Incredible, love the history of the building and all the original materials that were saved. Say hi to Theo for me.

18 million is a lot of money. No way Jose. Not high enough and no big spaces... Best roof top pool I ever seen in NYC, that alone is worth 5 million, but the apratment is regular.

This is easily the best Home Tour I’ve seen so far, both in terms of a (very) likable host, and what she’s done with their apartment. It’s gorgeous! She has an incredible eye for detail, as well as a gift for designing and organizing the over-all space… Carly : The piece you made and framed can absolutely be called “Art”! I love it, and think you should continue to pursue Art AND Craft-making, to see where it leads you, in your NYC adventure. Good luck!

Thank you so much for sharing a beautiful, gorgeous loft there in Soho!!! Wow, they had to get permits to close the street below to place that pool on top!! Amazing!!! I really like the two sets of washers and dryers. This is a very simply elegant home to have.

Nicest Manhattan property I've ever seen. You can keep the $200m penthouses overlooking Central Park from about a mile up. This is a far more "alive" part of town, and the home feels like a home. It has character.

If I ever won the lottery and I wanted to live in NYC, this would be it. Its pretty perfect for all things for a living space. Having the rooftop space really sells the price point for NYC. I don't care much for MASSIVE mansions, and this literally has everything I could ever want. I personally wouldn't like the big sunroof since it takes away from the astro turf space and I love animals, but everything else is near perfect

I have to say, this is one of, if not my all time favorite properties I’ve seen in NYC. That living room alone with that real wood burning fireplace had me from the start. Unfortunately it’s NYC. That city is lost beyond saving.

This is spectacular!! The incredible outdoor space (the views, the dumb waiter, the pool), no wasted space, the ingenious skylights and storage,the brick and the wood. Thank you so much for showing us this amazing spot. Question: And forgive me if you said it in the video and I missed it. Are there any other apartments in the building and if so is this apartment the only one with access to the roof top area? One more question/criticism: What bathroom is the second questroom supposed to use? My 2nd bathroom has two entrances so it is en-suite to the guest room but it also can be accessed from the hallway. I didn't see a second entrance in the guest room bathroom.

Usually, when you see a crazy apartment/house like this, the art on display is kind of there just to be there. In this case, however, all the art on display feels in place. Almost as if it was put up by the owner who actually cares, instead of a tired interior designer. Such a cool penthouse, I'm sure everybody watching thought to themselves - "maybe one day)".

Love a majority of NYC condos/lofts/penthouses but some don't look like you could actually live in them. They seem almost museum like. This looks comfortable and liveable. If only I had the money!
