I've put all the links to the different First Home Buyer schemes/grants etc in the description - let me know if there's any I've missed or any that you've used

I believe there are three grants but my Q is. Csn both partners apply. My wife bought a unit in 2004. I’m a first home owner.

Thanks for your assistance. I'm interested in buying a house; however, there's a lot of information and no clear path to follow. This video helps to clarify the situation.

Hey mate, genuinely helpful video. If I was living in NSW would I be able to get a grant for a different state, e.g. Victoria??
@raycorc7 ай бұрын
Thanks for watching mate - we’ll potentially but it’s only for a house that you’re going to live in (for 6 or 12 months minimum for most states) So you’d have to move to Vic for a period first to live in it And you can’t get the grant twice so if you used it for Vic that’s fine but won’t be able to use it again in NSW for example

Regarding the super scheme the contribution can be concessional which is massive. Biggest free money glitch in the country particularly for those who earn over $100k annually.

Hey Mate, I think in VIC there is no stamp-duty if the property is under 600k not 650k. 1:45

Thinking of doing the same as you did, buying an investment property before my first owner occupied. But I’ve already saved up around 25k in my super (fhss) and would like to some day take advantage of this and other first home buyers incentives. I’m looking into maybe buying the investment property in a trust to get around this predicament, what are your thoughts on that idea? I’ve heard they can be a bit of a hassle and can cost around 3k/year, so still not sure if it’s worth doing or if I should just say goodbye to first home buyers incentives… Thanks mate, great video :)

Thanks for watching Ben, before you do anything chat with broker and accountant - they’ll confirm the rules around trusts etc and whether it’s a good or bad idea for your specific situation. I bought regional first for investment and never got any of the FHB benefits. Most gurus say to use personal lending initially then use trusts later. Check with experts though I personally did personal for a few then trust after

G’day Ray. Love your vids mate. Do you know if there is anything available in NSW for couples who have owned previously but have not owned for over ten years? I thought I heard some politician mention it last year. Cheers mate.

G'day mate thanks for watching the videos - check out the Home Guarantee Scheme, looks like you might be okay if it's been over 10 years: www.tmbank.com.au/home-loans/home-guarantee-scheme And government website here: www.housingaustralia.gov.au/support-buy-home/eligibility-tool Get a mortgage broker who will be able to check your eligibility and let you know which lenders who can do loans for this scheme. Best of luck
