I am so glad I have managed to do without a lot of things over the years. Now, at age 69, my wife and I are debt free. No mortgage, no car payment, no credit card debt. Neither my wife nor myself are spendthrifts nor are we wealthy. We DO have self discipline. Of course my daily driver is a 2004 Ford Ranger with 218k miles, but it is in excellent condition and meticulously maintained.

You had it way too good, and were able to make those choices. Kids today who are in a medium-to-large metropolitan area are faced with average house prices at 500k and already having college debt around 40k! Yes, some people are not budgeting well, but for most, the system isn't working for them like it did for you. 😢

@@flychomperfly No. The system did not "work" for me. I made better decisions and was patient and not obsessed with immediate gratification. I have 3 kids, 1 son that went to a tech school and later to college (paid his own way through college), 1 son went to a private tech school for audio engineering and a daughter that was born disabled and has never been able to walk or care for herself. She is 44 years old now. I went into the USAF for 4+ years as a young man (during Jimmy Carter's reign) and used GI bill and multiple par-time jobs to get through college with a moderate student loan debt. Wife number one divorced me during my 4th year of college (5 year curriculum). I was 44 years old before I was able to get my school loans paid and a year later child support was completed. During the S&L debacle years I was unemployed for nearly 2 years and survived by loading trucks for a moving company for $4.80 / hr. I bought my first home Dec. 1999. I was 45 and was able to (again) use my GI Bill benefits. The system didn't "work" for me. The DISCIPLINE the Air Force taught me is what "worked" for me. I hope this explanation helps.

This is not true, the big companies are buying 2 things, Apartments in big cities and private single family homes in large new developments in places like Georgia, Texas, Arizona but not in Oregon or Washington or Ohio or Pennsylvania so it depends where you live and the type of home you want to live in. Most of the homes in the rest of the country are bought up by fellow Americans who have cash, invested made money, and are buying up homes to flip or rent out, it is not big companies just fellow Americans some might aspire to own a portfolio of rentals some act like slum lords but its not big companies in those cases, just your fellow Americans doing that buying and converting in to rentals.

@@drscopeify In Boston corporations are buying single and multifamily for mid term furnished rentals. They pay cash and close in 3 weeks. It's hard for any normal homebuyer to compete with that. There's a huge demand here mostly due to the growing medical community and schools.

Also starting to see on Facebook Marketplace what I saw in 2008 -09: People are starting to dump toys - motorcycles, ATVs, "fun" car projects, summer cars, etc. Why?? When people get hours/overtime cut they start to look to sell toys. If REALLY desperate: guns, trailers, tools, even RVs. Also see people cutting back on expensive events such as large cookouts such as pig roasts, or golf events and related dinners. People who are frugal who have paid their bills always are being cautious in this environment, although still taking vacations.

Nationally, inflation rate is now 3.6% over a year ago. Wages are up 4.1% over same period. I think many people are quietly just starting to save and avoiding costly interest exposed purchases. A good thing in my view. Blaming government for actions of greedy businesses and consumers is dumb and simple minded.

It is not the economy. The manufacturers and franchise dealers have developed a business model that depends on their customers going into debt to purchase their products. Investing in Florida real estate is too risky. Too many costs to sustain the property. Buy what you can afford. Have a plan that allows you to pay off your house, cars. Too many people go into debt over the image they portray to others.

people that refinance are no different. I bought my house in 2012 and I refinanced in 2022, I have 2.8% rates but my loan started over so I already paid 10 years from 2012-2022 + started over a new 30 years = total of 40 years BUTTTT I will either pay off the loan in a few years from now or sell the house, this is why I refinanced I knew I was going to finish the loan long before hitting 40 yeas and only refinanced to get a lower rates until I made that call.

in today's economic climate, the driving force that affect markets (housing, auto ect.) is for the most part; GREED! Lower interest rates won't have much affect on home sales because of the higher prices which are commanded due to "low availability" ! There are, in fact, PLENTY of houses in supply but they were bought up by corporations who are sitting on them to make the market pricing go up! Then command high prices as they slowly put them back on the market! All in the name of PROFIT! Foreclosures are not up (yet) because homeowners who bought before the pandemic are enjoying low, affordable interest rates and are choosing to keep their homes instead of selling to upgrade or even downsize! Just makes good sense.

I bought my house in 1998 along with the empty lot next door. I had a house built there in 2007 when it was cheap. Between the two, They are well over a mill each in Vegas. They are an acre each... horse property. I'm close to retirement and am thinking of selling. I'm set for retirement. You do the same.

