Just a thought. You could put an RSJ under the sagging beam and jack it so that it fully supports the sagging beam at the centre. Lower the ceiling to the top of the RSJ. Clad the RSJ in distressed oak and then use the oak from the walls to make the ceiling look similar to the kitchen ceiling. By doing that you would stabilise the building and not have to rip out the floor above and possibly the roof as well, which could turn into a massive expense. But then, what do I know.
@ThePhilcam Жыл бұрын
Not a structural engineer but my guess is that beam was bent when installed and logically you would build bend down so the timber acted as a bridge and didn’t push the walls out. I’d be investing in an engineer to have a look and maybe save the old beam as is!

Instead of replacing the out of level beam you could reinforce it with flitch plates or reinforcing bars set it grooves with resin. A common method used in historic buildings restoration. If the floor above is out of level it can be locally levelled.

That sounds good, hopefully he will read the comments.

Yes. Also I wonder if the beam was sagged from the beginning of construction? The key would be if the ends are not pulling out of the wall, or otherwise showing signs of having settled and become unstable it may be smarter to follow the above comment. It might save you a ton of cash to get a structural engineer with background in old buildings to give you an assessment and give some “work around” ideas. I love the channel and wish I could be there to lend a hand.

You can make a fortune, selling, move extra doors, and they molding around the doors as well as the sinks if you were very careful about taking them down. Remember how you guys searched the antique shops to find just the right chairs and things for the château when you were redoing it up? There's lots of people out there, working very hard to restore their château to what it was in the old days. So be gentle, taking those sinks down as well as any doors you wanna take down and get rid of as I'm sure somebody will want to buy them!I know it's a small thing, but it does add up to help cutting the cost of all the remodeling you're doing in that huge building.
