As a former landlord these stories terrify me. Mostly my tenants were super messy so I would often have a lot of clean up. Stuff left behind, so I'd have to take things to the dump, and lots of housecleaning. But no serious damage, for which I'm thankful.

Many people do not want to live within their means, they want to have a great house or apt. and furnishings, including an enormous TV, without the work it takes to achieve that standard of living. Having roommates and an older place will make rent cheaper.

I've watched this show a lot and it's terrible how squatters get away with stuff. I live in the US and my renters stopped paying rent. After month 2 I went to court and got a court order for them to leave, and for the sheriff to get my money or confiscate goods (like the brand new Lexus in the driveway!!). The sheriff made contact, served the order and gave them 48 hours. By this time they had moved out on their own. They didn't pay after 48 hours so the sheriff took the car, auctioned it off, and sent me a big fat check for everything I was owed plus interest 🙂 Total of about 3 months...

My landlord went through this six year ago at the duplex next to us. Those tenants were drug taking deadbeats. Before they left, they broke everything in the duplex, including windows and sliding glass door. It cost him about 15,000 dollars to repair and replace things. They, too said that they stopped paying rent because, according to them, he never fixed anything. He happens to be the best and kindest land lord I've ever had.

The only time I rented my house, the renters decided to stop paying rent after a couple of months. I immediately got online, printed out all the pertinent paperwork and notices, served them via certified mail and posting on the house and took them to court. They showed up, the judge told them that they had to leave by a certain date, they did. Then I got messages from them crying that they had an eviction on their record and nobody was renting to them anymore and they were living in their car, and how come they had an eviction on their records when they left when the judge told them to? I explained to them that the moment the court was involved, that was an eviction lawsuit. Had they voluntarily moved when they were served all the notices of pay or move out, before I had to get the court involved, they could have avoided the eviction. Hopefully they learned a lesson

How is a landlord not able to recover the money they are owed by a tenant. There should be recourse to garnish the tenant's wages through the court or take possession of their belongings so that the money is recovered. This is absolutely ridiculous.

Actually, you can do that but these episodes don't always explain it. You can fill out what's called an MCOL application online and then if they still don't pay up, you then have the option to damage their credit rating - which will make life very difficult for them and to instruct a court bailiff or sheriff to pursue them and seize/sell their car etc.

Landlord insurance is unfortunately the only way to be sure you won’t be left with thousands of dollars in damages and unpaid rent. I also have agents that inspect 3 to 6 monthly. My properties are investments and not money drainers.

I had a top floor apartment with leaks in the ceiling/roof. I contacted the landlord and a landlord-tenants union. The landlord did give me 2 free months. Otherwise I would have paid my rent to the union, who would hold it in Escrow. There is no option to just stop paying (unless the landlord agrees).

When a tenant leaves owing something like 40 thousand pounds, plus the cost of all the damage they did, why are they not jailed? I know you don’t get a cent with them in jail, but why should they be free to go out and do it to someone else again? It apparently is a way of life for many….why is there no central registry where a landlord can go look someone up either by ID number or Drivers License, etc…where they can know not to rent to them? If there were a central registry for this, pretty soon no one would rent to them and perhaps a lot of this would stop. It wouldn’t happen overnight but within a couple of years, it could put a stop to this!

Landlords have rights, as well. Depends on how you word your lease. The lease should specifically spell out the landlord's right to enter the property (of course, after 1st informing the tenant), whether to address maintenance issues such as repairs, pest control, inspect for building code violations, necessity due to insurance inspection, needs to show property to prospective buyers, etc. In my jurisdiction, a formal, written lease is not a requirement - many landlords prefer a month-to-month verbal lease (which can end at any time, based on landlords discretion - the reason can be nothing more than "Lapse of Time", meaning you need to regain control/possession of the property for any number of reasons. Get the tenant to agree to sign a copy of your "Rules & Regulations". Verbal leases can also prove to be much more straight forward in Court. You made it clear to the tenant, that if rent has not been received by the 10th day following the due date, eviction proceedings will be initiated, and this is based on a signed agreement with them, period!

Im a renter. I pay my rent and all bills. I look after the property. I asked for some peace from loud music, now i am a terrible tenant who has incurred the wrath of the neighbours, the property management and the landlord. There is no justice.

If they can't get in to fix things I would say that repairs fall back on the renter. Pay up or get out.