Well people like 2021-2022 got high price of cars but the loan interest was SUPER low some people have basically under 1% rates my friend has like 0.6% rate so he might be paying for an expensive car for sure but the rate is almost nothing so he is a very very happy camper. The car has lost value but he is not looking to sell, he has the car and is using it so deprecation is only on paper, he is using the car for its intended purpose. The problem comes when people are forced or decide to sell meaning that they lose out of their low interest loan is gone and now they face the new car prices.

1:45 I don’t agree with renting vs. buying a home. Even if the interest rate is high, you’re getting some equity in the home. As rates go down,refinance. Drive a $5K or less car till you can afford something better. There’s lots of people that can’t afford a house payment, with a new car sitting in the driveway.

What you aren't taking into consideration is that the price of goods and services has removed up to 50% of the money they used to have. Many people have curtailed the number of meals they eat each day. Money for a down payment or the subsequent mortgage payment just isn't there for most people, as the guest pointed out. The advice to buy a house is a ludicrous as telling people to eat better. Healthy food is out of reach for impoverished people. Thoughtless.

You are describing 1/2 of the economy. Now for the 2nd half. The stock market had a good 2023 and first half of 2024. Wage growth had increased substantially. Unemployment is at 4%, historically low. Trust me, finding a contractor, repairman etc is tough because that are really busy. Businesses are still looking for workers in many sectors. It is really a case of 2 separate worlds.

One interesting thing I never see anyone talk about is this.... My homeowners taxes went up 70% from pre-pandemic levels(of course, they say my property is worth more). So, are they going to allow home prices to fall... as this will also lower the tax burden, which I don't see happening... (perhaps they might just try to raise the taxable rates, but push back would happen on this I suspect). Hmmm?

Many years ago, we bought a house in a depressed market. It was only 11 months old when the owner lost his job and had to move. They paid $350,000 for it. For the next year they tried to sell. Meanwhile, they had taxes, insurance, utilities and maintenance to pay as they left the area. So even simple stuff like lawn care, they had to pay for. We bought it about six months later. Paid $225,000 for it. Sellers had to come up with over $50,000 cash just to pay off the mortgage when we bought. They lost their 20% down payment, all the payments they made over 2 1/2 years, and another $50,000 to get out. Its not like we stole the house either, as it was only worth $225,000.

I work at a Honda dealership and we are actually doing ok. We are however in an area with a lot of Government, Government contract and military workers. It's our saving grace. Being a reliable brand with longevity helps a lot. Sales are actually good, we had a record number of trade ins last month. However the real estate market here is not as good.

Slow house sales are also due to the fact that people aren't putting their house on the market because they have a low interest rate on their mortgages. Why would someone want to go from 2% to 3.5% mortgage to a 7% mortgage?

In Florida, there is an abundance of brand new homes being built by builders. So the market for real estate agents to sell an older home is a lot harder than it used to be. After all, who wants to buy an older home when you can buy a brand new home? Only the overpriced homes in Miami day or Coral Gables Florida are sitting on the market longer because they cost in the millions. It’s a little secret that real estate don’t want to tell you is that brand new homes here in Florida are flooding the market. In Kissimmee, Florida alone 6000 new homes are going to be built.

Interest rate cuts are a solution, and it's not a short-term quick fix. interest rates coming down are a long-term fix that take years to really start to cascade around the market. The reality is there is no short-term fix and this is just what the economy is going to be for the time being. Adapt.

Finally. All the BS coming out of Washington and Madison Avenue had me thinking that it was just me. What most automakers don't understand is that the gulf between MSRPs and what people can afford is massive. I'm talking about tens of thousands. If these guys cut prices by 50 percent most people still couldn't afford ther vehicles. We've finally killed the Golden goose. A really hard rain is coming.

I watch his channel all the time, I just want to know if he saves money buying arm less shirts? LOL just kidding. I suggested to him to look at how the trucking market is crashing as well which I also follow on YT. Trucking businesses are going bankrupt or laying off daily because there is less product that needs to be moved, this also creates truckers undercutting and making rates go down for the shortage of runs available. Trucking is a big influence that shows how the market is going down. Owner operators are walking away from their trucks and parking them because they can't afford the lower rates, high fuel costs and insurance as well as truck payments.

My daughter is a real estate appraiser on Long Island NY .Last month she did one hundred appraisal and prices are still going up .Crazy

Our house has went up $60K in the 8 years we have owned it and people keep telling us to sell and take the profit. My rebuttal is there’s no way because the low inventory of houses and going from 2.8% interest to 7% is a hard pass for me.
