OdogExpo if it’s more than 5/6 rooms I believe depending on the area. You have to check with each local council. Someone correct me if I’m wrong ! Xx

When you go through a letting agency what happens to their fee? Do I pay for it ? Does the landlord pay it ?

It is the same as when a normal tenant rents the property and the owner pays according to their contract with the agent. I've got a little diagram and explanation in my book the Rent to Rent Getting Started Guide, which you can get from Amazon.

How does the agreement established between the owner and the landlord account for possible interest rate increases? What is a realistic monthly revenue from R2R? Who takes responsibility for property insurance?

Great questions! My contract usually start with a 5 year fixed rate. Many landlords aren't keen on that so I add a standard 3% pa increase. Otherwise any other interest rate risk is on the landlords side. As to monthly revenue, for an HMO I generally recommend £100pcm profit per bedroom per month. The owner is responsible for the normal buildings and landlord insurance on the property.
