I'd suggest getting direct to landlords and building the relationship. Most of my landlords never asked for a credit reference or credit check.

I don’t get it, what additional benefits would the owner be getting from you if they already have a letting agent, who essentially manages the property already, so why would they sign a management contract with you?

The owner of the porperty gets a fixed income, meaning you usually sign a 3-5 year management contract with the landlord meaning they don't have to worry about rent for a long time. So they don't mind you making money on their property as long as they get what they want each month.

Quick summary of the garage conversion. We took the house with a plan in my mind we could convert garage but property worked without it. Then after we got up and running we asked the owner if we could convert garage. We agreed with owner to split the costs and my team did the work. In hindsight we should have done it before the other tenants moved in as they were super angry about us converting the garage. But otherwise it was great. Was about £12,000 total to add bedroom with ensuite and added £750pcm - £800pcm to our monthly rent or about 120% ROI for us. We paid the owner an extra £150pcm.

Hi Guys, I am just starting out with this business model and it really intrigues me. Since I do not have the budget yet, I saw the Rent to Rent model, but it is kind of unclear to me. I am looking for properties in unpopular sites(not Airbnb and Booking), but when I message the seller with the R2R offer I either get declined or no response. How do I offer them the deal, so they are absolutely down for it? Currently, I say something like: You will have guaranteed rent for the next 8-12 months, while I can rent out the property as well, it will be taken care of professionally. Am I doing something wrong with my offer or is there a better way to propose my deal? Is there a specific script or something like this I can use? Thanks

People call contracts with different names. You'd need to check with a solicitor to confirm if it's right for your deal or not.
