I mean, if the guy said "exclusive offer" and not "exclusive license," it's not really tricky language. The word "exclusive" is just an adjective that describes a noun, so if the noun is "offer" and not "license," then it's pretty clear what it is.

Sorry I haven't been active, but yes that sounds good, assuming you also get 100% of writers share. Its usually standard that the creator retains 50% of publishing in exclusive sales. Otherwise it would be a work for hire, or a buy-out if you want to own all the rights. That can be negotiated at times
